A: The multiple Listing Service (MLS) is the National Association of Realtors (NAR) computerized database of homes currently for sale. The Multiple Listing Service (MLS) is the primary data system that most Real Estate Agents use to market and sell property. The MLS system for North Texas is known as North Texas Real Estate Information System (NTREIS). All the homes including homes sold under our DFW Discount Listing Service are listed in MLS.

Is this the same Multiple Listing Service (MLS) to which all area Realtors belong in DFW?

These lockbox keep real-time records of who accessed the box and what date/time they did so, allowing us to always know who was in your home. Only MLS member Realtors can access these boxes
Can agents show my DFW home for sale any time they want if I use a key lockbox?
No. You still must individually approve each showing. If you prefer that agents be able to show the home without contacting you we let the agents know that as well.
How do agents gain access to the key lockbox?
Each agent has their own secure password protected electronic key to gain safe access to the key inside the lockbox. These industry procedures for using a key lockbox have been in place for 30+ years. These procedures are time-tested and are the reason that problems with key lockboxes are virtually unheard of.
What if I will be home during the showing anyway because I have children, pets, etc?
The home is more likely to sell if you are not there. If the buyer sees you, even as you are leaving, they instinctively hurry through the home. There is nothing you can do or say to keep them from this behavior. Take the children and/or pets for a walk, to the mall, or a park. This may seem inconvenient, but it maximizes the opportunity to get an offer. If you insist upon being there, realize that this is less than ideal. This is not advice specifically for our customers, it applies to anyone selling their home through the MLS.
How will I know someone has shown/seen the house?
We install Supra iBoxes on our listings. It’s an electronic device that holds the key and records whom and when an agent opens the device, then reports it to our database. We email you as soon as we get the notification that an agent has activated the box.
Is it true that Realtors using the MLS sell most houses and that they usually sell for a higher price compared to a FSBO in DFW?
Yes, it's true. According to the National Association of Realtors, approximately 80% of all U.S. homes are sold through Realtors using the MLS and homes listed on the MLS average net proceeds of 7% higher than homes sold for sale by owner (FSBO).
Do I have to offer a commission to buyers' agents in DFW?
Yes, a commission must be offered when listing a property on the MLS for sale in Texas. Buyers' agents are compensated by the commission offered on the MLS listing and they generally do not work for free!
How do you handle showings and feedback from potential buyers?
Every listing with us gets to take advantage of centralized showing service (CSS) for free. This professional showing service is much better than that offered by many of our competitors. Traditionally, a buyer's agent will call a listing agent's office to set up a showing. Then the listing agent will call you (the seller) to see if the time is ok. Then your agent has to call the buyer's agent back to confirm that the time works or suggest a different time. If your listing agent is out of the office for any reason, then they are not receiving the request for the showing. CSS service is not dependent on a Realtor to set up or confirm showings. The seller is given total control over showings.
CSS service center is open 7:00 am - 10:00 pm. and will call or text (if you prefer) when there is interest in showing your home. You respond back and the appointment is set, essentially cutting out any missed showing opportunities due to your Realtor not being available.
Many sellers are often very interested to hear feedback on each showing. After each showing, the buyer's agent receives questions to answer. As soon as the agent completes the form and hits "send" the results are in your email inbox. Again, you do not need to wait for your agent to send them to you.
How long will it take for my house to sell in DFW?
It depends on a lot of different factors. If your house is priced right, needs no repairs, and is located in a desirable area you could start receiving offers within the first week it's listed, but sometimes it takes longer. As a general rule, we recommend gradual price reductions if your house is not selling. You should be getting at least 2-3 showings per week if your house is priced right.

It does not matter. It’s merely an often-used false marketing method and fabrication to get you thinking it makes a difference so you end-up listing with them. Comparatively few potential buyers reside in your neighborhood. Most buyers come from another part of town, different areas, another city, or out-of-state. Even if a prospective buyer happens to live nearby, why would location of the listing broker make any difference at all? Keep in mind, a buyer who comes via The MLS in all likelihood already has a REALTOR® who is their buyers’ Agent. A buyer rarely hires the Listing Agent. If the Buyers’ Agent needs to contact the Listing Agent they normally use the phone or email to submit purchase contract offer; in-person contact is never really needed. The listing broker could be located in another city or even out-of-state, it really makes no difference.
How do I make changes to my listing?

How do I know if the buyer will get approved for a mortgage?
Buyers can get financing anywhere they wish. Today, most buyers get pre-approved for a mortgage before they begin to look at homes, especially buyers that work with agents who often make that a requirement before homes are viewed. The buyer should present a pre-approval letter on the letterhead of a mortgage lender and signed by a loan officer.
Requiring a pre-approval letter keeps you as the seller from having to determine whether the buyer will qualify for a loan and makes the process much simpler.
What are closing costs?
Closing costs are an accumulation of charges paid to different entities associated with the buying and selling of real estate. For sellers, they are usually about 1% – 2% of the total sales price of a property(not including real estate commissions). Some of the closing costs you might encounter are: escrow fee, documentation fee, homeowners’ association fees, pest/rot inspection, and title insurance premium.
What is the difference between “pre-qualified” and “pre-approved”?
If a buyer is “pre-qualified” it has been determined, with a loan officer, what price the buyer can afford based on the down payment, debts and the amount the mortgage company will approve for the mortgage. Being “pre-qualified” is only a determination of probable credit. If “pre-approved”, credit, employment and funds have been approved by the lender.
What's the Difference between a "Listing Agent" and "Selling Agent"?
Listing Agents usually deal with sellers, and are the ones who will list a property for sale on the Multiple Listing Service. Selling Agents (also Buyers Agents) mostly deal with the homebuyers, usually only listing just a few homes for sale. They will sell the homes (which have been placed in the MLS) via the listing agents. The majority of agents will focus on one or the other. Some agents will also divide their time between sellers and buyers and are usually regarded as the best ones since they are dealing with both sides of the coin. If you phone an agent from a magazine or newspaper ad, you are usually contacting the listing agent. These agents will place ads to show the seller that they are making an effort to sell their home. Also their advertising efforts can draw others who may decide to sell their homes.
What is an "Exclusive Right to Sell" listing?
This type of listing is the most commonly used and is the most effective. With this type of listing the agent does the most work to sell your home they will usually advertise your home, place it into the MLS, market your home to other agents and even hold open houses for your home. Only with this type of listing does an agent expect to earn money back on their investments on selling your home.
What is an "Exclusive Agency Listing"?
An Exclusive Agency listing allows your agent to market your home and enter it into the MLS. The agent will receive a commission if your home sells through any real estate company or by another agent. He will NOT receive a commission if you, the seller, find a buyer on your own. Because a commission is not guaranteed, your agent may not be highly motivated to market your property. Thus, this type of listing is not common and should be avoided.

What is a Discount Real Estate Agent or Discount Real Estate Broker in DFW?
A Discount Real Estate Broker or Agent (In DFW) may be best described in the following manner: A broker or agent who offers reduced commissions to sell your home. 1.) Your Home must be presentable at all times (Including the exterior) • Example: Always declutter your Home. 2.) Your Home must be available for Showings. (Especially on weekends) • Example: Your schedule probably won’t be the same as potential buyer(s). Having a Lockbox installed on your home will make it accessible to agents during regular hours and on weekends. Tip: The use of a lockbox dramatically increases the odds in selling your home. 3.) Your Home must be priced competitively with other homes in your area; in this case DFW. • Example: If you were to buy a new car and two different dealers have the same car at different prices which one would you buy? Generally speaking there are 5 types of MLS listing services offered to DFW Sellers.
1.) National Chain type Flat Fee MLS Listing Company which typically charges a Flat Fee to list your home. This type of listing service is generally done over the internet.
2.) National Chain type Discount MLS Real Estate Services typically offer listing services at reduced rates over the Traditional Real Estate Model. Again a lot of this is done over the internet.
3.) Local Flat Fee Brokers (In this case DFW) typically charge a Flat Fee (or a Flat Fee with a small percentage at closing.) to list your home on the Local MLS systems.
4.) Local Discount MLS Real Estate Services typically offer reduced rates with perhaps some additional local market knowledge, experience and expertise thrown in.
5.) Local Traditional Real Estate Brokers provide Full Service Real Estate and probably offer the same local knowledge and experience as your local Discount MLS Broker.
So which is better?
Let me first start by saying that we offer 2 of the 5 services listed above. We are local (to DFW) and we offer a Discount MLS Listing Service and Full Service Real Estate services.
So which type of Real Estate Service should you choose? The answer will depend largely on your financial position, reason for selling, how much time you wish to dedicate to selling your home and/or how comfortable you feel handling certain parts of a Real Estate Transaction.
Let’s start with the National MLS Listing chains.
In my opinion, I would never sell/list my personal home with a national chain, either discount or flat fee. This to me is just common sense. I want the agent/broker selling my home to be local and available.
So how do you know if an agent or brokerage firm is local to DFW? The Texas Real Estate Commission (TREC) offers a free search tool. You may look up individual agent(s) or a Real Estate Brokerage firm in DFW.

Make sure you know the Firm’s true name as some companies market their brand under a DBA (Doing Business As) name.
Now, let’s examine the remaining categories.
1.) Local Real Estate Broker offering Full Service
2.) Local Real Estate Broker charging a Flat Fee.
3.) Local Real Estate Broker offering a Discount MLS Listing Plan.
Full Service Brokers:
In certain circumstances Full Service Real Estate Brokers are a good choice in DFW. As an example, Discount or Flat Fee MLS Brokers may not offer Home Staging. In this case you may wish to hire a Full Service Real Estate Broker. Another service which may not be offered by a Flat Fee or Discount MLS Broker is listing/selling a home involving a Job Relocation. It really depends on the seller’s situation whether they should hire a Traditional Real Estate Company or a Discount Real Estate Broker.
So what about a local flat fee MLS listing broker?
Typically there are two types of Flat Fee Real Estate Services in DFW. One may typically charge a “set fee” to list your home while the other usually charges a “set fee” plus a “small percentage fee” of the sale price. In most instances this small percentage fee is only applicable at a successful closing of the listed property.
So what’s the difference in these two types of Flat Fee services?
Typically the “set fee” broker will list a home according to a predetermined set of standards and that’s it. Once the property is listed you’re usually on your own.
Where as a “set fee plus a percentage of sale” broker tends to offer services far superior to your “set fee” broker.
Some “Set Fee” Brokers will “assist” sellers in selected areas of service, but that word “assists” always makes me wonder and keeps the final level of service ambiguous.
So which is better a “set fee” or “set fee plus a percentage” listing service? My answer hands down is a “set fee plus a percentage” Broker. The reason behind this is simple; you get what you pay for!
So where is the sweet spot?
I have devised a plan which incorporates approximately 90% of the services offered by many Traditional Full Service Real Estate Brokers while maintaining the cost savings associated with the “Flat Fee plus percentage Brokers.”
Some advantages of this type of listing service include, but are not limited to, no out of pocket expenses to list/sell your home. Most DFW Real Estate Agents will try to counter some of the comments I’m going to make regarding Real Estate Listing Commissions, but for me it’s just a matter of time before they come to their senses.

In DFW, a listing agent may charge a listing commission of 3.00% of the contracted sales price to list and sell your home. But, I would consider a 3.00% listing commission quite a high price for services rendered. Most people understand the general concept of the selling process, but do they really? Let’s Examine!!
Where do buyers find Homes?
Answer: The Internet!! Most purchasers (approximately 92%) begin their home search online (shocker, I know). When a DFW Listing Agent places your home in the MLS system(s), all other Real Estate websites like Zillow.com, Trulia.com, Redfin.com, Realtor.com etc. pull this information from the IDX Feed sent out by the these system(s). In DFW, there is one MLS system; The NTREIS (North Texas Real Estate Information System)
What I’m saying is!!
Basically, your home is listed on about 200 websites (In the DFW Area) as soon as the DFW real estate agent places your home in the NTREIS. It’s just not rocket science. Now, I’m definitely not suggesting this is the only marketing mechanism needed to sell your DFW Home, but I can guarantee it is one of the most important.
