Market Update: Carillon in Southlake Texas

Carillon is one of the largest and most popular neighborhoods in Southlake. It will consist of approximately 340 homes when the community is completely built. The construction started in 2012. It is a beautiful and luxurious residential community in the Dallas Metroplex. Uniquely designed and carefully planned, Carillon provides homeowners with a diversity of luxury homes from maintenance-free Villa Homes to magnificent Estate Homes. Carillon's French Renaissance architecture reflects the French musical instrument it's named after. The master-planned development combines residential, shopping and office space among greenbelts, lakes and an amenity center. Sales in Carillon are historically high for a number of reasons including the Carroll ISD schools, location and proximity to DFW airport, shopping, dining as well as Southlake Town Square and parks.

Carillon Market Update

This year (as of this writing in September 2017) there have been 26 sales in Carillon. The most expensive sale was $1,340,000 and the least expensive sale was $620,000 so home prices, depending on style and location within the neighborhood, vary with options for most buyers looking for the lifestyle offered in Carillon. Here are the statistics for Carillon

  • There are currently 14 homes for sale

  • There no homes under contract

  • The average price for sales is $850,404

  • The average days in market for homes to sell is 45 days, but for those home which were priced correctly and did not require a price reduction the days on market dropped to 25

  • The median days on market, where half the homes took longer and half the homes sold faster is 25

  • The median sales price is $779,000 where half the homes sold for more and half the homes sold for less

  • The original list price to sold price is 97.4% for all homes sold and the list price to sold price for homes priced correctly was 97.89%

Compared to Southlake in the Same Area

When we compare Carillon to Southlake in the same area and price range you can get a feel for how it stacks up to surrounding neighborhoods. There are of course, other factors besides just the statistics that come into play but it still gives a baseline for comparison.

In this area of Southlake at the same price point:

  • Average sales price is $755,270

  • Average days on market is 46

  • The median price is $593,000

With these numbers you can see that on average, homes in Carillon are worth more than the surrounding areas. One thing that is hard to quantify is that within Carillon, there is a large variation of architectural styles - greater than in the surrounding neighborhoods. The lots also tend to be larger as well. However many of the surrounding neighborhoods are less expensive than those found in Carillon so there may be some motivation to look elsewhere unless a relatively newer community with newer homes is also an important component in your decision making process.

All in all, Carillon is now considered one of the premier neighborhoods in Southlake and if this is an area you may be considering moving to, you should definitely look at what Carillon has to offer. With its own recreational system complete with nature preserves, walking and biking paths, parks and village greens, Carillon may be the right neighborhood for you.
