The seller is given total control over showings.

CSS service center is open 7:00 am - 10:00 pm. and will call or text (if you prefer) when there is interest in showing your home. You respond back and the appointment is set, essentially cutting out any missed showing opportunities due to your Realtor not being available.

 

Many sellers are often very interested to hear feedback on each showing. After each showing, the buyer's agent receives questions to answer. As soon as the agent completes the form and hits "send" the results are in your email inbox. Again, you do not need to wait for your agent to send them to you.

How long will it take for my house to sell in Sanger?

This type of listing is the most commonly used and is the most effective. Only with this type of listing does an agent expect to earn money back on their investments on selling your home.

What is an "Exclusive Agency Listing"?

An Exclusive Agency listing allows your agent to market your home and enter it into the MLS. The agent will receive a commission if your home sells through any real estate company or by another agent. He will NOT receive a commission if you, the seller, find a buyer on your own. Because a commission is not guaranteed, your agent may not be highly motivated to market your property. Thus, this type of listing is not common and should be avoided.

Full Service Brokers:

In certain circumstances Full Service Real Estate Brokers are a good choice in Sanger. As an example, Discount or Flat Fee MLS Brokers may not offer Home Staging. In this case you may wish to hire a Full Service Real Estate Broker. Another service which may not be offered by a Flat Fee or Discount MLS Broker is listing/selling a home involving a Job Relocation. It really depends on the seller’s situation whether they should hire a Traditional Real Estate Company or a Discount Real Estate Broker.


 

So what about a local flat fee MLS listing broker?

Typically there are two types of Flat Fee Real Estate Services in Sanger. One may typically charge a “set fee” to list your home while the other usually charges a “set fee” plus a “small percentage fee” of the sale price. In most instances this small percentage fee is only applicable at a successful closing of the listed property.



 

So what’s the difference in these two types of Flat Fee services?

Typically the “set fee” broker will list a home according to a predetermined set of standards and that’s it. Once the property is listed you’re usually on your own.

 

Where as a “set fee plus a percentage of sale” broker tends to offer services far superior to your “set fee” broker.

 

Some “Set Fee” Brokers will “assist” sellers in selected areas of service, but that word “assists” always makes me wonder and keeps the final level of service ambiguous.

 

So which is better a “set fee” or “set fee plus a percentage” listing service? My answer hands down is a “set fee plus a percentage” Broker. The reason behind this is simple; you get what you pay for!


 

So where is the sweet spot?

I have devised a plan which incorporates approximately 90% of the services offered by many Traditional Full Service Real Estate Brokers while maintaining the cost savings associated with the “Flat Fee plus percentage Brokers.”

When a Sanger Listing Agent places your home in the MLS system(s), all other Real Estate websites like Zillow.com, Trulia.com, Redfin.com, Realtor.com etc. pull this information from the IDX Feed sent out by the these system(s). In Sanger, there is one MLS system; The NTREIS (North Texas Real Estate Information System)  

 

What I’m saying is!!

Basically, your home is listed on about 200 websites (In the Sanger Area) as soon as the Sanger real estate agent places your home in the NTREIS. It’s just not rocket science. Now, I’m definitely not suggesting this is the only marketing mechanism needed to sell your Sanger Home, but I can guarantee it is one of the most important.
