The real estate market is changing fast! Prices are rising, multiple offers are back and today’s Realtor uses technology like never before. For me, it starts with what tools can make me more efficient and valuable to the clients I serve. If I can use technology to become more effective, it benefits my clients and me.
One of my favorite tools today is digital signatures using DocuSign. This allows both luxury home buyers and luxury home sellers to sign their purchase contracts and other related documents digitally on their computer or mobile device without even printing a hard copy. This not only saves time, it eliminates missing initials or signature, plus it’s good for the environment by eliminating the need to print hard copies. Having real estate contracts online also makes it easy for Realtors to access needed documents
from anywhere, whether they happen to be in a client’s home, their office or on the go.
I also use a gimbal (stabilizer) to make sure that the home tour videos shared with my remote clients are not shaky during use of video conferencing applications like Facetime, WhatsApp etc. In addition, I use a special wide angle lens phone for the virtual video tours for my remote clients.
Mobile devices and applications are my next favorite. The iPhone, the iPad and Siri make us all more efficient Realtors. I do my luxury listing presentation on the iPad now and we can find homes for buyers instantly on the iPad. The iPhone allows us to monitor our communications from any location including emails, texts, social media and phone calls. Siri lets Realtors make verbal commands into their iPhone or iPad that are converted to either text, emails or notes.
I also provide a mobile App to my clients to allow them to search for their homes on the fly and to save these homes as their favorites. This custom App makes my client's Dallas luxury home search faster and easier!
I also use speech recognition in my office at my desktop computer to write this blog about luxury homes of Dallas and Dallas luxury real estate market. I use a program called Dragon that allows me to speak and then converts my speech to word documents, emails and even lets me surf the internet with verbal commands. It makes me three times faster.
I also use the online Google tools, to manage my daily schedule, my contact management and my large database of luxury home buyers, prospects and past clients. I have been selling luxury homes for over 5 years now and it truly is amazing how technology has improved our business and allowed us to be more productive. I can’t imagine how I would conduct my business today without technology and I am constantly looking forward to the next innovation!
