Buying a First Home in Addison, Texas
Addison is about four and a half square miles, and it contains two school districts. Dallas ISD serves part of it and Carrollton-Farmers Branch ISD serves part of it, and where you live inside that small footprint determines which one.
It is also a town where most residents rent and most of the housing is attached. For a first-time buyer that means the realistic purchase here is usually a condominium or a townhome, which is a different transaction from a suburban house and carries diligence most first-time buyers have never been told about.
Two districts, four square miles
The town's own economic development materials state it plainly: despite Addison's size, two public school districts serve it, and where you reside determines which.
Carrollton-Farmers Branch ISD covers roughly 53 square miles across parts of Dallas and Denton counties, serving portions of Carrollton, Farmers Branch, Addison, Coppell, Dallas and Irving. Dallas ISD serves the remainder of Addison.
In a town this compact, that means a genuinely short distance can change the assignment. Confirm it for the specific address with the district. The town name tells you nothing here.
Attached product is the realistic entry point
Addison's housing is heavily weighted toward apartments, condominiums and townhomes, with comparatively little detached single-family stock. A first purchase here is therefore usually attached, and that changes what you are buying.
With a condominium you are buying the unit and a share of the association's financial health, and lenders treat it exactly that way. Financing depends on project-level factors rather than on your application alone. A project that does not meet your lender's requirements can restrict your options no matter how strong your credit and income are.
Ask early, before you are attached to a unit:
-
Can my lender finance in this specific project, and what do they need to confirm it?
-
What do the association's reserves look like, and has there been or is there a pending special assessment?
-
What do the dues cover, and how have they moved over recent years?
-
What is the owner-occupancy proportion, since lenders care about it and it affects resale later?
-
What do the governing documents say about leasing, if you might ever rent it out?
Your lender and the association documents answer all five. A listing answers none of them.
Townhome is not the same as condominium
Worth getting right, because appearance does not settle it and the marketing name does not either.
The legal description does. A fee simple townhome, where you own the land under the structure, is a different ownership form from a condominium, where you own a unit within a project and a share of the common elements. They finance differently and the diligence differs. Ask which one a specific property actually is, and confirm it from the documents rather than from how it looks.
What Addison offers
Location, mostly. It sits well inside the northern metro with strong access to the Dallas North Tollway and I-635, an unusually high density of restaurants and employment for its size, and DART rail service.
The rail point is practical rather than aspirational. A household that can operate with one vehicle instead of two has materially different monthly economics, and that difference frequently exceeds the price gap between two properties under consideration.
Questions for an Addison address
-
Which of the two districts serves this exact address? Dallas ISD or Carrollton-Farmers Branch ISD. Confirm with the district.
-
Is this a condominium or a fee simple townhome? Confirm from the legal description, not the appearance.
-
Can my lender finance in this project? Ask before you write, not after.
-
What are the association's reserves, dues history and any special assessments? This is as much of the purchase as the unit is.
-
What is the actual noise and traffic picture? Addison Airport and the restaurant and event density both affect specific addresses differently. Visit more than once.
The option period
On attached product, use the option period for two things rather than one: the physical inspection of the unit, and a proper read of the association documents and financials.
The resale certificate and subdivision information have their own delivery clock under Texas law and carry their own termination right if they are not delivered. Order them early. A unit in good condition inside an association with thin reserves is not a good purchase, and that is only visible in the paperwork.
Financing and representation
Get pre-approved before shopping, with the condominium question raised explicitly at that conversation rather than later. Ask about the total monthly obligation rather than the loan payment, since association dues are part of the calculation and they are not small.
Since August 2024 a buyer signs a written representation agreement before touring homes, stating compensation in clear terms. Compensation is negotiable and is not set by law, so nobody can accurately tell you representation is free.
I am not a lender and will not tell you what you can afford.
Frequently asked questions
What school district serves Addison, Texas?
Two districts serve the town despite its small size: Dallas ISD and Carrollton-Farmers Branch ISD, with the assignment depending on where within Addison the property sits. It should be verified by address with the district.
Is Addison good for first-time buyers?
It can be, provided the attached-product diligence is done. Most housing in Addison is attached rather than detached, so a first purchase here is usually a condominium or townhome, with strong location and rail access as the compensating advantages.
What is the difference between a condo and a townhome in Texas?
Ownership form, not appearance. A fee simple townhome includes ownership of the land beneath the structure; a condominium is a unit within a project with a share of the common elements. They finance differently, so the legal description rather than the marketing name settles which one a property is.
What should I check before buying a condo?
Whether your lender can finance in that specific project, the association's reserves and any special assessment, dues history and what they cover, the owner-occupancy proportion, and what the governing documents say about leasing. Condominium financing depends on project-level factors rather than the borrower alone.
Do I have to pay my own agent as a first-time buyer in Texas?
Compensation is negotiable and stated in the written buyer representation agreement signed before touring homes. It may be paid by you, contributed by the seller as a negotiated term of your offer, or split between them.
Raise the condo question at pre-approval
It is the single thing that most often derails a first purchase in Addison, and it is entirely avoidable by asking three weeks earlier than most people do. Get in touch and we will sequence it properly.
Also useful: buying a condominium, the home buying process, and nearby Farmers Branch and Carrollton if detached housing is the priority.
