About Nitin

Nitin Gupta has spent the last decade doing one thing exceptionally well: guiding clients through the most complex residential transactions in Dallas-Fort Worth — out-of-state relocations, new construction builds, multilingual luxury closings, and first purchases for people who need someone to slow down and explain the market they're buying into.

 

Since 2016, that focus has translated into 480+ closed transactions, more than $250M in career transaction volume, and recognition as a D Magazine Best REALTOR three separate years — 2020, 2023, and 2024. About 300 of those closings have been new construction homes, giving Nitin direct, working relationships with the major builders shaping Frisco, Prosper, Celina, McKinney, and the Mid-Cities luxury markets.

 

What that volume means for the client across the table is pattern recognition. Nitin has seen enough deals close — and enough almost-deals collapse — to know which problems are routine and which are emergencies, when to push and when to walk away, and where in the DFW market the price tag and the actual value diverge. That judgment is what clients are hiring when they hire an experienced agent. The credentials are how he keeps that judgment sharp.

 

Background

Before real estate, Nitin's career was in technology, sales, and business, and he came to it with two graduate degrees in the field — an MS in Computer Science from the University of Southern California, and an MS in Technology Management from the OGI School of Science and Engineering, which merged with Oregon Health & Science University.

That background still shapes how he runs a practice. The diligence and research discipline that show up in his contract review, comp analysis, and builder negotiation come directly from that earlier work. The technology fluency means his clients get faster responses, cleaner document workflows, and better-organized transaction management than is typical in the industry. But — as he tells clients regularly — the technology is a tool, not the substitute. Professionalism, responsiveness, and showing up matter as much as they did 20 years ago. Maybe more.

Credentials That Mean Something

 

Nitin holds 13 professional designations, but three of them carry the real weight in how he serves clients.

CRS — Certified Residential Specialist. The Residential Real Estate Council's advanced designation, awarded on documented transaction production plus advanced coursework in listing and selling. The Council publishes the share of REALTORS nationally who hold it, and it remains the most recognized productivity credential in residential real estate.

ALHS + CLHMS — the dual luxury credential. The Accredited Luxury Home Specialist and Certified Luxury Home Marketing Specialist designations together qualify Nitin to handle DFW's upper-tier markets — Southlake, Westlake, Colleyville, Highland Park, University Park, Preston Hollow. Very few agents in DFW hold both.

PSA — Pricing Strategy Advisor. NAR's certification in property valuation and comparative market analysis — the methodology that holds up in appraisal disputes, negotiations, and tax protests.

The remaining designations cover specialized client situations: ABR for buyer representation, SRS for seller strategy, MRP for military and PCS relocations, SRES for senior transitions and downsizing, GRI for the legal and financial fundamentals, CHMS for staging and listing presentation, e-PRO for digital marketing, and TRLS plus TRPM for Texas-specific lease and property management work. A Multilingual Practice

Nitin conducts real estate in English, Hindi, Punjabi, Urdu, and Gujarati — which for international relocations and corporate transferees arriving from markets where language and cultural fit matter as much as credentials is frequently the deciding factor in who they hire. A meaningful share of his practice has historically been across Frisco, Coppell, Plano, Irving, McKinney, and Southlake.

 

The Practice in Plain Terms

Nitin's clients fall into four overlapping groups, and each gets a slightly different version of the process.

Relocation buyers moving in from California, New York, Seattle, Chicago, and other out-of-state markets. They need representation that understands both DFW micro-markets and the financial mechanics of leaving a coastal metro. Many buy before ever setting foot in Texas, which is its own discipline — see buying a DFW home you have never seen. Most of Nitin's current pipeline is relocation work.

New construction buyers building from scratch or buying inventory homes. The builder negotiation, design center decisions, lender coordination, and warranty windows are different from a resale transaction, and that's where 300+ new construction closings becomes practical experience the buyer can lean on.

Luxury buyers and sellers in upper-tier transactions, where credentialing, accurate pricing, and discretion matter more than open-house volume.

 

First-time buyers buying their first home in DFW. Most of the recent five-star reviews come from this group; first-time buyers tend to remember which agent slowed down to explain inspection reports, MUD versus PID, homestead exemption deadlines, and tax protests.

 

A resident of the Dallas metro for over two decades, Nitin works primarily in Frisco, Prosper, Celina, McKinney, Plano, Allen, Southlake, Westlake, Colleyville, University Park, Highland Park, Flower Mound, Coppell, Irving, and Rockwall — mapped across the metroplex in the DFW communities and zip code guide. He is a Broker Associate with Competitive Edge Realty, an agent-owned Texas brokerage, and a member of the Collin County, Texas, and National Associations of REALTORS and of North Texas Real Estate Information Systems.
