Buying Your First Home in Anna, Texas
Anna and Princeton are frequently shown to the same buyer, at similar prices, with similar new housing from similar builders. They are not similar places to live, and the difference is one that does not appear in any listing: Anna sits on US-75. Princeton has no highway at all.
If you are looking at the northeast Collin County entry tier, that single fact is worth more of your attention than any feature list you will be handed.
The highway is the product
US-75 is the spine of Collin County. It connects Anna south through Melissa, McKinney, Allen and Plano, which is where most of the employment in the county actually is. From Anna you get onto it directly.
Princeton, roughly the same distance from McKinney as the crow flies, relies on US-380 running east-west, which carries traffic from every city along it and connects you to the corridor rather than putting you on it. The map makes the two look interchangeable. The Tuesday morning drive does not.
This is why Anna generally prices above Princeton and below Melissa. You are buying position on the corridor, and the price reflects how far up it you are.
Drive it. Both of them, at the hour you would really leave, on a weekday. It is the highest-value hour you will spend on this decision.
What you are trading
Anna is further north than McKinney, which means retail, dining, healthcare and services are thinner and arriving rather than established. A good deal of daily life involves a drive south. The city is building out, and the amenities that a mature suburb finished decades ago are being built here now, while you live in it.
That is a reasonable trade for entry pricing inside Collin County, which is genuinely difficult to find. It is a poor trade for anyone who assumed they were buying a version of McKinney that happened to be cheaper.
The honest way to test it is to spend a Saturday doing your actual errands from an Anna address rather than touring model homes.
Questions for an Anna address
-
Is this address inside Anna city limits? Growth at the edges means some addresses sit in the extraterritorial jurisdiction or in unincorporated Collin County, with different services and different rules.
-
Which district serves this address, and which campuses today? A district adding students quickly revises boundaries. Verify with the district by address, and ask what has been announced about future campuses.
-
Is there a MUD or PID? It changes your monthly obligation without changing the sale price, lenders qualify you on the whole obligation, and it can differ between phases of one development.
-
What does the tax escrow look like in year two? First-year figures on a new build often reflect an unimproved-lot assessment.
-
How many phases remain in this community? A builder still selling when you sell is competing with you.
Buying new construction
Most of the inventory here is new, which makes this a builder transaction with its own rules.
Registration happens at first contact. A sales office visit or an online inquiry without your agent can be treated as arriving unrepresented and generally cannot be undone, so bring your agent or register them first. The construction process page sets out the sequence.
The on-site representative works for the builder. Capable and helpful, and their duty runs to the seller. Texas law now requires that to be disclosed in writing.
The base price is not the price. Structural options, homesite premium and design centre selections are added, and fencing, blinds, landscaping beyond minimum and often gutters are out-of-pocket costs after closing, arriving exactly when your savings have gone to down payment and closing costs. The model home is a fully optioned showroom on one of the better lots.
The builder's contract is the builder's own document. The option period a friend described from their resale purchase does not automatically carry over. Have a Texas real estate attorney read it if anything is unclear.
Financing
Pre-approval before the sales office, not after. Ask your lender about the total monthly obligation rather than the loan payment, because in a corridor with district assessments those are different numbers and the difference sets your real budget.
State and local first-time buyer programmes exist and their rules change. State assistance generally runs through approved lender networks while builder incentives run through the builder's own lender, so those can point in opposite directions and you may be choosing rather than combining. First-time buyer usually means not having owned a primary residence in the past three years rather than never having owned one.
I am not a lender and will not tell you what you can afford. That conversation belongs with someone licensed to have it, and it comes first.
Representation
Since August 2024 a buyer signs a written representation agreement before touring, stating compensation in clear terms. Compensation is negotiable and is not set by law. Nobody can accurately tell you representation is free; what you should get is a plain explanation of what you are committing to and for how long, before you sign.
Frequently asked questions
Is Anna, Texas a good place to buy a first home?
It offers entry-tier pricing inside Collin County with predominantly new housing and direct US-75 access, which is the main thing separating it from cities at similar prices nearby. The trade is thinner retail and services and a longer drive to established employment and amenities.
What is the difference between Anna and Princeton, Texas?
Highway access. Anna sits on US-75, the main north-south corridor through Collin County. Princeton has no highway and relies on US-380 running east-west. Housing stock and price tier are broadly comparable, so the commute is the substantive difference.
Is Anna cheaper than Melissa?
Generally yes. Both sit on US-75, with Melissa closer to McKinney and the established services along the corridor. The price difference largely reflects that position.
Is every Anna address inside Anna city limits?
No. Rapid growth at the edges means some addresses sit in the extraterritorial jurisdiction or in unincorporated Collin County, which affects city services and municipal rules. Confirm through the city and the appraisal district rather than the mailing address.
Do I have to pay my own agent as a first-time buyer in Texas?
Compensation is negotiable and stated in the written buyer representation agreement signed before touring homes. It may be paid by you, contributed by the seller as a term of your offer, or split. Anyone describing representation as free is not describing how this works.
Drive it before you decide
Anna is a good answer for a specific buyer and the wrong answer for another, and the thing that separates them is a commute rather than a floor plan. Get in touch and we will work out which one you are before you look at a single model home.
