Ashton Woods Buyer FAQ: The Studio, AW Collections, Starlight Homes and What to Check in DFW

Ashton Woods is a privately held national homebuilder headquartered in Atlanta, Georgia, that has built since its first home sale in 1989 and sells homes under two brands: Ashton Woods and the more affordable Starlight Homes. The Ashton Woods brand is known for design, with buyers making selections at its in-house design center, The Studio, or choosing a curated finish package called an AW Collection. In Dallas-Fort Worth it builds largely in Collin County, including Plano, Wylie, Princeton and Melissa, plus infill locations in Dallas. Who is Ashton Woods?

Ashton Woods made its first home sale in 1989 and is headquartered in Atlanta. It sells homes in markets across the Southeast, Texas and Arizona, including Dallas, Austin, Houston and San Antonio. It describes itself as one of the largest private homebuilders in the United States, and Builder magazine named it Builder of the Year in 2023.

What is the difference between Ashton Woods and Starlight Homes?

They are two brands of the same company. Ashton Woods launched Starlight Homes in 2017 to offer more affordable homes, while the Ashton Woods brand focuses on design-forward homes with more personalization. If you are comparing homes from both brands, compare plan, lot, included features and personalization options rather than assuming either brand fits a particular budget.

If I visited a Starlight model, does that count for Ashton Woods?

Do not assume it does. Each brand runs its own models and sales offices, and registration policies are generally applied per builder and often per community. Ask the Ashton Woods sales office how registration works before your first visit.

Where does Ashton Woods build in DFW?

Ashton Woods' DFW communities are concentrated in Collin County, including Plano, Wylie, Princeton and Melissa, and it has also built at Inspiration, on fifty-foot and eighty-foot homesites, and at infill locations within Dallas. Communities change as sections sell out, so confirm current availability before planning a visit.

The Studio and AW Collections

What is The Studio by Ashton Woods?

The Studio is Ashton Woods' in-house design center, with a Dallas location staffed by design consultants who work with each buyer on finish selections. Buyers review options, including on a display the builder calls the Wall of Inspiration, and select finishes for the home. Set a total budget before the first appointment rather than during it.

What is an AW Collection?

AW Collections are curated palettes of interior finishes put together by Ashton Woods' designers, offered as a way to get a designed look without selecting every option individually. They suit buyers who want a coordinated result with fewer decisions. Ask what each collection includes, how it is priced against selecting items individually, and which items can still be changed within a collection.

Which selections should I prioritize?

Spend first on decisions that are expensive or impossible to change later: structural options, ceiling heights, window placement, electrical rough-in, plumbing locations and built-ins. Paint, light fixtures, hardware and many surface finishes can be changed after closing. A curated collection covers finishes; the structural decisions still need to be made on their own.

Will design upgrades be reflected in the appraisal?

Not necessarily. An appraiser values the home against comparable sales, and personalized selections may not be valued the way the buyer values them. Structural and layout choices most future buyers want tend to hold value better than highly specific finishes.

Before your first visit

Do I need a real estate agent to buy an Ashton Woods home?

No, you can buy directly. The builder's sales consultants represent the builder. A buyer's agent is the one party working only for you, from contract review and lot verification through the financing comparison and the final walkthrough.

When should I involve my agent?

Before your first visit to an Ashton Woods model. Builders commonly have registration policies that tie agent recognition to the buyer's first visit, and a buyer who tours alone first may find an agent introduced later is not recognized.

Do I have to use the builder's preferred lender?

You are generally free to choose your own lender, though incentives such as closing cost help or rate buydowns are often conditioned on using a preferred lender. Compare total loan cost against independent quotes taken the same day. If a lender is affiliated with the builder, you should receive a written disclosure of that affiliation.

Lot, school district and special districts

Why do district checks matter for Ashton Woods communities?

Much of Ashton Woods' DFW activity sits in the fast-growing eastern and northern parts of Collin County, where school districts are adding campuses, attendance zones shift, and communities near city limits may carry a municipal utility district or public improvement district. Confirm the school district and campuses with the district, and special district status through the county appraisal district's taxing-unit list and the tax certificate, for the specific lot. What is different about an infill home in Dallas?

An infill home is built among existing streets and neighbors rather than inside a planned community, so the useful checks shift to the parcel: drainage relative to neighboring lots, easements, the survey, and how the appraisal compares the home against older nearby sales. Contract, inspection and warranty

Is the Ashton Woods purchase agreement the standard Texas contract?

Builders generally use their own purchase agreements, drafted by the builder's attorneys, rather than the standard Texas Real Estate Commission resale contract. Terms governing deposits, selection deadlines, change orders, completion timing, warranty administration and dispute resolution are set by the builder's document. Should I get an independent inspection?

Yes. Municipal inspections check code compliance, which is not the same as an independent inspection on your behalf. The most useful stages are pre-drywall and before the final walkthrough, with a further inspection shortly before the first-year workmanship coverage ends. On a finished move-in ready home, pre-drywall is no longer possible, which makes the other two more important.

What does the warranty cover?

Coverage, exclusions and claim procedures are set by the warranty document in your contract. Read it before closing, calendar the deadlines and submit requests in writing.
