Buying Your First Home in Aubrey, Texas

If a listing says Aubrey, there is a good chance the home is not in Aubrey.

The 76227 ZIP code covers a great deal of northeast Denton County, and a postal address is not a municipal boundary. Homes with Aubrey mailing addresses sit in the City of Aubrey, in Providence Village, in unincorporated Denton County, and in territory inside Aubrey's extraterritorial jurisdiction but outside the city itself. Aubrey's ETJ takes in roughly 39,488 residents, which is many times the population of the incorporated city.

So the first question about any Aubrey listing is not about the house. It is whether the home is actually in Aubrey, and what that answer changes.

What the mailing address does not tell you

Four separate things are commonly assumed from the word "Aubrey" on a listing, and each has to be established independently:

  • Which city, if any. The property may be in Aubrey, in Providence Village, or in unincorporated county territory with no city at all. That determines police and fire response, code enforcement, permitting, and which municipal entities appear on your tax bill.

  • Which school district. Aubrey ISD serves part of the area, and Denton ISD serves other parts. Assignment follows the district boundary, not the ZIP code.

  • Whether there is a district assessment. Municipal utility districts and public improvement districts are common in this part of Denton County, and they can vary between phases of one development.

  • Who provides water. Outside city limits this is frequently a rural water supply corporation rather than a municipal utility, which affects capacity, rates and the process for getting service.

None of these are exotic questions. They are simply invisible if you rely on the address, and every one of them can move your monthly payment or your child's campus.

Why unincorporated matters more than it sounds

Buying in unincorporated county territory is not a defect, and a lot of people do it deliberately. But it is different, and the differences are worth knowing before rather than after.

There is no city government, so there is no city rate on the tax bill and also no city services. Response times, road maintenance, code enforcement and permitting all work differently. Some properties are on septic rather than municipal sewer, which changes the inspection and sometimes the financing. And annexation is a live question in a fast-growing county, so the situation you buy into may not be permanent.

Ask directly: is this address inside a city, and if so which one. Confirm it through the appraisal district record rather than the listing.

Questions for an Aubrey-addressed property

  1. Is this address inside a city, and which one? Aubrey, Providence Village, or unincorporated Denton County.

  2. Which school district and which campuses serve it today? Verify with the district by address.

  3. Who provides water and wastewater? Municipal utility, rural water supply corporation, or well and septic.

  4. Is there a MUD or PID? And what does the assessment look like once the finished home is assessed rather than the unimproved lot?

  5. What is the drive on US-380? This corridor carries a great deal of east-west traffic, and the honest test is a weekday at your real departure time.

The transaction itself

Much of the inventory here is new construction, which makes it a builder transaction with its own rules.

Registration happens at first contact. Visiting a sales office or submitting an online inquiry without your agent can be treated as arriving unrepresented and generally cannot be reversed, so bring your agent or register them first. The construction process page sets out the sequence.

The on-site representative works for the builder. Helpful and capable, with a duty that runs to the seller, and Texas law now requires that to be disclosed in writing.

The base price is not the price. Structural options, homesite premium and design centre selections are added to it, and fencing, blinds, landscaping beyond the minimum and often gutters are out-of-pocket after closing, arriving just as your savings have gone to down payment and closing costs. The model home is a fully optioned showroom on one of the better lots.

Financing

Pre-approval before the sales office, and ask your lender about the total monthly obligation rather than the loan payment. In an area where district assessments are common and water service varies, the gap between the two is wider than most first-time buyers expect.

State and local first-time buyer programmes exist and the rules change. State assistance generally runs through approved lender networks while builder incentives run through the builder's own lender, so those can point in opposite directions. First-time buyer usually means not having owned a primary residence in the past three years rather than never.

I am not a lender and will not tell you what you can afford. That conversation comes first.

Representation

Since August 2024 a buyer signs a written representation agreement before touring homes, stating compensation in clear terms. Compensation is negotiable and is not set by law, so nobody can accurately tell you representation is free.

Frequently asked questions

Is every home with an Aubrey, TX address actually in Aubrey?

No. The 76227 ZIP code covers a large part of northeast Denton County, including the City of Aubrey, Providence Village, and unincorporated county territory. Aubrey's extraterritorial jurisdiction takes in roughly 39,488 residents, far more than the incorporated city, so the mailing address does not establish which city a property is in.

What school district serves Aubrey, Texas?

Aubrey ISD serves part of the area and Denton ISD serves other parts. Assignment follows district boundaries rather than the ZIP code or the mailing address, so it must be verified by address with the district.

What does it mean to buy in unincorporated Denton County?

There is no city government, so no city rate appears on the tax bill and no city services are provided. Road maintenance, emergency response, code enforcement and permitting work differently, some properties are on septic rather than municipal sewer, and annexation remains a possibility in a growing county.

Who provides water outside city limits near Aubrey?

Frequently a rural water supply corporation rather than a municipal utility, which affects service capacity, rates and the process for establishing service. This should be confirmed for a specific address before contract.

Do I have to pay my own agent as a first-time buyer in Texas?

Compensation is negotiable and stated in the written buyer representation agreement signed before touring homes. It may be paid by you, contributed by the seller as a negotiated term of your offer, or split between them.

Establish the address before anything else

Nowhere else in the metro does a mailing address mislead as reliably as it does here. City, district, water and assessment, confirmed for the specific property, before you look at floor plans. Get in touch and we will settle all four.

Also useful: Little Elm, which has its own district complications nearby, plus the home buying process and what buyer representation involves.
