Bridges at Las Colinas is a 118-acre development of around 400 single-family lots in north-west Irving, built from 2014 onward — and most of it sits in Coppell ISD rather than Irving ISD. That is the fact buyers come looking for and the one most worth verifying, because published descriptions say the majority of the community is in Coppell ISD, which means not all of it necessarily is. There are also two separate associations to budget for. This page covers both and what to check before making an offer.

An Irving address in Coppell ISD, usually
The community carries Irving addresses in the 75063 postcode, and published descriptions place the majority of it within Coppell ISD. That combination is the main reason buyers look here.
Read the qualifier carefully: "the majority" is not "all." School district boundaries do not follow city lines or community boundaries, and a development of this size can straddle one.

Confirm the district and the specific elementary, middle and high school assignments for the exact address with the district before making an offer, and keep the confirmation in writing. If Coppell ISD is the reason you are buying, this is not a step to take on trust from a listing field or a community page — including this one. The Coppell ISD page covers the district.

Expect two associations
The community sits within the Las Colinas Association, the master body covering the wider Las Colinas area, and also has its own neighbourhood association maintaining common areas and architectural standards.
That means two sets of dues and two sets of rules. Before the option period ends, obtain the documents for both and confirm:
-
The current assessments for each, and the billing cycles.
-
Exactly what each body maintains, and where the overlap sits.
-
The reserve position against the amenity centre, park, trails and water features.
-
Any assessment history, and anything currently contemplated.
-
The rules on exterior alterations, fencing, parking, letting and pets — and which body enforces which.

Buyers who budget for the neighbourhood association alone are surprised by the master assessment. The resale certificate guide covers what the documents should tell you and when to order them.

Phases, blocks and an amending plat
Appraisal district legal descriptions here read as Bridges at Las Colinas Phase 1B, Phase 2A West, Phase 2B West, Phase 2B East and Phase 3 Amend, across blocks including D, F, G, K and M.
Phase tells you roughly when a home was built and which plat governs it, and the amending plat in Phase 3 means some lots were re-drawn after the original recording. Take the phase, block and lot from the legal description on the appraisal district record rather than a portal's subdivision field.

Lot sizes, depths and water views
Lots here run roughly 0.15 to 0.25 acres. One builder marketed sixty-foot homesites with depths of 120 to 130 feet, alongside oversized premium lots and water-view lots.

Three things follow. Depth of 120 to 130 feet is modest, so the rear garden is shorter than the acreage alone suggests — walk it. Premium and water-view lots were sold at a premium when new, which should still be reflected in a resale comparable rather than averaged away. And where a lot adjoins water, get a survey showing the boundary, the easements and who maintains the bank, and have the inspector look at grading and drainage.

The builders have finished, so this is a resale market
Darling Homes, Highland Homes and Meritage Homes built here, and the builder communities show as sold out. The original developer, Hines, sold the development in 2017.

For a buyer that means your competition is other owners rather than a builder's inventory, so condition, updates, lot position and plan decide the outcome. It also means comparables should match the builder and plan where possible — three builders on one street produce different specifications at similar sizes.
Homes commonly run from roughly 2,600 to over 4,300 square feet with four and five bedrooms, so match size band as well.

Published figures do not agree
The developer's own description gives 401 single-family lots on 118 acres. Another source puts the community at about 370 homes at build-out. Amenity descriptions vary too, between a 3.5-acre park and two public parks totalling approximately 3.5 acres.

None of that affects a specific purchase, but it tells you to work from the parcel record rather than community-level summaries.

Amenities and what is nearby
The development includes a park with playground and splash pad, a trail system, three vehicular and pedestrian bridges, open space and water features, with an amenity centre described among the community's facilities.

Campion Trails, a lengthy greenbelt along the Trinity River with lakes, parks and picnic areas, sits nearby, and the community has direct access to Highway 114 and is a short drive from DFW International Airport. Confirm which amenities are built and open, and who maintains each, from the association documents.

What to check on the home
Homes here date from 2014 onward, so the earliest are now over a decade old and past their initial warranty period. Ask for records with dates covering roof condition and any hail-related work, HVAC systems and service history, water heaters, foundation performance, any structural warranty still in force and what transfers, and pool equipment where present.

Get an independent inspection regardless of how new a home looks. Buyers routinely skip checks on newer houses that they would never skip on an older one, and a decade of Texas summers and hail seasons is long enough to matter.

What to verify before you offer
-
The district and the exact campuses, confirmed with the district in writing.
-
The phase, block and lot from the appraisal district record, including whether the parcel sits on the amending plat.
-
Both associations' documents, assessments, inclusions, reserves and rules.
-
The full taxing-unit list and a tax certificate, so your lender builds the escrow estimate from real figures.
-
A current survey showing dimensions, easements and any water adjacency.
-
The builder of the specific home, and comparables matched to builder and plan.
-
System ages, warranty status and renovation history, documented.

Common questions
Is Bridges at Las Colinas in Coppell ISD or Irving ISD?
Published descriptions place the majority of the community in Coppell ISD, despite the Irving address. "Majority" is not "all," so confirm the district and the specific campuses for the exact address with the district before making an offer.
How many associations will I pay?
Expect two: the Las Colinas Association covering the wider area, and the neighbourhood association. Obtain the documents and assessments for both before the option period ends.
How big are the lots?
Roughly 0.15 to 0.25 acres. One builder marketed sixty-foot homesites with depths of 120 to 130 feet, plus oversized premium and water-view lots. Depth is modest, so walk the rear garden rather than relying on acreage.
Who built the homes, and is anything still new?
Darling Homes, Highland Homes and Meritage Homes, with the builder communities sold out and the original developer having sold the development in 2017. This is now a resale market, so your competition is other owners.
How many homes are there?
The developer's description gives 401 single-family lots on 118 acres; another source puts build-out at about 370 homes. Use the parcel record for anything specific.
What should I check on a water-view or waterfront lot?
A survey showing where your boundary sits relative to the water and what easements cross the parcel, who maintains the bank, and how the site grades and drains.
