Cambridge Homes Buyer FAQ: What First-Time and Move-Up Buyers Should Know in DFW

Cambridge Homes is a North Texas homebuilder that has built in Dallas-Fort Worth for more than twenty-five years. Its current communities include Tinsley Meadows and Rolling Ridge in Van Alstyne and Lake Park in Rowlett, and the builder markets its Van Alstyne homes in particular to first-time buyers. This page answers the questions buyers most often ask before buying a Cambridge home, with extra attention to the financing questions that matter most on a first purchase. About the builder

Who is Cambridge Homes?

Cambridge Homes is a DFW homebuilder with a history going back to the 1990s, originally known for patio homes and later expanding into single-family homes. Its current focus includes communities in Van Alstyne, along the US-75 corridor north of McKinney, and a lakeside community in Rowlett on Lake Ray Hubbard. Search results also surface several unrelated companies and places named Cambridge, so confirm you are looking at the Texas builder at cambridgehomes.com.

Is Cambridge Homes the same as Cambridge Crossing in Celina?

No. The names are unrelated. Cambridge Crossing is a master-planned community in Celina, and Cambridge Homes is a builder. A builder name and a community name that happen to match do not mean one builds in the other, so check the community's builder list directly.

Where does Cambridge Homes build?

According to the builder, its current communities are Tinsley Meadows and Rolling Ridge in Van Alstyne and Lake Park in Rowlett. Lineups change as communities sell out and new ones open, so confirm what is currently available before planning a visit.

Before your first visit

Do I need a real estate agent to buy a Cambridge home?

No. The builder's own FAQ says you do not necessarily need a REALTOR®, while noting that REALTORS® are helpful during the contract process and closing. The practical question is whose interests are represented. The builder's sales staff are employed by the builder and represent the builder. A buyer's agent represents you in the contract review, the lot and district verification, the financing comparison, and the process through the final walkthrough.

When should I involve my agent?

Before your first visit to a Cambridge community or model. Builders commonly have registration policies that tie agent recognition to the buyer's first visit, and a buyer who tours alone first may find an agent introduced later is not recognized. The simplest approach is to call before you go.

What does it cost me to have a buyer's agent?

Compensation for a buyer's agent is set out in the written buyer representation agreement Texas requires before an agent shows you property. In new construction, builders commonly offer compensation to buyer's agents, and how that interacts with your agreement is worth walking through line by line before signing, so the arrangement is clear from the start.

Financing, especially for a first purchase

Does Cambridge Homes help with down payments?

The builder has said it works with mortgage partners offering competitive rates and down payment assistance programs for first-time and returning buyers. Down payment assistance can make a purchase possible sooner, but programs come with conditions worth reading closely: income or price limits, whether the assistance is a grant or a second loan, whether it must be repaid on sale or refinance, and how it affects the interest rate on the main loan. Compare the full picture, not only the cash needed at closing.

Do I have to use the builder's lender?

You are generally free to choose your own lender, though builder incentives are often conditioned on using a builder-preferred lender. Compare the full loan terms rather than the headline incentive, because a benefit in one place can be offset elsewhere in the loan. Getting quotes from more than one lender on the same day is the cleanest comparison.

What is a rate buydown, and is it worth it?

A rate buydown uses money paid at closing to lower the interest rate, either permanently for the life of the loan or temporarily for the first years before it steps up to the full rate. The two are very different: a temporary buydown lowers early payments but the payment rises later, so qualify for and budget around the full payment. Ask the lender to show the payment in every year of a temporary buydown before choosing it.

Should I get pre-approved before visiting?

Yes. A pre-approval tells you what you can actually afford, including taxes, insurance and any homeowners association or special district costs, and it lets you act when the right home or lot is available. For a first-time buyer, it is also the clearest way to learn which programs you qualify for before you fall for a particular home.

Choosing a community and a lot

Which school district and county serve a Cambridge home?

It depends on the specific address. School assignment follows the physical address and district attendance zones, not the community name or mailing city, and in fast-growing areas along US-75 campus assignments shift as new schools open. County can also vary near county lines. Confirm the county with the appraisal district and the school district and campuses with the district before signing.

Is there a MUD or PID on the property?

Confirm it for the specific lot through the county appraisal district's list of taxing units and the tax certificate. A municipal utility district generally exists because the land sits outside city limits and levies its own tax; a public improvement district generally sits inside city limits and adds an assessment on top of city taxes. Contract, inspection and warranty

Is the Cambridge purchase agreement the standard Texas contract?

Builders generally use their own purchase agreements, drafted by the builder's attorneys, rather than the standard Texas Real Estate Commission resale contract. Terms governing deposits, completion timing, change orders, warranty administration and dispute resolution are therefore set by the builder's document. Read it before signing and have it reviewed. Should I get an inspection on a brand-new home?

Yes. Municipal inspections check code compliance at specific stages, which is not the same as an independent inspection on your behalf. The most useful stages are pre-drywall, when framing, plumbing and electrical are still visible, and before the final walkthrough. Confirm in advance that the builder allows third-party inspections and what notice it requires.

What warranty does Cambridge offer?

The builder advertises a home warranty along with a three-year Residential Energy Guarantee tied to the home's predicted energy use, and says warranty claims are submitted by email with the community, address and a description of the issue. Coverage, exclusions and conditions are set by the warranty documents in your contract, so read them before closing, calendar the deadlines and keep a written record of every request.
