Buying a First Home in Canyon Falls, Texas
Start with the thing that causes the most confusion: Canyon Falls is not a city. It is a master-planned community in southern Denton County, and its boundaries do not match any municipal boundary.
That single fact drives everything a buyer needs to check here. Because the community spans jurisdictions, your city, your school district and your utility district are three separate answers that have to be established for a specific homesite rather than for the community as a whole. Two homes inside the same development, marketed under the same name, on the same website, can differ on all three.
What a master-planned community is, and is not
A master-planned community is a development, not a unit of government. It has a name, a developer, a set of amenities and an association. It does not have a mayor, a police department or a tax rate of its own.
So when a sales office describes "the community," they are accurately describing the development. They are not describing your city services, your campus assignment or your tax bill, because those come from entities the community sits inside rather than from the community itself.
This is not a criticism of anyone. It is simply a structure that first-time buyers have no reason to know about until it costs them.
The four answers to establish
-
Which city, or none. A homesite may sit inside an incorporated town, or in unincorporated Denton County, or in a town's extraterritorial jurisdiction. That determines police and fire response, code enforcement, permitting, and which municipal entities appear on your tax bill.
-
Which school district. District boundaries in this part of Denton County predate the development, and more than one district can serve a single master-planned community. Confirm with the district, by address.
-
Which utility or improvement district. Communities of this type in Denton County commonly sit inside a municipal utility district. That assessment changes your monthly obligation without changing the sale price, and it can vary between phases.
-
Which association, and what it costs. Amenity-heavy communities carry dues that reflect the amenities. Ask what they cover, what they have done recently, and what is still to be built.
Get all four in writing for the specific homesite before you get attached to a floor plan. They take a phone call each and they reframe the entire budget.
Why the MUD question matters more here than the price does
A municipal utility district is a financing mechanism that lets infrastructure get built ahead of the tax base that will eventually pay for it. It is the reason a great deal of amenity-rich housing in Denton County exists at all. It is not a defect.
But it is a real line on your monthly obligation, and lenders qualify you on the total obligation rather than on the mortgage payment. Two homes at the same price, one inside a district and one outside, do not support the same loan for the same buyer.
There is a second trap specific to new construction. The first-year tax escrow is frequently built on an assessment of unimproved land rather than of a finished home. The number looks manageable, and then year two arrives. Ask directly what the figure looks like once the completed home is assessed.
Is this an entry-tier community?
Generally not. Amenity-led master-planned communities in this corridor tend to price above the entry tier, and the dues and any district assessment add to the monthly figure on top of the price.
That does not make it wrong for a first purchase. It makes it a purchase to run the full numbers on before touring, because the gap between the list price and the actual monthly cost is wider here than in most places. If the numbers do not reach, Lewisville and Denton both offer more accessible entry points in the same county.
Buying new construction
Registration happens at first contact. Visiting a sales office or submitting an online inquiry without your agent can be treated as arriving unrepresented and generally cannot be reversed, so bring your agent or register them first. The construction process page covers the sequence.
The on-site representative works for the builder. Capable, helpful, and their duty runs to the seller - Texas law now requires that to be disclosed in writing.
The base price is not the price. Structural options, homesite premium and design centre selections are added, and fencing, blinds, landscaping beyond the minimum and often gutters come out of pocket after closing, exactly when your savings have gone to down payment and closing costs.
Financing and representation
Pre-approval first, and ask about the total monthly obligation rather than the loan payment, which in a district community with association dues is a materially different number.
Since August 2024 a buyer signs a written representation agreement before touring homes, stating compensation in clear terms. Compensation is negotiable and is not set by law, so nobody can accurately tell you representation is free.
I am not a lender and will not tell you what you can afford.
Frequently asked questions
What city is Canyon Falls in?
It is a master-planned community in southern Denton County rather than a city, and its boundaries do not match municipal boundaries. Individual homesites can sit inside an incorporated town, in a town's extraterritorial jurisdiction, or in unincorporated county territory, so the answer depends on the specific address.
What school district serves Canyon Falls?
More than one district can serve a single master-planned community in this part of Denton County, because district boundaries predate the development. Assignment must be verified by address with the district rather than assumed from the community name.
Does Canyon Falls have a MUD?
Amenity-led communities of this type in Denton County commonly sit inside a municipal utility district, and the assessment can vary between phases. Because lenders qualify buyers on the total monthly obligation, it affects the loan amount supported at a given price and should be confirmed for the specific homesite.
Why is my first-year tax escrow lower than expected on a new build?
Because it is frequently calculated on an assessment of unimproved land rather than of the completed home. The figure typically rises once the finished home is assessed, so ask what it looks like in year two before you rely on the first-year number.
Do I have to pay my own agent as a first-time buyer in Texas?
Compensation is negotiable and stated in the written buyer representation agreement signed before touring homes. It may be paid by you, contributed by the seller as a negotiated term of your offer, or split between them.
