Chateaus of Coppell is a Toll Brothers community of roughly 56 homes on about 20 acres off Bethel Road, built between approximately 2009 and 2011 on lots commonly in the fifth-to-three-tenths of an acre range. One builder, one short construction window and a limited number of homes make this one of the more consistent neighbourhoods in a city where most subdivisions span several eras. What separates one home here from another is lot position, plan, orientation and what each owner has done since. This page covers what to check before making an offer.

What the community is
The neighbourhood sits off West Bethel Road, west of South Denton Tap Road, with Chateaus Drive running through it, in the 75019 postcode and Dallas County. Homes are substantial — commonly four to five bedrooms with three-car garages, in the three-thousand to four-and-a-half-thousand square foot range — with both single-storey and two-storey plans, and some homes have pools.

Because Toll Brothers built the community in one programme over a short period, the homes share specification and era in a way that is unusual for Coppell. That makes comparison easier than in the city's older subdivisions, and it shifts the question from "what is this house" to "what has been done to it since, and which lot is it on."

Lot and orientation drive the differences
With consistent construction, the variables that remain carry more weight. Cul-de-sac positions, interior versus corner lots, tree cover, backyard size and what a home backs onto all differ within the community, and so does the price they command.

Orientation is worth mentioning specifically, because listings here routinely lead with it. East-facing homes are marketed as such, which reflects genuine buyer demand in this part of DFW — some buyers apply Vastu principles to entrance orientation and room placement, and that affects which homes they will consider. If orientation matters to you, say so at the outset: it narrows a 56-home neighbourhood quickly, and knowing it in advance avoids touring homes that were never going to work.

Homes from 2009 to 2011: what to ask for
These houses present as newer than most Coppell stock, which is exactly why buyers skip checks they would never skip on a 1990s home. Fifteen years in, first-generation components are reaching the point of attention. Ask for records with dates:

Roof condition, and whether it has been replaced or repaired after any significant hail event.

HVAC systems, usually more than one in a home of this size, with install dates.

Foundation performance and any repair history, with documentation and any transferable warranty.

The association
The community is served by a mandatory property owners association, Chateaus of Coppell Residential Community, Inc., registered in Coppell, with professional management. Listings indicate dues are billed semi-annually rather than monthly and cover common area maintenance, management and the irrigation system, which is worth knowing when you budget: a semi-annual bill lands differently from a monthly one.

Before the option period ends, obtain the resale certificate and governing documents and confirm the current dues and billing cycle, exactly what they cover, the reserve position, any assessment history, and the rules on exterior alterations, fencing, parking, letting and pets. Management companies and fee schedules change, so confirm current arrangements rather than relying on a published summary, including this page.

Schools
Listings for this neighbourhood cite Coppell ISD, which serves most of the city, though some addresses in and around Coppell fall into neighbouring districts. Confirm the district and the specific elementary, middle and high school assignments for the address with the district before you make an offer, since assignments change.

The recorded subdivision for the address from the appraisal district record, since portal neighbourhood labels do not match recorded subdivisions and several Toll Brothers communities sit nearby.

The district and the specific campuses, confirmed with the district.

The full list of taxing units on the parcel and a tax certificate, so your lender builds the escrow estimate from real figures. A first-year bill may reflect the previous owner's assessed value and exemption status.

Toll Brothers, with construction running from approximately 2009 to 2011 across roughly 20 acres and about 56 homes. One builder across a short window means the homes are relatively consistent in era and specification.
How large are the lots?
Commonly between about a fifth and three-tenths of an acre, with variation by position. Cul-de-sac and interior lots differ in both usable space and price, so compare specific lots rather than a neighbourhood figure.

Are there similar Toll Brothers neighbourhoods nearby?
Yes. The builder has developed other small Coppell communities, including Carter Estates, which was planned with a smaller number of larger wooded lots. If the specification suits you but the lot does not, those are worth comparing before settling.
