What I do differently on a luxury purchase
Most of the value in representing a luxury buyer is not in finding the house. It is in what happens between the offer and the closing table, where the amounts at risk are large and the documents are longer than anyone reads.

I read the title commitment, properly
Schedule B is where the substance lives, and on a luxury or acreage property it is where mineral reservations, easements, deed restrictions, and architectural controls appear. If you are paying cash there is no lender's underwriter reading it, which means I am the only person who will. My guide to reading a Texas title commitment shows you what I am looking for.

I build the inspection list around the property
A general inspection is the floor. A large home needs a structural engineer on the foundation, a roofing contractor, each HVAC system individually, a pool specialist, septic and well specialists where applicable, and someone qualified for whatever specialty systems the house carries. I tell you which of those this specific property actually needs rather than running the same list every time.

I tell you the real carrying cost before you commit
Taxes, MUD or PID assessments, layered association dues, insurance on a high-value home, and maintenance on whatever land and systems come with it. Two homes at the same list price in two DFW communities can carry noticeably different annual costs, and that comparison changes which areas make sense at your number.

I give you a straight read on where you actually stand
Whether cash, timing, or terms carry weight in a given situation depends on that property and that seller, and the answer is different week to week. That read is the thing you are hiring me for, and it belongs in a conversation about a specific house rather than in an article.

What I do differently on a luxury sale
At this price point the buyer pool is smaller, more informed, and frequently arriving from out of state or out of the country. The marketing has to work for someone evaluating your home before they ever stand in it.

That means professional photography and video rather than phone images, a floor plan, complete and accurate MLS data so the property appears in the searches it should, and direct outreach to the channels that actually produce buyers at this level. It also means everything is ready before the listing goes live, because the first days draw the most attention the property will ever get.

I have written honestly about what listing marketing can and cannot do in what luxury home marketing actually does. It is not a brochure. It explains where marketing moves the outcome and where pricing is doing the work regardless.

Where I work
Across the Dallas-Fort Worth metroplex, including Dallas, Highland Park, University Park, Preston Hollow, Southlake, Westlake, Frisco, Plano, McKinney, Prosper, Celina, Colleyville, Coppell, Flower Mound, Argyle, Rockwall, Allen and the surrounding communities.

I do not rank or grade areas for clients. What suits one household is wrong for the next, and a recommendation dressed up as a ranking is just my preference with a number on it.

What I will do is tell you what a specific address carries in taxes, dues and assessments, what the attendance zone is so you can verify it with the district directly, what is planned on the land nearby, and what comparable homes have actually sold for. Then you decide. My breakdown of how the DFW luxury tier divides is the honest version of that map, and my guides to DFW cities and suburbs cover the submarkets.

What I am not
Worth saying plainly, because it tells you how I work.

I am a licensed REALTOR in Texas. I am not an attorney, a CPA, a lender, an appraiser, an engineer, or an inspector, and I am not licensed in any other state. On a luxury transaction you will need several of those people, and the useful thing I can do is tell you which ones, when, and introduce you to them.
I also do not run property management in-house, and when ongoing management is the better fit for a situation I will say so and refer you out rather than take the engagement.

If the honest answer to your question is that you should not buy this house, or should lease rather than buy, or should wait, you will hear it from me.

Buying from out of state or out of the country?
A large share of the luxury buyers I work with are relocating, and the questions that matter are different when you are evaluating Dallas from somewhere else.

Start with what relocation buyers miss about the DFW luxury market and how I work with relocating buyers. If you are coming from California specifically, what your property tax bill will actually look like corrects the comparison most California buyers are running in their heads.

If you are not certain which part of the metro you want yet, leasing for a period while you learn it is a reasonable decision rather than a wasted one, and I represent tenants too.

Questions to ask me, and every other agent you interview
Ask all of these. Compare the answers.
-
How many transactions have you closed at this price level, and in this part of the metro?
-
Will you personally handle my transaction, or will it be handed to someone else on a team?
-
What specifically will you do between contract and closing that another agent would not?
-
Which inspections would you order on a property like this, and why those?
-
Walk me through a title commitment and tell me what you look for in Schedule B.
-
What is the real annual carrying cost on the last home you sold in the area I am considering?
-
Where can I see your reviews?
-
What have you told a client recently that they did not want to hear?

An agent who answers these specifically and without defensiveness is telling you a great deal about how the rest of it will go. I publish a longer list at questions worth asking a DFW buyer's agent, and how to choose an agent for a luxury home purchase goes through what the answers should sound like.

Frequently asked questions

What does a luxury real estate agent do differently?
At the upper end, most of the value sits between contract and closing rather than in finding the property. That means reading the title commitment closely, particularly Schedule B, building an inspection list around what the specific property has rather than a standard list, establishing the real annual carrying cost including assessments and insurance, and giving a straight read on where your position actually has weight with a particular seller.

What credentials should a Dallas luxury real estate agent have?
Look for a recognized luxury designation such as the Certified Luxury Home Marketing Specialist or Accredited Luxury Home Specialist, alongside core professional credentials such as CRS and GRI. Then look past the letters at transaction history at your price point and in your part of the metro, and ask to see reviews.

Do I need a buyer's agent if I am paying cash?
Arguably more than if you were financing. With no lender there is no appraisal ordered, no survey required, no insurability check, no flood determination, and no underwriter reading the title work. Every one of those checks becomes yours to arrange. I have written about exactly what disappears in the due diligence a cash buyer has to replace.

Do I need my own agent to buy new construction?
The sales counselor in the model home works for the builder. To have your own representation, your agent must be registered with that builder before your first visit, because most builders will not allow one to be added afterward. See how I represent new construction buyers before you tour anything.

Can a Dallas agent help me sell a home in another state?
Not directly. Real estate licensing is state by state, so I cannot list a property outside Texas. What I can do is connect you with a strong agent in that market and stay coordinated with them on timing, which is the part that matters when two transactions depend on each other.

How private can a luxury home purchase be in Texas?
Less private than most buyers assume, because Texas records are public and appraisal district records are searchable. There are legitimate approaches with real limits, and how they interact with financing, exemptions and your estate plan is a question for an attorney and a CPA. I cover what is and is not achievable in how private a Texas home purchase can actually be.

Do you represent sellers as well as buyers?
Yes, both, and I hold the Seller Representative Specialist designation alongside my buyer representation credentials. For a luxury listing the preparation before launch matters more than anything that happens after, which is covered in what luxury home marketing actually does.

Read these before you hire anyone
Including me. Every one of these is written to be useful whether or not you call.

On choosing representation: how to choose an agent for a luxury home purchase and questions worth asking a DFW buyer's agent.

On the market: how the DFW luxury tier divides, gated communities and estate-lot neighborhoods, and what relocation buyers miss.

On the transaction: reading a Texas title commitment, inspections and disclosures in Texas, how the Texas closing process works, and hidden red flags inspections uncover.

On paying cash: what paying cash actually gets you and the due diligence nobody is doing for you.

On costs and structures: Texas homestead exemptions, MUD and PID assessments, and HOA, MUD and PID structures in DFW communities.

Tell me what you are working on
Reply or call with your price range, the areas you are considering, your timing, whether you are buying or selling, and whether you are coming from outside Texas. You will get a straight answer about what is realistic at that number in those areas, what the real carrying cost looks like, and what I would do first.
No pressure to sign anything on a first conversation. If what you need is a referral to someone else, you will get that instead.
