Denton TX Buyer’s Agent: Landmark, Robson Ranch & New Construction Guide 2026

Denton is one of the fastest-growing cities in Texas — home to the University of North Texas, Texas Woman’s University, a thriving historic downtown, and the largest active new development in Denton County: Landmark, a $10 billion, 3,200-acre Hillwood community with nine builders already selling in Phase 1. If you are buying a home in Denton, the most important first step is establishing written buyer representation before your first model-home visit — under SB 1968, that requirement now applies to all Texas buyers and all Texas agents by law.

Denton TX: quick facts for buyers

County: Denton County

Primary school district: Denton ISD (serves most of the city)

Adjacent districts: Argyle ISD (southwest Denton County), Lewisville ISD (southeast portions), Krum ISD (northwest areas

Universities: University of North Texas (approx. 47,000 students), Texas Woman’s University

Major new development: Landmark (Hillwood / Perot family) — 3,200 acres, 9 builders, Phase 1 targeting summer 2026

Active adult community: Robson Ranch (55+, Denton ISD)

New construction price range: Approx. $290,000 – $700,000+ (varies by community and builder)

I-35W corridor: Primary growth axis; connects Denton to Fort Worth and Alliance employment base

Dallas North Tollway: Eastern Denton County connects through Flower Mound, Lewisville, and Frisco

Landmark: the largest new development in Denton County

Landmark is a $10 billion, 3,200-acre master-planned community developed by Hillwood — the Perot family’s real estate arm and the same developer behind Alliance Texas, the 27,000-acre mixed-use development in Fort Worth. Landmark sits at the corner of I-35W and Robson Ranch Road in southwest Denton, adjacent to the existing Robson Ranch 55+ community.

Phase 1 includes more than 700 single-family homes across nine builders selling simultaneously. The nine Phase 1 builders are American Legend Homes, Coventry Homes, David Weekley Homes, Drees Custom Homes, Highland Homes, M/I Homes, Perry Homes, Toll Brothers, and Tri Pointe Homes. Phase 1 amenities are anchored by the Hilltop amenity center, STEAM learning parks, and eight passive green spaces. The first H-E-B in Denton anchors the retail section adjacent to Phase 1.

Landmark is early-stage as of 2026, which means lot selection and builder choice are still meaningful decisions — the same opportunity and the same risks that applied in Frisco and Prosper communities five years ago. Registration with your buyer’s agent before visiting any of the nine builder model homes is required to maintain your representation relationship throughout the process.

Denton ISD and the school district picture

Most of the city of Denton is served by Denton ISD, a large and growing district that serves the full city and surrounding areas. Denton ISD is not the same as the city of Denton — the district covers a broader geographic area including communities in the unincorporated county.

Parts of southwest Denton County fall within Argyle ISD, which is smaller, more rural in character, and consistently rated among the top districts in the region. Sagebrook and communities along the Hwy 377 and FM 407 corridors often feed into Argyle ISD rather than Denton ISD.

Lewisville ISD serves portions of southeast Denton County — including parts of Flower Mound, Highland Village, Corinth, and the areas approaching Lake Lewisville. A home in “Denton County” does not mean Denton ISD.

Verify the school district for any specific address before selecting a homesite. A Denton city address, a Denton County address, and a Denton ISD assignment are three separate things that do not always coincide. See also: understanding MUD and PID assessments in DFW.

MUD, PID and property taxes in Denton

New construction communities in and around Denton frequently carry Municipal Utility District (MUD) or Public Improvement District (PID) assessments that add to the effective annual tax rate. The assessment varies significantly by community — some newer Hillwood and master-planned communities carry annual assessments of $2,000 to $5,000 or more on top of the standard Denton County tax rate.

The Denton County base tax rate (county + city + ISD combined) varies by location within the county. Communities inside the Denton city limits carry the city of Denton rate; communities in unincorporated areas or ETJ carry different rates. Verify the complete tax picture — base rate plus any MUD or PID — for every specific homesite you consider, not just the community average.

Buyer representation in Denton: what Texas law requires in 2026

Senate Bill 1968, effective January 1, 2026, changed the rules governing buyer representation in Texas in two significant ways. First, it removed references to subagency from the Texas Real Estate License Act — the model in which the seller’s agent could also technically represent the buyer is no longer the framework. Second, it requires a license holder to have a written buyer representation agreement before showing residential property or presenting an offer.

What this means for Denton buyers: the Landmark model home representative, the Robson Ranch sales counselor, the Country Lakes sales office — all of them work for their respective builders or sellers. None of them represents you. They are required to disclose this in writing at the first substantive conversation under SB 1968. Your buyer’s agent represents only you, owes you loyalty and confidentiality, and is required to have that representation established in writing before accompanying you or presenting an offer.

Call or text 469-269-6541 before your first model-home visit at Landmark or any other Denton community. See: DFW new construction buyer’s agent guide.

Denton buyer’s agent FAQ

What does a Denton TX buyer’s agent do?

Short answer

A Denton buyer’s agent represents the buyer exclusively — reviewing contracts, verifying school district assignments, confirming MUD and PID assessments, and negotiating on the buyer’s behalf. The builder’s sales representative at any Denton model home works for the builder, not the buyer.

What Texas law requires in 2026

Under SB 1968, effective January 1, 2026, a Texas buyer’s agent must have a written buyer representation agreement before showing residential property or presenting an offer. The subagency model — in which the seller’s agent could represent both parties — was removed from the Texas Real Estate License Act at the same time.

What buyers should do

Contact a buyer’s agent before your first visit to any Denton model home or listing, including Landmark, Robson Ranch, Country Lakes, and all other communities. Registration and representation requirements are set at the builder level and are generally not correctable after the first visit. Call 469-269-6541 before you go.

What school district serves Denton, Texas?

Short answer

Most of the city of Denton is served by Denton ISD. Parts of southwest Denton County fall within Argyle ISD. Southeast Denton County communities may fall within Lewisville ISD. District lines do not follow city or ZIP code boundaries.

What varies

A home addressed in “Denton, TX” may be in Denton ISD, Argyle ISD, or another district depending on the specific address. The Sagebrook community near Hwy 377 and the Argyle corridor typically feeds into Argyle ISD rather than Denton ISD. Robson Ranch (55+) sits in Denton ISD but has no school-age residents.

What buyers should do

Verify the school district for any specific homesite directly with the district or with your agent before selecting it. Do not rely on the community name, city name, or ZIP code — none of those determine the school district.

What is Landmark Denton and who are the builders?

Short answer

Landmark is a $10 billion, 3,200-acre Hillwood (Perot family) master-planned community in southwest Denton at I-35W and Robson Ranch Road — the largest active development in Denton County. Phase 1 has 700+ single-family homes from nine builders with Denton’s first H-E-B as the retail anchor.

The nine Phase 1 builders

American Legend Homes, Coventry Homes, David Weekley Homes, Drees Custom Homes, Highland Homes, M/I Homes, Perry Homes, Toll Brothers, and Tri Pointe Homes. Each builder operates its own model home and sales office. Your buyer’s agent must be registered before your first visit to any of the nine.

What buyers should do

Landmark is early-stage, which means lot selection and builder choice are still open decisions. That’s the opportunity. The risk is that early-stage communities move quickly and builder policies change. See the DFW builder FAQ hub for builder-specific guidance, and call 469-269-6541 before visiting any Landmark model home.

Do I need a buyer’s agent to buy new construction in Denton?

Short answer

You are not required to have one. But every builder in Denton — at Landmark, Robson Ranch, Country Lakes, Eagle Creek, Sagebrook — uses its own contract, not the standard TREC form used in resale. The onsite representative works for the builder. Without independent representation, no one is reviewing that contract on your behalf.

What varies

The builder’s contract controls when earnest money becomes non-refundable, what structural decisions lock and when, and what cancellation rights you have. These terms vary by builder and by community. They are not the same as the protections built into the standard TREC resale contract.

What buyers should do

Establish buyer representation before visiting any model home. Nitin Gupta has closed 300+ new construction transactions in DFW and reviews builder contracts with clients before signing. See: who the model home sales counselor actually represents.

What is Robson Ranch and who should consider it?

Short answer

Robson Ranch is one of the most established 55+ active adult communities in DFW — golf, resort pools, pickleball, arts and crafts, fitness — with homes from the $300s to $600s+ in southwest Denton. Buyers must generally be 55 or older to purchase.

What varies

Robson Ranch has both resale homes and new construction available. The HOA governs age restrictions and community rules beyond what the builder sets. The community falls within Denton ISD for tax purposes even though no school-age children reside there.

What buyers should do

Confirm the age restriction and HOA rules before touring. Also verify the current Robson Ranch tax rate and any community-specific assessment with your agent. Call 469-269-6541 for current inventory and builder availability at Robson Ranch.

Does Denton have MUD or PID assessments on new construction?

Short answer

Yes. Many Denton-area new construction communities carry MUD or PID assessments that add materially to the annual tax burden. The amount varies by community and by specific lot within a community.

What varies

A $3,000 annual MUD assessment adds approximately $250 per month to your effective housing cost — equivalent to paying $40,000 more for the home at current rates. Some communities near Denton carry no MUD or PID; others carry significant ones. The community’s marketing materials and builder flyers often do not disclose this prominently. See: MUD vs PID in Texas — what it means for your monthly payment.

What buyers should do

Request the complete tax picture for any specific homesite — base rate plus all district and improvement assessments — from your agent before finalising a lot selection. Verify by lot number, not by community average.

How does UNT or TWU proximity affect buying in Denton?

Short answer

UNT (approx. 47,000 students) and TWU anchor Denton’s economy and rental market. Proximity to campus supports resale demand and rental yields but increases residential density in some neighborhoods. Buyers focused on quiet residential environments typically look at southwest Denton, Argyle, Northlake, and master-planned communities away from the university core.

What varies

Investor buyers targeting student rental income tend to look at the central Denton and northeast quadrants near both campuses. Owner-occupant families and move-up buyers tend toward Landmark, Country Lakes, and the I-35W corridor communities that offer more separation from campus traffic and density.

What is the price range for new construction in Denton TX?

Short answer

Production homes at Eagle Creek and Sagebrook start around $290,000. Landmark builders range from approximately $400,000 to $700,000+ depending on builder and plan. Custom builds on larger lots can exceed $800,000.

What varies

Base prices do not include homesite premiums, structural upgrades, or design center selections. Two buyers in the same Landmark community can land $150,000 apart on the same base plan. Budget from a specific plan on a specific lot with the upgrade list included, not from the community’s advertised starting price.

What buyers should do

Walk the model homes for each builder in your budget range, then ask your agent to pull recent closings for comparable plans in the community before you commit to a lot and price. Call 469-269-6541 for current Landmark and Denton-area builder pricing.
