Garland, TX Buyer's Agent

Nitin Gupta, CRS, GRI, ABR, Broker Associate with Competitive Edge Realty, represents home buyers in Garland, Texas, from the first conversation through closing. Garland is a city of 246,018 residents (2020 census) northeast of Dallas, the third largest city in Dallas County, with portions extending into Collin and Rockwall counties. Incorporated in 1891, it is a largely established city with homes from several decades, pockets of newer construction and two DART Blue Line stations. A buyer's agent's job here is to make sure you know exactly what you are buying: the school district, the county and taxing entities for the address, and the condition of the home. Call 469-269-6541 or contact Nitin to start with a conversation.

What a Buyer's Agent Does in Garland

The listing agent on a resale home works for the seller, and the sales representative in a builder's model home works for the builder. A buyer's agent works for you. In Garland, most of that work falls into a few areas where buyers without representation tend to get surprised.

Confirming the school district for the address

Most of Garland is served by Garland ISD, but not all of it. Parts of north Garland near Richardson are served by Richardson ISD, and some other areas may fall in other districts. Both Garland ISD and Richardson ISD are established districts; what matters is knowing which one serves the home before you buy. Garland ISD also serves Rowlett and much of Sachse, so a Rowlett or Sachse mailing address can be a Garland ISD home. In Sachse, some addresses are served by Wylie ISD instead, and the Rockwall County side of Rowlett is served by Rockwall ISD. Nitin confirms the district and assigned campuses for a specific property before you write an offer. See the Sachse and Wylie pages for how district lines work in the neighboring cities.

Confirming the county and taxing entities

Because Garland spans three counties, the county, appraisal district and combined tax rate depend on the specific address. Garland's ZIP codes, 75040 through 75049, do not tell you which county a home is in. A buyer's agent helps you confirm the taxing entities and compare the total monthly cost across homes, not list price alone.

Inspecting an established housing stock

Much of Garland's housing was built over several decades, and a home's age and update history shape its value more than its square footage. Foundation, roof, plumbing, electrical and HVAC systems deserve a close look, and the seller's disclosure covers only what the seller actually knows. Nitin helps you read the inspection, decide what matters and respond within the option period.

Reading the builder's contract on new construction

Where new construction is available in Garland, it comes with a builder's own purchase agreement rather than the standard Texas promulgated form, and that contract is written to protect the builder. Deposits, construction timelines, change orders and what happens if the build is delayed are all set by the builder's terms, and some newer communities carry special district assessments. Read who represents you at a Texas model home, the MUD vs. PID guide and the DFW builder FAQ hub, and learn how new construction buyer representation works.

Pricing without public sale records

Texas is a non-disclosure state, so sale prices are not public record and online estimates are modeled rather than observed. In a city where two homes of the same age and size can differ widely in condition and updates, your offer should rest on actual comparable sales, adjusted for condition, lot and location.

Getting Around Garland

Garland has two DART Blue Line stations, with direct light rail service to downtown Dallas and transfers to the rest of the DART system. Commuters driving to Dallas, Richardson and Plano generally use I-635, the President George Bush Turnpike, SH-78 or I-30, depending on which part of Garland they live in. Drive the route at the hours you would travel before choosing a home.

How Buyer Representation Works

Buyers now sign a written buyer representation agreement before touring homes with an agent. The agreement sets out what the agent will do for you, how long it lasts and how compensation is handled, including in builder communities and for-sale-by-owner homes. Those terms are discussed up front rather than at the closing table. Nitin walks through the agreement at the first meeting so you know exactly what you are signing. As a REALTOR®, he follows the National Association of REALTORS® Code of Ethics as well as Texas Real Estate Commission rules. Learn more about buyer services.
