Buying Your First Home in Garland, Texas

Garland has a feature almost no other DFW city does, and it shows up on your bill every month: the city owns its own electric utility. Garland residents are served by the municipal utility rather than choosing a retail provider on the deregulated Texas market.

For a first-time buyer that is worth understanding before you assume your utility costs will work the way they do everywhere else in the metro. You will not be shopping electricity plans, comparing retail providers or switching at the end of a contract term. Ask what a specific home has actually cost to run, because the usual comparison shopping does not apply here.

Three districts, one city

Garland ISD serves most of the city, and other districts serve parts of it, including Richardson ISD and Rockwall ISD at the edges.

District boundaries do not follow city limits, which means a Garland address does not settle the question and two comparable homes in the same city can sit in different districts. That affects price independently of the property, so comparable sales across Garland need reading carefully.

Confirm the assignment for the specific address with the district.

Close-in, with rail, at accessible prices

Garland is one of the larger cities in Dallas County and sits on the eastern side, inside a reasonable commute of central Dallas, with DART rail service.

The rail point has a practical consequence rather than a lifestyle one. A household that can operate with one vehicle instead of two has materially different monthly economics, and that gap is frequently larger than the price difference between two homes under consideration. Test the actual journey on a real weekday before you price it in.

The housing stock is substantially mid-century and later, in established neighbourhoods with mature trees and lots larger than production housing of comparable price at the metro's edge. That combination - close-in, rail, accessible detached housing - is genuinely hard to find.

What that stock needs checked

  • Electrical panel type and capacity, including whether it is a type insurers and lenders treat differently.

  • Plumbing supply material and the condition of any cast iron drain lines. A sewer scope is worth the cost at this age.

  • Foundation history with documentation, and any transferable warranty.

  • Roof age and decking condition.

  • HVAC age, ductwork and insulation, which together drive what the home costs to run - and given the utility situation, that running cost is worth establishing precisely.

  •

Questions for a Garland address

  1. Which district and which campuses serve this exact address? Garland ISD is not automatic.

  2. What has this home actually cost to run? Ask the seller for utility history rather than estimating from a provider comparison.

  3. What is the electrical panel, and has the plumbing been updated? The two consequential items on this vintage.

  4. Can a sewer scope be done during the option period? On cast iron drains this is the highest-value inspection available.

  5. What is the foundation history, with documentation? Standard North Texas diligence.

The option period

Resale market, so this is where it succeeds or fails, and on older stock there is genuinely something to find.

Order the general inspection immediately rather than late, add the specialist inspections the age warrants, and get those opinions inside the window. Once the option expires your leverage changes and a negotiable repair becomes an owned repair.

The seller's disclosure notice states what the seller knows as of signing. Texas law is explicit that it is neither a warranty nor a substitute for your inspection.

Financing and representation

Get pre-approved before shopping and ask about the total monthly obligation rather than the loan payment.

Ask your lender about renovation loan products. In a city of older housing, financing improvements into the purchase is frequently a better structure than buying turnkey at the top of your approval, and it is the conversation most first-time buyers never have.

Since August 2024 a buyer signs a written representation agreement before touring homes, stating compensation in clear terms. Compensation is negotiable and is not set by law, so nobody can accurately tell you representation is free.

I am not a lender and will not tell you what you can afford.

Frequently asked questions

Who provides electricity in Garland, Texas?

Garland owns and operates its own municipal electric utility, so residents are served by the city rather than choosing a retail provider on the deregulated Texas market. That means no plan shopping or switching, and it is worth asking a seller what a specific home has actually cost to run rather than estimating from provider comparisons.

What school district serves Garland?

Garland ISD serves most of the city, with Richardson ISD and Rockwall ISD serving parts at the edges. Because boundaries do not follow city limits, assignment must be verified by address with the district.

Is Garland good for first-time buyers?

It is one of the better close-in options in Dallas County, offering accessible detached housing in established neighbourhoods with DART rail access. The trade is older stock, which makes the inspection and a realistic repair budget central.

What should I inspect on an older Garland home?

Electrical panel type and capacity, plumbing supply material and any cast iron drain lines, foundation history with documentation, roof age and decking, and HVAC and ductwork age. A sewer scope is generally worth the cost on housing of this vintage.

Do I have to pay my own agent as a first-time buyer in Texas?

Compensation is negotiable and stated in the written buyer representation agreement signed before touring homes. It may be paid by you, contributed by the seller as a negotiated term of your offer, or split between them.

Get the real running cost, not an estimate

Between the municipal utility and the age of the stock, what a Garland home costs per month is a question with a specific answer rather than a general one. Get in touch and we will get it before you write an offer.
