Green Meadows, Celina TX: Homes, Schools, Taxes and Builders

Green Meadows is a master-planned community in Celina, Texas, developed by Tomlin Investments, minutes from the Dallas North Tollway and US-380. It is zoned to Celina ISD, and its plan calls for more than 20 acres of green space at full buildout along with resort-style amenities anchored by a community amphitheater. Homes come from several builders on homesites ranging to 70 feet wide, and HOA dues in the community have included front yard maintenance. Nitin Gupta, CRS, GRI, Broker Associate with Competitive Edge Realty, represents buyers and sellers in Green Meadows and across Celina.

Schools: Celina ISD

Green Meadows is served by Celina ISD, not Prosper ISD. Builder materials for the community have listed Lykins Elementary, Moore Middle School and Celina High School. Celina ISD is growing quickly and opening campuses as the city builds out, so attendance zones shift over time and can differ between phases of the same community. Confirm the assigned campuses for the specific homesite with the district before you write an offer rather than relying on a builder page or a listing's school fields. Compare districts with the DFW school district ratings guide.

Taxes and assessments

Celina-area tax rates run higher than many buyers expect, and a large part of that difference comes from special districts rather than the city or the school district. Confirm every taxing entity for the specific address with the Collin Central Appraisal District, including whether a MUD or PID assessment applies, at what rate and for how long it runs. On a home in this price range, that line changes the monthly payment more than most upgrade decisions. Read the MUD vs. PID guide, and compare total monthly cost rather than list price when weighing Green Meadows against communities without assessments.

HOA dues and front yard maintenance

HOA dues in Green Meadows have recently been published at roughly $150 to $160 a month, and that assessment has included front yard maintenance, covering mowing, mulching and landscaping, along with common area upkeep and amenity access. That service is worth pricing in when you compare against a community where you handle your own yard. Confirm the current amount, what it includes and when it starts for the specific home.

Builders and home types

Green Meadows is a multi-builder community, and the sections carry different names. CastleRock Communities and Brightland Homes, formerly Gehan Homes, have both built here, and K. Hovnanian Homes sells The Preserve at Green Meadows, a section offering three homesite collections from 50 to 70 feet with 13 floor plans, some including a separate suite designed for multigenerational living. Each builder writes its own contract, standard features and warranty, so two homes a street apart can differ in ways that show up at resale. Confirm who is selling, in which section and on what widths before you tour. Compare builders in the DFW builder guides and the builder FAQ hub.

What do homes cost?

Recent pricing from one builder in the community has run from roughly $495,000 to $625,000 for homes between about 2,200 and 3,700 square feet, with larger plans in other sections reaching beyond 4,300 square feet. Where a specific home lands depends on the section, homesite width, plan and inventory status, and builder incentives move the effective price. Because dues include yard service and the tax picture varies by address, compare total monthly cost rather than base price.

Amenities

The community is planned around mature trees, open space and walking trails, with more than 20 acres of green space and a suite of resort-style amenities at full buildout, anchored by a community amphitheater built for weekend events. Because a master plan delivers amenities in phases, ask which are open today and what the contractual timing is for the rest, and get that answer in writing rather than from a rendering.

Buying new construction in Green Meadows

The builder's sales representative works for the builder, not for you. New construction means a builder contract rather than the standard Texas promulgated form, with the builder's own terms on deposits, construction timelines, change orders and delays. In a multi-builder community those terms differ from section to section, and lot position relative to future phases, main roads and the amenity area is one of the few decisions you cannot revisit later. Read who represents you at a Texas model home and learn how new construction buyer representation works.

Location and commute

Green Meadows sits minutes from the Dallas North Tollway and US-380, which carry most commutes south toward Frisco, Plano and Dallas. Celina's downtown square, Old Celina Park and everyday shopping are a short drive, with larger retail and healthcare in Prosper, Frisco and McKinney. This corridor is still building out, so roads, schools and services change from year to year. Drive your own commute at the hours you would travel before choosing a section.

Comparing Green Meadows with nearby communities

Within Celina, Cross Creek Meadows and Enclave at Legacy Hills are also Celina ISD at lower entry prices, Light Farms is larger and mostly Prosper ISD, Cambridge Crossing also includes yard maintenance in its dues, Edgewood Creek publishes a tax rate near 2%, and Century Farms pairs a Celina address with McKinney ISD. In Prosper, Star Trail and Windsong Ranch carry no MUD or PID. School district, assessments, dues and what those dues include are what separate these communities, not amenity photos.

Selling a home in Green Meadows

Sellers here compete with builder inventory and incentives inside the same community. Pricing works best against recent sales in the same section and homesite width rather than a community-wide average, and having the school, tax and HOA answers ready keeps a deal moving. See the seller marketing plan and seller services, or learn about landlord leasing services if you plan to rent the home out.
