A neighborhood inside a larger master plan

Uptown Celina is the 675-acre master plan; The Heights is one neighborhood within it, alongside The Ranch at Uptown, La Terra at Uptown and North Square at Uptown. Each neighborhood has its own builders, price points and, in some cases, its own amenities, and the development's plan includes athletic fields, playgrounds, dog parks and open green space across the whole property. Before you sign, ask which amenities your specific address includes, which are shared across Uptown Celina, which are still to be built and what the timing is, and get the answer in writing rather than from a rendering. The Heights is marketed with its own private amenity center, so confirm what that means for access to facilities in the other neighborhoods.

Schools: Celina ISD

The Heights at Uptown Celina is in Celina ISD, and builder material currently lists Martin Elementary, Moore Middle School and Celina High School. Celina ISD is one of the fastest-growing districts in North Texas and opens campuses as the city builds out, so attendance zones shift and can differ between phases of the same neighborhood. Three builders are selling in The Heights: Perry Homes, Olivia Clarke Homes and Normandy Homes, on homesites including a 45-foot collection. Each writes its own contract, standard features and warranty, so two homes on the same street can differ in ways that matter at resale, and the walkable street design means lot position, porch orientation and proximity to the amenity center and future retail carry more weight here than in a conventional subdivision. Published pricing varies by source and by builder, from the $300,000s on the narrower homesites to the $490,000s and up for larger plans, which is a wide enough spread that a single community number is not useful. Ask each builder for current base pricing on the specific plan and homesite, then compare total monthly cost including HOA dues and any special district assessment rather than comparing base prices. HOA, taxes and what to verify

The community's association is managed by a third-party management company, and dues, what they cover and when they start should be confirmed in writing for the specific home. Separately, confirm every taxing entity for the address with the City of Celina and the Collin Central Appraisal District, including whether a MUD or PID assessment applies, at what rate and for how long.   • Amenity timing: which parts of the private amenity center, pool, parks and trails are open today, and the contractual timing for the rest.

  • Planned retail: where it will sit relative to your homesite, since walkable retail is a benefit on one street and traffic on another.

  • Future phases: what is scheduled next to your lot, including roads, drainage and the neighborhoods still to be built within Uptown Celina.

  • Campus assignment, in writing from Celina ISD, for the specific lot.

  • Golf cart access: the routes that exist today versus the ones shown on the master plan.

Location and commute

Uptown Celina sits about 40 miles north of Dallas, between Preston Road and the future extension of the Dallas North Tollway, with access to US-380 and the North Dallas employment corridors. Its defining feature is the connection to Downtown Celina: the master plan treats the historic square as an extension of the neighborhood, reachable by trail or golf cart rather than by car. Because the tollway extension and surrounding roads are still being built, drive your own commute at the hours you would travel before choosing a homesite.
