Buying a First Home in Highland Village, Texas
Highland Village is small, built out and sits at the upper end of the Lewisville ISD price range. For a first-time buyer that combination produces a specific problem: there is not much of it, it rarely trades, and when it does it is not competing on price.
This page is about whether that is worth your patience, and what to do if it is not.
A small city that finished growing
Highland Village occupies a compact area on Lake Lewisville in Denton County, and it is effectively built out. There is no meaningful new construction, which means every purchase is a resale drawn from a fixed supply.
The consequences are consistent with any built-out market and worth stating plainly:
-
Inventory is thin at any given moment. You wait for the right home rather than choose among several.
-
Every transaction is a resale, running on the promulgated Texas contract, with the inspection carrying real weight.
-
The stock has an age profile. Much of the city went up over a compressed period, so major systems across whole neighbourhoods reach the end of service life on a similar clock.
-
Comparable data is decent, which is a genuine advantage over the growth corridors where comparables are thin and prices are constructed.
The district is why most people are here
Highland Village is served by Lewisville ISD, which also serves Flower Mound, Lewisville itself and several other municipalities. Within that district, Highland Village and Flower Mound generally sit at the top of the price range.
That leads to the single most useful point on this page. If the district is the actual priority rather than the specific city, Lewisville and parts of Carrollton and The Colony sit lower while remaining inside the same district. The difference in monthly cost can be substantial and the district is the same.
The caveat that makes this workable rather than theoretical: district boundaries do not follow city limits anywhere in this group. Every address has to be verified with the district individually, in whichever city you end up looking.
The lake
Lake Lewisville shapes the city and part of its price structure. For a first-time buyer the practical points are not scenic ones. Proximity to water can affect insurance considerations and occasionally lending requirements, so ask an insurance agent and your lender about a specific address early rather than at underwriting. Shoreline and federally managed land also affects what can be built and how a property can be used.
Questions for a Highland Village address
-
Which district and which campuses serve this exact address? Confirm with the district even here.
-
What is the age and replacement history of the roof, HVAC, water heater and electrical panel? On stock of this vintage, this is the real budget.
-
Is there foundation repair history, with documentation? Standard North Texas diligence.
-
What are the insurance considerations for this address? Ask early, particularly near the water.
-
Is there an association, and what does the resale certificate say? Order it early; it runs on its own clock.
The option period is where this succeeds or fails
In a resale-only market with thin supply, buyers feel pressure to move fast and then compress their diligence. That is exactly backwards.
Order the general inspection immediately rather than on day five. Read it for the items carrying real cost rather than by page count, and get any specialist opinion inside the window. Once the option expires your leverage changes completely and a repair you could have negotiated becomes a repair you own.
The seller's disclosure notice states what the seller knows as of the day they signed it, and Texas law is explicit that it is neither a warranty nor a substitute for your inspection.
Financing and representation
Get pre-approved before shopping, and ask about the total monthly obligation rather than the loan payment, since taxes, insurance and any dues count against your ratios.
On an older home, ask your lender specifically about renovation loan products. Financing work into the purchase is sometimes a better answer than stretching for a home that needs nothing.
Since August 2024 a buyer signs a written representation agreement before touring homes, stating compensation in clear terms. Compensation is negotiable and is not set by law, so nobody can accurately tell you representation is free.
I am not a lender and will not tell you what you can afford.
Frequently asked questions
Is Highland Village good for first-time buyers?
It is a difficult entry point. The city is small, effectively built out and sits at the upper end of the Lewisville ISD price range, so supply is thin and prices are firm. Buyers prioritising the district rather than the specific city generally find better value in Lewisville or parts of Carrollton and The Colony.
Is there new construction in Highland Village?
Very little. The city is effectively built out, so essentially every purchase is a resale from a fixed supply, which makes the inspection and the option period central.
What school district serves Highland Village?
Lewisville ISD, which also serves Flower Mound, Lewisville and several other municipalities. Because district boundaries do not follow city limits in this area, assignment should still be verified by address with the district.
Where can I buy in Lewisville ISD for less?
Lewisville itself, along with parts of Carrollton and The Colony, generally prices below Highland Village and Flower Mound while remaining inside the district. Each address still needs individual verification because the boundaries do not follow the city limits.
Do I have to pay my own agent as a first-time buyer in Texas?
Compensation is negotiable and stated in the written buyer representation agreement signed before touring homes. It may be paid by you, contributed by the seller as a negotiated term of your offer, or split between them.
