Irving Buyer's Agent: Buyer Representation in Irving, Texas

An Irving buyer's agent represents you, not the seller and not the builder. Irving sits entirely inside Dallas County, which makes one question simple. Almost nothing else about the city's boundaries is. Three separate school districts serve Irving students, two of them headquartered outside the city, and in the northwest a single community can be split between two districts, neither of which is Irving ISD. If you take an Irving address at face value, you can be wrong about the schools, the tax accounts and the campus your student would attend, all at once.

What does an Irving buyer's agent actually do?

Every transaction contains a set of questions, and each one belongs to somebody. Much of representation is knowing which answers you can rely on and which ones somebody has to go and get.

  • Which school district serves this address? The district, in writing, by address. In Irving this is the load-bearing question.

  • Is this a single-family, townhome or condominium purchase? It changes the documents, the lender review and the timeline.

  • What does the association control and what does it cost? The resale certificate, the governing documents, and whether there is a master association above a sub-association.

  • Will a lender finance this project? The lender, after reviewing the association's questionnaire and budget.

  • What did the seller disclose, and what did they leave out? The seller's disclosure read closely, plus your inspector.

  • What is this home worth relative to what has sold? Your agent.

  • What does this contract obligate me to do? Your agent, and your attorney where it becomes a legal question.

  • Is this the right home for you? You.

A listing agent works for the seller. An onsite representative in a builder's model works for the builder. Neither is doing anything improper. They are on the other side of the transaction, which is why the buyer's side exists as a separate role. How many school districts serve Irving?

Three, and the City of Irving says so on its own website rather than leaving buyers to discover it.

  • Irving ISD serves the southern two-thirds of the city, with more than 33,000 students across roughly 38 facilities.

  • Carrollton-Farmers Branch ISD serves part of the northern third. CFBISD is based in Carrollton and serves most of Carrollton and Farmers Branch plus parts of Addison, Coppell, Dallas and Irving.

  • Coppell ISD serves the rest of the northern third. CISD serves most of Coppell plus parts of Grapevine, Irving, Dallas and Lewisville, with more than 12,800 students.

Notice what that means. Two of the three districts serving Irving students are headquartered in other cities and are named after other cities. Both operate campuses physically inside Irving. So a buyer who reasons "Irving address, therefore Irving ISD" is making an assumption that is simply wrong for the whole northern third of the city.

Why is Valley Ranch the hardest address in the metro to read?

Because in Valley Ranch the community is split, and neither piece is Irving ISD.

Valley Ranch has an Irving address and sits inside Irving city limits. Valley Ranch Elementary is a Coppell ISD campus. Ranchview High School, which stands on Valley Ranch Parkway East inside Irving, is a Carrollton-Farmers Branch ISD campus, and it serves students from portions of Valley Ranch and Las Colinas along with parts of Coppell and Farmers Branch. Barbara Bush Middle School, which serves Hackberry Creek and parts of Valley Ranch, is also a CFBISD campus rather than an Irving ISD one.

Las Colinas splits as well: the western portion falls to CFBISD while other parts fall to Irving ISD. And the confusion is not resolved by ZIP code either. Inside 75063 alone you will find both a Coppell ISD elementary campus and a CFBISD high school.

So in northwest Irving the reliable answer is not the city, not the ZIP, and not always even the community name. It is the district's own address lookup, confirmed in writing, campus by campus. Irving Neighborhoods and Communities Served

Irving spans master-planned family communities, an urban high-rise center, gated luxury enclaves, and established mid-century neighborhoods — each with a different buying strategy.

Valley Ranch

A self-contained, canal-lined master-planned community in the 75063 ZIP, tightly clustered with parks, library, and restaurants, and one of the most internationally diverse family pockets in Irving. Much of it is zoned to top-rated Coppell ISD and Carrollton-Farmers Branch ISD campuses. See the dedicated Valley Ranch buyer's guide.

Las Colinas

Irving's corporate and residential centerpiece, combining the walkable Urban Center high-rises and the Water Street district with established estate neighborhoods around the country clubs, drawing corporate professionals and executives.

Hackberry Creek

A gated luxury community between Valley Ranch and Las Colinas, built around the Hackberry Creek Country Club and its Byron Nelson-designed golf course, with eligibility for Coppell ISD open enrollment for many residents.

Cypress Waters

The area's newest identity, a lakeside master-planned community built in the 2010s with trails, dog parks, and modern construction, popular with younger professionals who want resort-style amenities near DFW Airport.

The Bridges & Avadene at Las Colinas

Newer luxury and estate communities near Las Colinas, some of which have recently gained expanded Coppell ISD open enrollment eligibility, making exact-address zoning verification especially valuable here.

South Irving & the Hospital District

More established, centrally located, and generally more affordable neighborhoods near Baylor Scott & White Medical Center, offering an accessible entry point into Irving for first-time buyers.

Multilingual and South Asian Buyer Representation

Irving, and Valley Ranch in particular, is home to one of the largest and most established South Asian communities in North Texas, with Indian, Pakistani, and broader South Asian families drawn by the schools, the diversity, and the convenience. New Construction Representation in Irving

New Construction Communities in Irving

Set expectations correctly here, because this is where Irving differs most from the northern suburbs. Irving is a built-out city. There is no Irving equivalent of a 3,000-homesite master plan opening a new phase every quarter — the land for that does not exist. What Irving offers instead is small-scale infill: gated enclaves of a few dozen custom homes, boutique townhome communities, and golf villas, mostly concentrated in Las Colinas and largely at the luxury end.

That scarcity cuts both ways. Inventory is genuinely limited and competition for the good lots is real, so knowing what is releasing before it is advertised matters more here than in a market with constant supply. On the other hand, these communities are finite by design — when a 73-lot enclave is done, it is done, which tends to support value. Below are the projects buyers ask about most. Avadene at Las Colinas

Irving's most exclusive new construction — a gated community of just 73 custom homesites across 22 acres at the corner of Las Colinas Boulevard and La Villita Boulevard, on land behind the Fluor headquarters. Built by Alexander Hunt Distinct Homes, with meandering walking trails, pickleball courts, and a community mail center, minutes from the Toyota Music Factory, Water Street, Las Colinas Country Club, the Nelson Golf & Sports Club, and Campion Trails. Homes generally start around 5,775 square feet and are priced well into the multi-million-dollar range, with build times typically running about nine to eleven months.

Linkside Las Colinas

A gated Cadence Homes community of 75 luxury, low-maintenance townhomes — three stories, two- and three-bedroom floor plans, elevated terraces, and a garage sized for two cars plus a golf cart. It sits directly adjacent to The Nelson Golf & Sports Club, with a members' golf cart path to the TPC fairway, an on-site pavilion, grill station, and fire pit. A strong fit for buyers who want the golf-and-resort lifestyle without a yard to maintain.

The Residences — Luxury Golf Villas

One-story luxury villas positioned on the 17th and 18th fairways of the TPC Las Colinas golf course, adjacent to the Ritz-Carlton Las Colinas and the Nelson Golf & Sports Club. Open-concept designs with high ceilings, private terraces, and enclosed multi-car garages; certain villas offer panoramic waterfall views. Genuinely rare product — walk-out fairway access in this location is not something that comes up often.

Hillside at Las Colinas

Central Living by David Weekley Homes, a builder with more than 45 years in the Dallas-Fort Worth market, building thoughtfully designed rear-entry homes in a central Las Colinas location. One of the more accessible entry points into new construction in the area.

Cordoba Estates & Barcelona Estates

Small executive enclaves — Cordoba is a 35-home community — positioned for buyers who want new construction with quick access to DFW International Airport, the President George Bush Turnpike, and the Las Colinas business corridor. Barcelona Estates features modern designs, including plans with dual primary suites.

Cypress Waters & Valley Ranch Infill

Cypress Waters, on the Irving side of North Lake, continues to add newer homes within a walkable, mixed-use setting. In Valley Ranch, new construction is now largely a matter of scattered infill on the last remaining sites — worth watching precisely because there is not much left. Which campus serves a specific Irving address?

My policy is stated publicly and I apply it the same way in every city: I do not rate, rank or compare school districts or campuses.

That is worth being explicit about here, because Irving is one of the places where you will find a great deal of content comparing the three districts by letter grade or by ranking site. Steering a buyer toward or away from an area on that basis is precisely what an agent should not be doing, so I do not publish those comparisons and I do not make that argument to clients.

What I do instead is procedural. I confirm the district and the assigned campuses for your specific address with the district itself, in writing, and I flag anything pending that could change before your student would enroll. All three districts publish address-based lookup tools, and in the northern third of Irving you should check the elementary, middle and high school assignments separately rather than assuming they share a district. As Valley Ranch shows, sometimes they do not.

Why does the district matter to the payment, not just the schools?

Because the school district line is the largest single component of a Texas property tax bill in most places, and Irving is no exception.

Two homes with the same list price, in the same city, can carry different monthly costs because they sit in different districts with different rates. A lender's initial estimate does not always reflect the correct district if the address was assumed rather than verified. This is worth establishing before you are under contract, and it is one of the first things I check on any Irving address, alongside the association dues where those apply.

What is different about buying a condo or townhome in Irving?

Irving carries more attached and mid-rise inventory than most of its neighbors, particularly around Las Colinas, and an attached purchase is a different transaction from a single-family one.

  • The documents are heavier. Beyond the resale certificate you are looking at declarations, bylaws, rules, the budget, the reserve position and any pending special assessment.

  • There may be two associations. A master association above a sub-association means two sets of dues, two sets of rules and two sets of documents to read.

  • The lender reviews the project, not just you. Financing an attached unit generally involves a questionnaire to the association and a look at owner-occupancy, delinquency and reserves. A project that does not pass review can end a transaction late, after you have spent money on it, which is why this belongs early in the timeline rather than at underwriting.

  • Leasing rules vary. If you might rent the unit later, that answer is in the governing documents and can change.

None of this makes attached housing a worse purchase. It makes it a purchase with a document review that a single-family transaction does not require, and the review needs to happen inside your option period rather than after it.

Do you have to pay a buyer's agent in Irving?

Buyer agent compensation is negotiable and it must be stated in writing in your representation agreement. Beyond that, who pays is a term of the transaction. The seller or the listing broker may offer compensation to the buyer's broker. You may agree to pay it directly. Your offer may ask the seller to contribute toward it. Which applies depends on the property and on what gets negotiated.

Be careful with any agent, on any website, who tells you that representation "costs you nothing" or that "the builder pays." That framing is common in marketing and it is not a reliable description of how compensation works. The accurate version is that compensation is a negotiated term you should see in writing before you agree to it.

What changed for Texas buyers on January 1, 2026?

Senate Bill 1968 amended the Texas Real Estate License Act, effective January 1, 2026. Two changes matter to a buyer.

Subagency was repealed. The older arrangement under which an agent could work with a buyer while legally representing the seller is gone.

A written agreement is now required. A license holder must have a written agreement with a prospective buyer before showing residential property or making an offer on their behalf. The statute preserves a narrow path for showing a property with no agreement in place, but on that path the license holder cannot give you advice or opinions about the property.

You will see this overstated online, including claims that every buyer must sign a representation agreement before touring anything, and claims that builder sales representatives now carry a specific written disclosure duty under this statute. Neither is an accurate description of what the bill does.

How do you check that an Irving agent is who they say they are?

This applies to me as much as to anyone else, and it takes about five minutes.

  1. Find the named license holder. A page showing a brokerage name and an unlabelled photo but never naming the individual agent is telling you something.

  2. Look the license up. Texas license numbers are public and searchable through the Texas Real Estate Commission. Mine is 0668540, and Competitive Edge Realty holds 9004661.

  3. Check that the brokerage is named. Texas advertising rules require it.

  4. Open the required notices. The Information About Brokerage Services form and the Consumer Protection Notice should be reachable and readable, not printed as decorative footer text. Mine is at nitinguptadfw.com/iabs.

When you probably do not need me

If you already own in Irving, know the street you want, know which district that street is in, and are comfortable reading a set of association documents without help, you may not need buyer representation on this purchase. Representation is worth what it catches, and if there is nothing to catch you should not pay for it.

Where it earns its keep here is in the situations this page is about: an address in the northern third of the city where the district is not the one the listing implies, an attached purchase where the project review can end the transaction late, or an international or out-of-state move where nobody has yet explained that this city has three districts and two of them are named after somewhere else.

What does an Irving buyer's agent do?

An Irving buyer's agent represents the buyer rather than the seller or the builder. In Texas a buyer's representative owes fiduciary duties including loyalty and confidentiality. In Irving the work centers on establishing which of three school districts serves an address, what kind of property it is, and what the contract and any association documents obligate you to do.

How many school districts serve Irving, Texas?

Three. Irving ISD serves the southern two-thirds of the city. Carrollton-Farmers Branch ISD and Coppell ISD serve the northern third between them. Two of the three are headquartered outside Irving and named after other cities, yet both operate campuses inside Irving city limits.

Is every home in Irving in Irving ISD?

No. Irving ISD serves the southern two-thirds of the city. Addresses in the northern third are served by either Carrollton-Farmers Branch ISD or Coppell ISD. An Irving mailing address does not establish the district, and neither does the ZIP code. Confirm the assignment with the district itself, by address.

What school district is Valley Ranch in?

It depends on the campus, and Valley Ranch is split. Valley Ranch Elementary is a Coppell ISD campus. Ranchview High School, located on Valley Ranch Parkway East inside Irving, is a Carrollton-Farmers Branch ISD campus, as is Barbara Bush Middle School, which serves Hackberry Creek and parts of Valley Ranch. Neither district is Irving ISD.

Can one Irving community be in two school districts?

Yes. In the northwest of the city a single community can have its elementary assignment in one district and its middle or high school assignment in another. That is why the elementary, middle and high school assignments should each be checked separately for a specific address rather than assumed to share a district.

Is Ranchview High School in Coppell ISD?

No. Ranchview High School is a Carrollton-Farmers Branch ISD campus, even though it stands inside Irving and serves students from Valley Ranch, portions of Las Colinas, Coppell and Farmers Branch. It is a common point of confusion for buyers in northwest Irving.

Does a 75063 ZIP code tell me the school district?

No. Inside 75063 alone you will find a Coppell ISD elementary campus and a Carrollton-Farmers Branch ISD high school. ZIP codes are postal routing boundaries and school district boundaries are drawn separately, so the two do not line up. Verify by street address with the district.

Which county is Irving in?

Irving sits entirely inside Dallas County. That makes the county question straightforward, which is unusual in this metro, and it means one appraisal district holds every parcel in the city. The school district question is the complicated one here, not the county.

Does the school district change my monthly payment in Irving?

Yes. The school district line is typically the largest single component of a Texas property tax bill, so two homes at the same list price in the same city can carry different monthly costs if they sit in different districts. A lender estimate built on an assumed district rather than a verified one can be off.

What should I check before buying a condo or townhome in Irving?

What is the difference between a buyer's agent and a listing agent in Texas?

A listing agent has a contractual duty to the seller and must pass along anything learned about a buyer that would give the seller an advantage. A buyer's agent owes those duties to the buyer instead. Neither is doing anything improper. They are on opposite sides of the same transaction, which is why relying on the listing agent for advice about value or strategy does not work.

What is an intermediary in a Texas real estate transaction?

Texas permits a broker to act as an intermediary when the same brokerage represents both the buyer and the seller. In that arrangement the broker cannot give advice or opinions to either party. It is a legitimate structure, but it is not the same as having someone advising only you, and you should know which one you have before you make an offer.

Can a seller's agent represent me instead of a buyer's agent?

No. A seller's agent cannot advocate for you or advise you on value or negotiation strategy, because they work for the seller. They must also disclose to the seller anything they learn about you or your circumstances that would affect the seller's decision making. Advice that is only about your interests has to come from someone representing only your interests.

Do I need my own agent to buy new construction in Irving?

A builder will tell you that you can work with them directly, and you can. But the onsite representative works for the builder, and a builder contract is drafted by the builder's counsel and differs materially from the standard promulgated contract used in resale. Completion language, change orders, warranty tiers and inspection access during construction all reward reading line by line. I have closed more than 300 new construction transactions.

Will you represent me on a for sale by owner home in Irving?

Yes. Most for sale by owner properties in this area are still listed on the MLS, and in many cases the owner offers compensation to a buyer's broker. Where the owner does not, it becomes your decision whether to continue with representation and pay it yourself or to proceed unrepresented. Either way you should know which situation you are in before you write an offer.

How much house can I afford in Irving?

That is a lender's answer, not an agent's, and it should come before you tour anything. A loan officer will look at your income, your existing obligations, your credit profile and the loan program to establish what you qualify for. Conventional, FHA and VA programs apply different standards, and association dues affect the calculation on an attached purchase. I can introduce you to lenders who work in this market.

Why use an agent instead of searching listing sites myself?

Keep using them. The gap is that consumer sites refresh on a delay and status can change before you see it, and they do not reliably tell you which of three districts serves the address, whether a community is split between two of them, or what the association documents say. How are you different from other agents who call themselves buyer's agents in Irving?

Two things are checkable rather than claimed. First the credentials: CRS, GRI, CLHMS, ALHS, PSA, ABR, MRP, TRLS, TRPM, SRS, SRES and e-PRO, with a Texas license you can look up, and D Magazine Best REALTOR recognition in 2020, 2023 and 2024. Second, a stated policy on schools: I do not rate, rank or compare districts or campuses, which in a three-district city means I verify assignments rather than argue about ratings.

Is a REALTOR different from a real estate agent?

Yes. A REALTOR is a licensed agent who is also a member of the National Association of REALTORS and its state and local boards, and is bound by the NAR Code of Ethics in addition to Texas statutes and Texas Real Estate Commission rules. Every REALTOR is a licensed agent. Not every licensed agent is a REALTOR.

What does a buyer's agent do during negotiation?

The visible part is price. The larger part is everything attached to it: which contingencies belong in the contract, what the inspection findings actually support, how repair and closing cost items are structured, how deadlines are sequenced so nothing lapses, and what to keep confidential so it cannot be used against you. How that gets executed on a specific property is the work itself, and it is worth a conversation rather than a checklist.
