Because Lantana sits outside any city's limits, the arrangement differs from what most buyers are used to. Services and governance come from a combination of Denton County, the fresh water supply districts that serve the community, and the homeowners association, rather than from a city hall.

For a seller, three things follow.

The tax picture is different, not necessarily higher or lower. A buyer comparing Lantana with a home inside a nearby city is comparing the full set of taxing units on each parcel. Confirm exactly which units apply to your property through the county appraisal district's records and the tax certificate, and have the current figures ready rather than approximations.

Association dues and what they cover matter more than usual. Amenities in a master-planned community are funded through the association, so buyers want to know what the dues include, how they have moved, and whether any assessment has been levied. Vague answers invite discounting; specific ones build confidence.

Buyers ask practical service questions. Who provides water and wastewater, how refuse collection works, and which agency responds to calls are all reasonable questions from someone who has only ever lived inside a city. Answering them plainly removes an objection that has nothing to do with the house.

What a Lantana home competes against

Buyers looking at Lantana usually also consider Flower Mound, Argyle, Bartonville, Denton and, further out, communities along the I-35W corridor. Those alternatives differ on lot size, governance, district and monthly cost, and Lantana's amenity package is part of what the dues buy.

Within the community, the comparison set is narrower than it looks: sections differ by era, builder, lot pattern and price band, and turnover in any one section can be limited. Verify the school district and campuses

School assignment follows the physical address and the district's attendance boundaries rather than a community name, and campus assignments change as districts adjust to growth. Confirm the district and the specific campuses for your address with the district before the listing goes live, and keep the confirmation in the file. In an unincorporated community, where buyers are already asking more questions than usual, an unambiguous answer here is worth having ready.

Show the community as well as the house. For buyers, a meaningful part of the value is the amenity package, the trails, the golf and the setting, so photography and video should place the home within it. Alongside that, the listing needs accurate district and campus detail, a clear statement of dues and what they cover, and the cost picture including every taxing unit. Before you sign a listing agreement

  • Confirm every taxing unit that applies to your parcel and get the current figures, along with the association dues and what they include.

  • Obtain the association's resale documents early, since the timeline for producing them is outside your control.

  • Confirm the school district and the specific campuses for the address, and keep the documentation.

  • Ask for a written pricing analysis that positions the home within its own section of the community and against the neighbouring towns buyers are also considering.

  • Read the term, the protection period and the cancellation provisions before signing. The residential listing agreement most Texas brokerages use is a Texas REALTORS® form rather than a TREC-promulgated contract, so terms vary between brokerages.

  • Update the seller's disclosure notice, and gather improvement records with dates.

Common questions from Lantana sellers

Does being unincorporated hurt my sale?

Not when it is explained accurately. It is unfamiliar rather than disadvantageous, and unfamiliarity is what buyers discount. Sellers who present the services, the districts and the dues clearly convert that unfamiliarity into a decision the buyer has already made before writing an offer.

How should I present the tax and dues picture?

With the actual figures for your parcel: each taxing unit, the association dues, what the dues fund, and any assessment history. How is a home priced when few similar homes have sold in my section?

Where the data is thin, the active competition carries more weight because that is what buyers are choosing between now.

Do I need to be in Texas to close?

No. Remote and mail-away closings are routine and are coordinated through the title company, with documents signed before a remote or mobile notary or, where the title company and lender allow it, under a power of attorney. Arrange it early rather than in closing week.
