Legacy Hills, Celina TX: Neighborhoods, Schools, Builders and What to Verify

Legacy Hills is a roughly 3,200-acre master-planned development in Celina, Texas, by Centurion American Development Group, near Legacy Drive and Celina Parkway with direct access to the Dallas North Tollway extension. It is the developer's largest mixed-use project, planned for about 7,000 single-family homes, 4,100 multifamily units and 100 acres of commercial development, with homes selling since late 2024. Rather than one neighborhood, Legacy Hills is a collection of separate tracts, each with its own builder, price point, amenity center and character, plus a Del Webb 55+ section. How Legacy Hills is organized

The single most important thing to understand before touring is that "Legacy Hills" is the master plan, not the neighborhood you would buy in. Distinct tracts within it carry their own names, their own builders and their own lot widths, ranging across 40-, 50-, 60- and 65-foot homesites. Enclave at Legacy Hills is one example, built by Beazer, and Lilybrooke at Legacy Hills is another, built by M/I Homes. Each subdivision is planned to have its own amenity center, community pool and playground, in addition to the shared facilities across the master plan. So when a sales office describes the amenities, ask which belong to your tract, which are shared, which are city facilities and which are still to be built, and get the answer in writing.

 

What is planned across the master plan

At full buildout, Legacy Hills is planned to include seven amenity centers, a 27-acre city sports park, a three-mile walking and biking trail, playscape areas, an 18-hole championship golf course with a clubhouse, driving range, putting green and short-game area, a police station, two fire stations and two Celina ISD campuses. The golf course would be Celina's first. This is a long-horizon build, and a buyer in an early tract may live alongside construction for years while those facilities arrive. Schools: Celina ISD

Legacy Hills is zoned to Celina ISD, and the master plan includes land for two district campuses inside the community. Until those open, students attend existing Celina ISD schools, and assignments will change as new campuses come online and the district adjusts boundaries for growth. That means the campus your builder names today may not be the campus your child attends in a few years. Confirm the current assignment for the specific homesite with the district, and ask the district about the timeline for the on-site schools. Builders and home types

Builders across Legacy Hills have included Ashton Woods, Beazer Homes, D.R. Horton, First Texas Homes, Lennar, M/I Homes, Mattamy Homes, UnionMain Homes, Starlight Homes, Windsor Homes and Del Webb, part of PulteGroup, in the 55+ section. Each builds in its own tract with its own contract, standard features and warranty, so comparing two homes in Legacy Hills often means comparing two different builders' terms rather than two floor plans. Recent pricing from one builder in the community ran from roughly $475,000 to $589,000 for homes between about 1,860 and 3,270 square feet, though the range across tracts is wider. Del Webb at Legacy Hills: the 55+ section

Del Webb at Legacy Hills is an age-restricted 55+ neighborhood within the master plan, with its own amenity package: more than 15,000 square feet of social space, a restaurant and bar, a fitness center, sports courts including pickleball, walking trails and its own set of home designs. It carries its own assessments and rules, separate from the rest of Legacy Hills. Buyers considering it can also see senior real estate services and DFW retirement communities.

What to verify before you sign

  • Assessments: whether a PID or MUD applies to the specific homesite, at what rate and for how long. On a development of this scale, infrastructure financing matters, and the answer can differ by tract. Read the MUD vs. PID guide.

  • HOA structure: whether you pay a master association, a tract-level association, or both, what each covers and when they start.

  • Amenity access and timing: which centers, pools and parks your address includes, what the golf course will cost to use, and the schedule for anything unbuilt.

  • School assignment, current and projected, in writing from Celina ISD.

  • What gets built next to your lot: future tracts, multifamily sites, the 100 acres of commercial, roads and the tollway extension.

Buying new construction in Legacy Hills

The builder's sales representative works for the builder, not for you. New construction means a builder contract rather than the standard Texas promulgated form, with the builder's own terms on deposits, construction timelines, change orders and delays. Across ten or more builders in one development, those terms vary widely, and so do standard features, warranty coverage and how incentives are structured. Lot position matters more here than in a finished neighborhood: your view today may be a future tract, a commercial pad or a tollway frontage road. Location and commute

Legacy Hills sits near Legacy Drive and Celina Parkway with direct access planned to the Dallas North Tollway extension, and reasonable connections to FM 455, Dallas Parkway, the Sam Rayburn Tollway and US-380. That tollway extension is the reason this location works at all for commuters heading to Frisco, Plano or Dallas, and it is still being built out, so today's drive time and tomorrow's may differ. Comparing Legacy Hills with nearby communities

Legacy Hills competes on scale and future amenities. Light Farms is smaller, largely built out and mostly Prosper ISD, with its amenities already delivered. Cambridge Crossing includes front yard maintenance in its dues. Hillside Village is a single-phase community with a confirmed PID. The Heights at Uptown Celina and La Terra sit in a different master plan closer to downtown. Green Meadows, Cross Creek Meadows and Edgewood Creek are smaller neighborhoods at varied price points.
