Buying Your First Home in McKinney, Texas

McKinney is the one city in this part of Collin County where a first-time buyer's entry point is usually a resale rather than a new build. Everywhere north and east of here, the entry tier is a house that did not exist three years ago. In McKinney it is more often a house from the 1990s or 2000s, in a neighbourhood that has finished growing, on a street with mature trees.

That makes it a fundamentally different transaction, with different risks and a different thing to worry about. Most first-time buyer advice written for this region is written about new construction, and it does not transfer.

Why a resale is a different purchase

A resale runs on the promulgated Texas contract. Your unrestricted exit is the option period, and it is short. What you do with it is the inspection, and on a home with twenty or thirty years of history the inspection is not a formality.

A new build runs on the builder's own contract. The option period may not carry over at all, and the risk lives in the completion date and the selections rather than in the condition of the house.

Neither is safer. They fail differently:

  • On a resale, your exposure is condition. Roof, HVAC, water heater, plumbing, electrical, foundation history. These are knowable, and the option period is when you find out.

  • On a new build, your exposure is a date and a contract you did not draft. The house is fine; the calendar is the problem.

For a first-time buyer with limited reserves, the resale risk is the more manageable one, because it can be investigated before you are committed. That is a genuine argument for McKinney that nobody makes.

What to actually do with the option period

This is the most valuable short window in the whole transaction and most first-time buyers underuse it.

Get the general inspection immediately, not on day five. Then read it for the things that cost real money rather than the page count: foundation, roof age and condition, HVAC age, electrical panel type, plumbing material, and any evidence of water intrusion. A long report full of minor items is normal and is not the same as a bad report.

Where the general inspection flags something structural or mechanical, get the specialist opinion inside the window rather than after it. Once the option expires, your leverage changes completely, and a repair you could have negotiated becomes a repair you own.

The seller's disclosure notice is a statement of what the seller knows as of the day they signed it. It is useful and it is not a substitute for the inspection, and Texas law is explicit that it is not a warranty.

The trade-offs of an older home

Older housing generally means a better location for the money, larger lots than new production homes, established trees, and a neighbourhood whose character is already settled rather than projected.

It also means systems with finite remaining life, potentially higher utility costs, and updates that are yours to make and to fund. The honest way to budget a resale is to treat the major systems' remaining life as a schedule of future costs rather than as someone else's problem.

There is also new construction in McKinney, mostly toward the outer edges of the city, so you do have a choice here. That is worth knowing rather than assuming the city is one thing.

Questions for a McKinney address

  1. How old are the roof, HVAC, water heater and electrical panel? The real budget lives here, not in the list price.

  2. Is there foundation repair history, and is documentation available? In North Texas this is a standard question, not an accusation.

  3. Which district and which campuses serve this address? Verify with the district by address.

  4. Is there an association, and what does the resale certificate say? Order it early; it has its own delivery clock and its own termination right if it does not arrive.

  5. Is this a resale or a builder transaction? They run on different contracts and your exits differ.

Financing

Get pre-approved before shopping, and ask your lender about the total monthly obligation rather than the loan payment, since taxes, insurance and any association dues all count against your ratios.

On an older home, ask specifically about renovation loan products. If the house you can afford needs work, financing the work into the purchase is sometimes a better answer than buying a home that needs nothing and costs more. That is a real conversation with a lender rather than a website answer.

State and local first-time buyer programmes exist and their rules change. Note that first-time buyer usually means not having owned a primary residence in the past three years rather than never having owned one, which disqualifies fewer people than they assume.

I am not a lender and will not tell you what you can afford. That conversation comes first and belongs with someone licensed to have it.

Representation

Since August 2024 a buyer signs a written representation agreement before touring homes, stating compensation in clear terms. Compensation is negotiable and is not set by law, so nobody can accurately tell you representation is free. What you should get is a plain explanation of what the agreement commits you to and how long it runs, before you sign it.

Frequently asked questions

Is McKinney good for first-time buyers?

It offers something most of the surrounding corridor does not: genuine resale inventory from the 1990s and 2000s alongside newer construction, in established neighbourhoods closer to employment and services. The trade is an older home with systems that have finite remaining life, which makes the inspection central.

Should a first-time buyer choose a resale or new construction?

They carry different risks rather than different amounts of risk. A resale runs on the Texas promulgated contract with the option period as an unrestricted exit, and your exposure is the condition of the home, which can be investigated before you commit. A new build runs on the builder's contract, where the option period may not transfer and the exposure is the completion date.

What should a first-time buyer do during the option period in Texas?

Order the general inspection immediately rather than late, read it for the items that carry real cost, and get any specialist opinion inside the window. Once the option period expires, leverage changes and a negotiable repair becomes an owned repair.

Is the seller's disclosure notice enough to rely on?

No. It is a statement of what the seller knows as of the date signed, and Texas law is explicit that it is not a warranty and not a substitute for inspections the buyer may want.

Do I have to pay my own agent as a first-time buyer in Texas?

Compensation is negotiable and stated in the written buyer representation agreement signed before touring homes. It may be paid by you, contributed by the seller as a negotiated term of your offer, or split between them.

The inspection is the whole game here

In McKinney the thing that determines whether a first purchase goes well is almost always what you learn in the first few days after you go under contract. Get in touch and we will plan that window before you write an offer, not after.

Also useful: the McKinney market overview, the home buying process, and what buyer representation involves. If new construction is the direction instead, Melissa and Anna sit just north on the same corridor.
