Buying Your First Home in Melissa, Texas
Melissa is the most expensive of the northeast Collin County entry-tier cities, and the reason is a road. It sits directly on US-75 between McKinney and Anna, which means it is the shortest commute of the group into the Collin County employment corridor. If you are comparing Melissa against Anna or Princeton, you are mostly comparing minutes, and the price difference is what those minutes cost.
That is a legitimate thing to buy. It is only a mistake when nobody tells you that is what you are buying.
What you are actually paying for
The northeast Collin corridor runs roughly north from McKinney. Melissa, Anna and Princeton sit at similar stages of build-out with similar housing stock, mostly new, mostly from the same builders. What separates them is access.
-
Melissa has US-75 frontage and is closest to McKinney and the established retail and employment along the corridor.
-
Anna also sits on US-75, further north, which adds distance but generally less than the map suggests once you are on the highway.
-
Princeton has no highway at all. US-380 is the road, running east-west, and it carries the traffic of every city along it.
Drive all three at the hour you would actually leave, on a weekday. Not on a Saturday. The difference between these cities is measured in a commute you will make roughly five hundred times a year, and it is the single input most first-time buyers underestimate.
The district is small, which cuts both ways
Melissa ISD is one of the smaller districts in Collin County, with a single high school. Its boundary also extends beyond the city limits, so a Melissa mailing address and Melissa ISD attendance are not automatically the same thing, and neither is the reverse.
A small district in a fast-growing city means facilities planning is visible and consequential. Boundaries get revised, campuses get added, and decisions that would be absorbed quietly in a large district are felt across the whole system. For a buyer, the practical step is the same either way: verify the current attendance zone for a specific address with the district, and ask what has been announced about future campuses.
No school quality claims on this page. That is a matter for you and the Texas Education Agency's published data, not for a real estate site.
Questions for a Melissa address
-
Is this address inside Melissa city limits, and is it in Melissa ISD? Those are two different boundaries and either can differ from what the listing implies.
-
Is there a MUD or PID here? A district changes your monthly obligation without changing the sale price, and lenders qualify you on the whole obligation. It can vary between phases of the same development.
-
What does the tax escrow look like in year two? On a new build, the first-year figure often reflects an unimproved-lot assessment. The second year is when the real number lands.
-
How many phases of this community remain? If the builder is still selling when you eventually sell, they are your competition.
-
What is the drive, measured? To your actual workplace, at your actual departure time.
-
Buying new construction here
Most of what you will see is new, which makes this a builder transaction rather than a resale.
Registration happens at first contact. Walking into a sales office or submitting an online form without your agent can be treated as arriving unrepresented and is generally not reversible, so bring your agent or register them first. The construction process page covers the sequence.
The on-site representative works for the builder. They can be helpful and capable and still owe their duty to the seller, and Texas law now requires that relationship to be disclosed in writing.
The base price is not the price. Structural options, homesite premium and design centre selections go on top, and fencing, blinds, landscaping beyond the minimum and often gutters come out of pocket after closing, when your savings have just gone to down payment and closing costs. The model home is a fully optioned showroom on one of the better lots; it tells you about the floor plan and little else.
Financing
Get pre-approved before you visit a sales office, and ask your lender about the total monthly obligation rather than the loan payment. In a corridor with district assessments in some sections, those are meaningfully different numbers and the gap decides what you qualify for.
State and local first-time buyer programmes exist and the rules change. Two things worth knowing: state assistance generally runs through approved lender networks while builder incentives run through the builder's own lender, so you may be choosing between them rather than combining them. And first-time buyer usually means not having owned a primary residence in the past three years, not never.
I am not a lender and will not tell you what you can afford. That conversation comes first and belongs with someone licensed to have it.
Representation
Since August 2024 a buyer signs a written representation agreement before touring homes, stating compensation in clear terms. Compensation is negotiable and is not set by law, so nobody can accurately tell you representation is free. What you should get is a clear explanation of what the agreement commits you to and for how long, before you sign.
Frequently asked questions
Is Melissa, Texas good for first-time buyers?
It offers newer housing in Collin County with US-75 access, which makes it the shortest commute of the northeast Collin entry-tier cities. It also generally prices above Anna and Princeton for that reason. Whether the premium is worth it depends on where you commute and how often.
Is Melissa cheaper than McKinney?
Melissa generally sits below McKinney on price while offering newer stock, which is much of its appeal. It also has less established retail, dining and services, so more of daily life involves a drive into McKinney.
Is a Melissa address always in Melissa ISD?
No. The district boundary and the city limits are different lines, and the district extends beyond the city. Attendance should be verified by address with the district rather than assumed from the mailing address or the community name.
What is the difference between Melissa, Anna and Princeton?
Mostly road access. Melissa and Anna both sit on US-75; Princeton has no highway and relies on US-380. Housing stock and build-out stage are broadly similar, so the price differences largely reflect commute and proximity to established services.
Do I pay my own agent as a first-time buyer in Texas?
Compensation is negotiable and stated in the written buyer representation agreement you sign before touring. It may be paid by you, contributed by the seller as a negotiated term of your offer, or split. Anyone describing representation as free is not describing how this works.
Drive the corridor before you choose
The useful first step here is not a home search. It is three drives and a pre-approval. If you are weighing Melissa against the rest of the corridor, get in touch and we will work out what the minutes are actually worth to you.
