Best Home Builders in DFW Ranked: An Agent's Honest Assessment After 300+ New Construction Closings (2026)

Updated August 2026 | By Nitin Gupta, CRS, GRI, ALHS, CLHMS, PSA | Broker Associate, Competitive Edge Realty | 480+ Transactions | 300+ New Construction Closings | $250M+ Career Volume

Most "best builder" lists are written by marketing agencies or bloggers who have never walked a framing inspection, negotiated a builder incentive package, or stood in a design center helping a family stay within budget. This guide is different. It is written by a buyer's agent who has closed 300+ new construction transactions with 50+ DFW builders — meaning every assessment below is based on firsthand, repeated experience representing buyers through contract, construction, design center, inspections, and closing.

No builder paid for placement on this list. No builder reviewed this content before publication. This is what your buyer's agent sees — not what the builder's marketing department wants you to believe.

How This Ranking Works

Builders are assessed on five factors that matter to buyers — not to builders:

  1. Construction quality — Materials, framing consistency, mechanical systems, finish work

  2. Standard inclusions — What you get before walking into the design center

  3. Design center value — Upgrade pricing relative to retail, selection variety, pressure tactics

  4. Communication and timeline — Do they build on schedule? Do they communicate proactively?

  5. Post-close warranty service — Do they fix warranty items promptly, or do you chase them for months?

Each builder is categorized into one of three tiers: Production (high-volume, value-focused, $300K–$600K), Semi-Custom (mid-volume, quality-focused, $500K–$1M+), and Custom (low-volume, buyer-designed, $800K–$3M+).

Tier 1: Semi-Custom Builders (Best Overall Quality-to-Value)

Highland Homes

Price range: $500K–$1.2M+ | Communities: Fields (Frisco), Star Trail (Prosper), Windsong Ranch (Prosper), Light Farms (Celina), Canyon Falls (Flower Mound), Walsh Ranch (Fort Worth), and 15+ more

What Highland does well: Floor plan design. Highland's architectural layouts are consistently the best in DFW's semi-custom tier — thoughtful room proportions, natural flow between living spaces, and standard ceiling heights and window placements that feel intentional rather than builder-grade. Their standard inclusions (42" cabinets, granite countertops, covered patio) are above average for the price point.

What to watch for: Design center pricing can escalate quickly. Highland's base product is strong, but the gap between "model home" and "base price" is significant. Set your design center budget before you walk in — and stick to it. Construction timeline has stretched to 8–12 months in high-demand communities.

Bottom line: The most consistent semi-custom builder in DFW. If you can only tour one builder in Collin County, start with Highland.

Drees Custom Homes

Price range: $550K–$1.3M+ | Communities: Fields (Frisco), Windsong Ranch (Prosper), Phillips Creek Ranch (Frisco), Star Trail (Prosper), and select others

What Drees does well: True customization at the semi-custom price point. Drees allows more structural modifications (room additions, layout changes, ceiling treatments) than most semi-custom builders. Their "Design Your Drees Home" process gives buyers genuine input into the floor plan — not just finish selections. Construction quality is consistently in the top tier.

What to watch for: Higher base pricing than Highland for comparable square footage. The customization flexibility that makes Drees special also makes the build timeline longer (10–14 months). Fewer active communities than Highland, so geographic options are narrower.

Bottom line: The best choice for buyers who want to customize beyond selecting countertops and flooring. If you know exactly what you want and are willing to pay for it, Drees delivers.

Shaddock Homes

Price range: $600K–$1.5M+ | Communities: Phillips Creek Ranch (Frisco), Star Trail (Prosper), select premium Collin County locations

What Shaddock does well: Premium finish quality. Shaddock's standard specifications are closer to custom-level than most semi-custom builders — think 10-foot ceilings on the first floor, solid-core interior doors, upgraded window packages, and premium landscaping. Their homes photograph beautifully because the proportions and finish details are genuinely elevated.

What to watch for: Higher price per square foot than Highland or Drees. Fewer communities and floor plan options. Shaddock builds in premium communities — so you are paying both the Shaddock premium AND the lot premium in communities like Phillips Creek Ranch.

Bottom line: The closest thing to custom quality in a semi-custom package. For buyers who want elevated finish without the custom build timeline and uncertainty.

Perry Homes

Price range: $450K–$900K+ | Communities: Multiple across Collin, Denton, and Tarrant counties

What Perry does well: Value engineering. Perry delivers more square footage per dollar than most semi-custom competitors. Their floor plans are large, functional, and well-suited for families who prioritize space. Perry's Texas heritage (Houston-founded, 55+ years of building) shows in their understanding of what Texas families actually need — large mudrooms, covered patios, 3-car garages.

What to watch for: Standard specifications are slightly below Highland and Drees — you will spend more in the design center to match their finish level. Some communities have MUD/PID taxes that significantly impact total cost. Perry's DFW presence is growing but their Houston operation is larger, meaning DFW-specific customer service can vary by community.

Bottom line: The best value in the semi-custom tier. If budget matters and you want maximum square footage with good (not premium) quality, Perry is the smart choice.

Tier 2: Production Builders (Volume-Focused, Value-Priced)

Lennar

Price range: $350K–$700K+ | Communities: Extensive across all DFW counties

What Lennar does well: "Everything's Included" pricing model means fewer design center surprises — many upgrades that other builders charge for are included in Lennar's base price. NextGen "home within a home" multigenerational floor plans are unique to Lennar and genuinely useful for extended families. Volume purchasing power keeps pricing competitive.

What to watch for: Construction quality is production-grade — consistent but not premium. Finish details (trim work, paint quality, caulking) require close inspection at walkthrough. Lennar's volume means your home is one of hundreds under construction simultaneously — personal attention from the site superintendent is limited.

Bottom line: Best production builder for multigenerational families (NextGen) and buyers who want predictable, all-inclusive pricing without design center stress.

Taylor Morrison

Price range: $400K–$800K+ | Communities: Select Collin and Denton County locations

What Taylor Morrison does well: Design-forward floor plans that feel more contemporary than most production builders. Taylor Morrison's "homes for how you live" branding is backed by genuinely modern layouts — open-concept living, flex spaces, and indoor-outdoor connections that reflect current lifestyle trends. Quality sits between production and semi-custom.

What to watch for: Smaller DFW community footprint than Lennar or DR Horton. Pricing is higher than pure production builders but doesn't consistently match semi-custom quality. Position is somewhat ambiguous — premium production or entry semi-custom depending on the community.

Bottom line: Best choice for design-conscious buyers who want modern aesthetics at production pricing. Good bridge between Lennar's value and Highland's quality.

Meritage Homes

Price range: $350K–$650K+ | Communities: Multiple across DFW

What Meritage does well: Energy efficiency. Meritage's standard HVAC, insulation, and window packages are among the most energy-efficient in DFW production building. Monthly utility savings of $50–$100 versus comparable homes from less efficient builders. Their "Life. Built. Better." platform delivers measurable energy performance.

What to watch for: Floor plan variety is narrower than Lennar or DR Horton. Standard interior finishes are production-grade. Design center options are more limited than semi-custom builders.

Bottom line: Best choice for buyers who prioritize energy efficiency and long-term utility savings over interior finish premium.

K. Hovnanian

Price range: $300K–$600K+ | Communities: Select DFW locations

What K. Hovnanian does well: Competitive pricing with periodic deep incentive packages. K. Hovnanian's "Everything's Included" model (similar to Lennar) reduces design center anxiety. Their DFW communities tend to be in growth corridors (Celina, Anna, Melissa) where lot costs are lower.

What to watch for: Smaller DFW operation than national competitors. Construction quality feedback has been mixed — inspect thoroughly. Community amenity packages are typically thinner than larger builders.

Bottom line: Consider when incentive packages are aggressive (check quarterly). Not the first choice on quality alone, but potentially the best deal during incentive periods.

Tier 3: Luxury/Custom Builders ($800K–$3M+)

Toll Brothers

Price range: $700K–$2M+ | Communities: Select premium Frisco, Southlake, Flower Mound locations

What Toll Brothers does well: National luxury brand with genuine design center depth. Toll Brothers' design studios offer the widest selection of premium finishes in DFW — from imported tile to custom cabinetry to commercial-grade appliances. Their model homes are consistently the most impressive in any community they build in.

What to watch for: Premium pricing — Toll Brothers commands 10–20% more per square foot than semi-custom competitors in the same community. The gap between "model home" and "base price" is the largest of any DFW builder. Budget carefully.

David Weekley Homes

Price range: $500K–$1M+ | Communities: Select Collin and Denton County locations

What Weekley does well: Customer experience. Weekley consistently ranks among the top builders nationally for customer satisfaction. Their "Personal BuilderSM" model assigns a dedicated team to each buyer. Communication during construction is proactive and detailed. Quality sits in the upper semi-custom range.

Darling Homes

Price range: $600K–$1.5M+ | Communities: Phillips Creek Ranch (Frisco), select premium locations

What Darling does well: Premium finish quality with a focus on architectural detail. Crown molding, coffered ceilings, built-in cabinetry, and premium hardware as standard inclusions. Darling's homes feel "finished" at base price in a way that most semi-custom builders require $50K+ in upgrades to achieve.

Why You Need a Buyer's Agent for New Construction

The builder's on-site sales representative works for the builder — not for you. They are compensated based on the builder's profitability, not your satisfaction. A buyer's agent:

  • Negotiates incentives, upgrades, and pricing the builder's rep will never offer voluntarily

  • Reviews the contract (which is the BUILDER'S contract, written to protect the builder)

  • Recommends independent inspections (pre-drywall, final walkthrough, 11-month warranty)

  • Provides school district, MUD/PID, and resale value analysis the builder's rep cannot

  • Costs you nothing — in most DFW new construction, the builder pays the buyer agent's commission

Why 300+ Closings Matter

After 300+ new construction closings, I know which builders deliver on their promises and which cut corners. I know which design center upgrades add resale value and which are overpriced. I know which superintendents run a tight site and which ones need extra inspection attention. I know which communities have MUD/PID taxes the builder's rep will minimize and which are tax-free. This experience cannot be replicated by an agent with 10 or 20 closings — the pattern recognition requires hundreds of data points.

Frequently Asked Questions

Who is the best home builder in DFW? Highland Homes is the most consistent semi-custom builder offering the best quality-to-value ratio. Drees for maximum customization. Shaddock for premium finish. Perry for most square footage per dollar. Lennar for multigenerational. DR Horton for the lowest price point. The "best" depends entirely on your priorities and budget.

Do I need a realtor to buy new construction? Yes. The builder's on-site rep works for the builder, not you. A buyer's agent negotiates incentives, reviews the builder's contract, recommends independent inspections, and provides school district and tax analysis. In most DFW transactions, the builder pays the buyer agent's commission — your representation costs you nothing.

How do I negotiate with a DFW builder? Builder incentives (rate buydowns, closing credits, design center credits) are more negotiable than base price. Q4 (October–December) and Q1 (January–March) offer the strongest incentive packages. An experienced buyer's agent with builder relationships negotiates from a position the builder's rep respects.

Which builders have MUD/PID taxes? MUD/PID depends on the community, not the builder. Highland Homes builds in some MUD/PID communities and some without. The same is true for Perry, Drees, and most builders. Always verify MUD/PID status by specific lot address — not by builder name.
