Can a Foreign National Buy a House in Dallas? What International Buyers Need to Know

Can a Foreign National Buy a House in Dallas? What International Buyers Need to Know
Yes. There is no citizenship requirement and no visa requirement to own residential property in Texas. A foreign national can buy a home in Dallas-Fort Worth, hold title in their own name, and own it outright, whether they live in the United States or have never set foot in Texas.
What changes for international buyers is not whether you can buy. It is how you finance, how you hold title, how you are taxed, and how the paperwork gets signed when you are in another country. I'm Nitin Gupta, a broker associate with Competitive Edge Realty, and I have closed 480+ DFW transactions, including purchases for buyers who were overseas for the entire process. Here is what actually differs.
Do you need a visa or green card to buy property in Texas?
No. Property ownership and immigration status are separate matters in the United States. Tourists, student visa holders, work visa holders, and people who have never entered the country can all own US real estate.
The reverse is also true, and it catches people out: buying a house does not grant you a visa, residency, or any immigration benefit. If anyone tells you otherwise, stop talking to them. Property purchase and immigration are handled by entirely different systems, and questions about the second belong with an immigration attorney rather than a real estate agent.
Does your visa status affect the purchase at all?
It affects financing, not ownership. Lenders look at status because it informs how they document income and assess risk. A buyer on a work visa with US income is usually treated very differently from a buyer with no US presence at all, and both have options. Ownership itself is unaffected.
What documents does an international buyer need to buy a home in Dallas?
For a cash purchase, less than most people expect. You will generally need a valid passport, proof of the source of your funds, and a way to receive and sign documents.
For a financed purchase, lenders require more, and the list depends on the program. Expect to document income and assets from your home country, often translated, and expect the lender to verify things in ways that take longer across borders. Start that conversation early. Financing is the step that sets the timeline for everything else.
Many international buyers also need a US tax identification number at some point in the process, particularly for tax filing and for the sale later on. Your CPA handles that, and it is worth starting early because it is not instant.
How do international buyers hold title to a Texas home?
Most buy in their own name, which is the simplest approach. Some buy through an entity such as an LLC, usually for liability or estate planning reasons.
There are real consequences to this choice around taxation, estate treatment, and financing availability, and they differ depending on your country of residence and your tax treaty situation. This is a question for a CPA and an attorney who work with foreign nationals, ideally before you write an offer rather than after. I will tell you what each structure means practically for the transaction. I will not tell you which to choose, because that is genuinely their call and not mine.
Can you buy a home in Dallas without visiting Texas?
Yes, and it happens regularly. I have closed purchases for buyers who did not see the property in person until after it was theirs.
What makes it work is substituting documentation for presence. Live video walkthroughs where you direct where the camera goes. Detailed photography and floor plans. An independent inspection with a report you can read. And for new construction, specifications and plans that describe the house precisely, which is one reason remote buyers often end up in new construction.
Signing is handled through remote notarization or a power of attorney, depending on your situation and what your lender and the title company will accept. Arrange that early rather than in the final week, because it takes coordination and the rules vary.
My video tours of DFW communities are the fastest way to narrow a long list before you ever book a flight.
What should international buyers know about Dallas-Fort Worth specifically?
DFW is not a single market. It is a large metro made of distinct cities and suburbs with different price points, commutes, tax rates, and community structures. The difference between two addresses twenty minutes apart can be substantial in monthly cost.
Three things consistently surprise buyers coming from outside the US.
Texas has no state income tax and correspondingly high property taxes. Those taxes are usually collected monthly along with your mortgage payment, so the monthly number is higher than a simple loan calculation suggests.
Many newer communities carry MUD or PID assessments on top of ordinary property taxes, which fund local infrastructure and do not appear in a mortgage calculator.
Homeowner associations are common and they have real authority over what you can do with the property. Read the governing documents before you commit, not after.
Start with my guides to DFW cities and suburbs and the Dallas relocation guide to get oriented to the metro.
What taxes apply when a foreign national owns or sells US property?
While you own it, you pay Texas property taxes, which are assessed by your county and billed annually. If the home becomes your primary residence, you may qualify for a Texas homestead exemption, which reduces the taxable value. It is free to file and it is not automatic.
If you rent the property out, US rental income has filing obligations.
When you sell, a federal withholding regime known as FIRPTA generally applies to dispositions of US real property by foreign persons. In practice a portion of the proceeds is withheld at closing and remitted, with your actual liability settled when you file. There are exceptions and reduced-withholding procedures.
Every one of these is a CPA question, and the right time to ask it is before you buy rather than in the year you sell. I will flag where these issues arise in your transaction and make sure the title company has what it needs. I am a REALTOR, not a tax advisor, and on this subject you want someone who does international tax work for a living.
Frequently asked questions
Can a non-US citizen buy a house in Texas?
Yes. There is no citizenship or residency requirement to own residential property in Texas. Foreign nationals can hold title in their own name whether or not they live in the United States.
Does buying a house in the US give you residency or a visa?
No. Purchasing property grants no immigration status or benefit of any kind. Immigration matters are separate and should be discussed with an immigration attorney.
Can I buy a house in Dallas while living in another country?
Yes. Remote purchases are routine. Video walkthroughs, independent inspections, and remote notarization or a power of attorney make it possible to complete the whole transaction from overseas. Arrange the signing mechanics early, because they require coordination with your lender and the title company.
Do I need a US bank account to buy property in Dallas?
It is not strictly required for every transaction, but it makes almost everything simpler, particularly funding at closing and paying ongoing costs such as taxes, insurance, and association dues. Most international buyers open one. Ask your lender and title company what they require before you assume.
Is it harder for a foreign buyer to compete against other offers?
Not inherently. Sellers care about certainty of closing, and a well-documented offer from a prepared international buyer can be stronger than a weakly financed local one. What matters is that your funds and financing are verifiable and that your side is organized. That is the part I handle.
