Celina is the fastest-growing city in Collin County's northern corridor — with a population that has exploded from approximately 6,000 in 2010 to over 35,000 in 2026 and projected to reach 100,000+ by 2035. For families priced out of Prosper ($600K–$900K median) or looking for more home per dollar than Frisco, Celina offers new construction from the mid-$300Ks with rapidly improving schools and a small-town atmosphere that Frisco lost a decade ago.

Light Farms (Celina ISD portion) — Some Light Farms addresses are Celina ISD rather than Prosper ISD. Homes from $400K–$700K. Verify district carefully.

Mustang Lakes — Master-planned community with homes from $400K–$700K. Celina ISD. Resort-style amenities.

Cambridge Crossing — Large community with multiple builders. Homes from $350K–$600K. Celina ISD.

The Parks at Wilson Creek — Homes from $350K–$550K. Celina ISD. Strong value play.


Celina Considerations

  • Celina ISD is growing and improving but currently ranks below Frisco ISD, Prosper ISD, and Allen ISD

  • Commute to Legacy/Plano is 25–35 minutes; Downtown Dallas is 45–55 minutes

  • Retail and dining options are still limited — most residents drive to Prosper or Frisco

  • Some communities carry MUD/PID taxes

  • Infrastructure (roads, utilities) is still catching up to population growth
