The trade-off: Walsh Ranch is 25–30 minutes west of the Legacy/Plano corporate corridor. The ISD Clarification

Canyon Falls is NOT in Lewisville ISD. Despite having a Flower Mound address, Canyon Falls is zoned to Northwest ISD (NWISD, rated A) — not LISD. This is the most common misconception about Canyon Falls and affects pricing, buyer expectations, and resale.

NWISD is a strong, growing A-rated district that serves the Alliance corridor, Roanoke, Haslet, and parts of Flower Mound and Trophy Club. It is a good district — but it is not LISD's Hebron HS feeder, which commands a $50K–$100K premium in eastern Flower Mound.
