Selling a Home in Rainwater Crossing, Celina: What Owners Should Know

Rainwater Crossing is a master-planned community northeast of downtown Celina, planned for more than 1,800 homesites across seven phases, with homes built by Normandy Homes, Centre Living Homes and CB JENI Homes. Selling here while the community is still being built means competing with those builders directly, in a community where amenities are still being delivered and where townhomes and single-family homes are two separate markets. You are competing with the builders still selling here

While phases remain open, a buyer touring your home can walk into a model in the same community the same afternoon. A builder with finished inventory can offer closing cost help, a rate buydown through an affiliated lender, a warranty and a home nobody has lived in.

A resale competes on what those homes do not include: an established lot, completed fencing, blinds and window treatments, landscaping already in, appliances and any improvements, no construction timeline and no living beside active construction. Say each of those specifically in the marketing rather than implying them.

One feature of this community is worth knowing: all three builders here are brands within the same parent group, Green Brick Partners. That means the pricing and incentive posture across the community tends to move together rather than one builder undercutting another, so a resale seller should track what all three are offering rather than just the nearest model. The pricing analysis therefore has to weigh three things: closed resales, the active resale competition, and current builder inventory with whatever is attached to it. Automated valuation tools see none of the builder side. The DFW pricing strategy guide covers how that is built.

Townhomes and single-family homes are different markets

CB JENI builds townhomes here and the other two build single-family homes, and the two products draw different buyers with different priorities. A townhome seller is competing against other townhomes in the community and in comparable communities nearby, not against detached homes down the street.

For townhomes specifically, the association's role is larger. The published association scope for the community includes landscape and irrigation maintenance, mulch and seasonal planting, fencing, detention ponds, signage and, for townhomes, individual landscaping and exterior building maintenance as set out in the recorded covenants, along with the master insurance policy on the structure. Buyers compare monthly cost, so state the dues, what they cover and any assessment history accurately, and order the association resale documents early since that timeline is outside your control.

Amenities: what exists and what is still planned

The community's centrepiece is The Perch, with a clubhouse, pool, playground, hammock park and sports courts, and the developer's materials describe three further amenity sites, including a second pool, additional playgrounds, parks and trails.

For a seller, the distinction between delivered and planned is the part that matters. Describe what a buyer can use today and attribute anything still to come to the developer's published plans rather than presenting it as existing. Buyers verify, and a listing that overstates amenities loses credibility on everything else in it.

Verify the district, the campuses and the cost picture

Schools. The community's materials place it in Celina ISD, currently zoned to Martin Elementary, Moore Middle and Celina High. Celina is a city where some communities are served by Prosper ISD instead, and campus assignments shift as the district opens schools, so confirm the district and the specific campuses for your address with the district before marketing rather than repeating the community's page.

Taxing units. The City of Celina publishes a list of active public improvement districts, and several communities in the city carry one. Confirm every taxing unit that applies to your parcel, and any assessment, through the Collin County appraisal district's records and the tax certificate, and obtain the current association dues. Where your parcel carries a lighter cost structure than nearby alternatives, that is a documented advantage worth stating. Who buys here

Buyers already sold on Celina, comparing Rainwater Crossing against the city's other master-planned communities on price, lot, amenity package and monthly cost.

Buyers priced out of Prosper and Frisco, trading a few minutes of commute for a newer home or more space, and comparing across all three cities.

What marketing has to do here

Differentiate from the models and from the neighbours: professional photography and video showing the lot, position and what the home includes that a new build does not; upgrades listed specifically rather than described as upgrades; floor plan information; documented district and campus detail; and the cost picture including dues and any assessment. Before you sign a listing agreement

  • Ask for a written pricing analysis covering closed resales, active resale competition and current builder inventory across all three builders, with the incentives attached to it.

  • Confirm the district and the specific campuses for your address with the district.

  • Confirm every taxing unit, any assessment and the current association dues for the parcel.

  • Order the association resale documents early, particularly for a townhome.

  • Agree how the amenities will be described, separating what is delivered from what is planned.

  • Read the term, the protection period and the cancellation provisions before signing. The residential listing agreement most Texas brokerages use is a Texas REALTORS® form rather than a TREC-promulgated contract, so terms vary between brokerages.

Common questions from Rainwater Crossing sellers

Can I sell while builders are still selling in the community?

Yes, and many owners do. It requires pricing that accounts for what the builders are offering and marketing that states what a resale includes and a new build does not. What does not work is pricing as though the builder competition is not there.

Does it matter that all three builders share a parent company?

It matters for reading the competition. Pricing and incentive posture across the community tends to move together rather than one builder undercutting another, so track all three rather than the nearest model.

How do I handle amenities that are not built yet?

Describe what exists today, and attribute anything still to come to the developer's published plans. Buyers check, and overstating the amenity package undermines the rest of the listing.

Which school district and campuses serve my home?

The community's materials cite Celina ISD with Martin Elementary, Moore Middle and Celina High. Confirm it with the district for your specific address, since some Celina communities are served by Prosper ISD and campus assignments change as new schools open.

Do I need to be in Texas to close?

No. Remote and mail-away closings are routine and are coordinated through the title company, with documents signed before a remote or mobile notary or, where the title company and lender allow it, under a power of attorney. Arrange it early rather than in closing week.
