Shaddock Homes Dallas–Fort Worth: Buyer FAQ, REALTOR® Rules, Incentives & Prices
Shaddock Homes is a Texas homebuilder headquartered in Plano and active across the Dallas–Fort Worth market, building in the move-up and luxury segment across North Texas. Shaddock's own website states that it welcomes buyers who already work with a licensed REALTOR®. If you want your REALTOR® involved in your Shaddock purchase, arrange buyer representation and confirm the specific community's REALTOR® registration requirements before your first model-home visit — under the Texas rules that took effect January 1, 2026, the timing of that step matters more than it used to.
Shaddock Homes DFW: quick answers
Can I use my own REALTOR®?: Yes. Shaddock states it welcomes buyers who already work with a licensed REALTOR®.
When should I involve my REALTOR®?: Before viewing a home. Confirm the specific community's registration requirements first.
Does Shaddock pay buyer-agent compensation?: It may. Compensation is not universal — it is confirmed community by community and addressed in your buyer-representation agreement.
Are incentives available?: Often, on select homes — but the offer varies by home, community, financing structure and promotion.
Can I buy a quick move-in home?: Yes, when inventory is available in the community you want.
Do I need an inspection on a new build?: An independent inspection is strongly worth considering, including during construction where access is permitted.
Is there a TREC-style option period?: Do not assume one. The builder's contract controls the termination, deposit and decision deadlines.

Market snapshot methodology
based on NTREIS, accessed August 24, 2026, using active new-construction listings priced at $500,000 or more across the Dallas–Fort Worth market area. Builder volume figures reflect active listing count under each builder name. Community counts follow our MLS grouping methodology and may differ from the builder's own community count, because phases, lot series and related entries can be represented separately in MLS and on the builder's website. Figures describe where this builder sits in the market and are not a quote for any specific home.
What Shaddock Homes says about working with REALTORS®
Builder-published information
Shaddock Homes' website states that it welcomes buyers who already work with a licensed REALTOR®, maintains a dedicated REALTOR® contact page, and describes its relationship with REALTORS® as a partnership.
What that means for a buyer
A builder welcoming REALTORS® is not the same thing as every community applying the same registration procedure. How and when your agent must be identified — and whether they need to accompany you on the first visit — is applied at the community level, as written in that community's policy.
Professional recommendation
Establish buyer representation in writing and have your agent confirm the specific community's registration requirements before you visit. I do this for clients as a standard first step; it takes one phone call.

Does Shaddock Homes pay my buyer's agent?
Short answer
Possibly. Shaddock does not publish one universal buyer-agent compensation amount for every DFW community, and since the 2024 changes to buyer representation, what your agent is paid is set in your written buyer-representation agreement rather than assumed.
What varies
whether the builder contributes toward buyer-agent compensation, and how much, is confirmed community by community and can change with the promotion calendar. Production builders have long treated buyer-side compensation as a cost of sale, and many still contribute — but nothing is automatic.
What buyers should do
address compensation in your buyer-representation agreement, and have the community's current position confirmed in writing before you tour. I confirm this for clients before a first visit.
Does Shaddock Homes work with buyer's agents?
Short answer
Yes, routinely. Shaddock's own website welcomes represented buyers, and its sales offices transact with buyer's agents as a normal part of business.
What varies
the registration procedure. Builders commonly require the buyer's agent to be identified on the first visit, and some communities require the agent to be present for it. The policy belongs to the builder, differs by community, and is applied as written.
What buyers should do
treat the registration procedure as part of the purchase, not paperwork. Confirm it for the specific community before you go — not after.
Can I get a discount from Shaddock Homes if I do not have a real estate agent?
Short answer
Generally no — and this is the answer that surprises buyers most. Builders price homes to protect the comparable sales supporting every remaining home in the community, and buyer representation is budgeted as a cost of sale. An unrepresented buyer does not typically receive that budget back as a price cut.
What varies
policy is the builder's to set, community by community. What does not change: the sales counselor represents the builder whether or not you bring an agent, so walking in alone removes your representation without reliably adding a discount.
What buyers should do
settle the representation question before the first visit rather than testing the discount theory at the sales office. Bringing representation costs the list price nothing and puts someone on your side of the table.
When do I have to register my REALTOR® with Shaddock Homes?
Short answer
Before your first visit is the only timing that is always safe. Registration requirements are set by the builder at the community level, and visiting first and registering later is the sequence in which buyers most often lose representation.
What Texas law adds
effective January 1, 2026, SB 1968 removed references to subagency from the Texas Real Estate License Act and changed the rules governing buyer representation and non-representation showings. Under current TREC guidance, a license holder performing brokerage activity for a prospective residential buyer generally needs a written agreement before showing residential property. The sales counselor at a Shaddock model home works for the builder and represents the builder's interests in the sale; your REALTOR® represents you once a buyer-representation relationship is established.
What buyers should do
arrange buyer representation in writing and confirm the community's registration requirements before the first model-home visit. If you have already visited a community on your own, say so — what can be done next depends on that community's policy.
What incentives is Shaddock Homes offering right now?
Short answer
Incentives are typically available on select homes, but the specific offer varies by home, community, financing structure and promotion, and changes through the year. Current offers are posted on Shaddock's own website from time to time. Last verified: August 24, 2026.
What varies
DFW builder incentives generally take one of a few forms — a contribution toward closing costs, a lender credit tied to the builder's preferred lender, a design center allowance, a rate programme, or a concession on a home already standing in inventory. Which of those is live in a given Shaddock community, and on which homes, moves with inventory and the quarter.
What buyers should do
verify the current incentive package with the specific community before relying on it in a purchase decision, and compare its total economic value against outside financing rather than taking the headline at face value. I help buyers run that comparison.
Before you visit a Shaddock model home, call or text 469-269-6541. Representation is far easier to establish before a first visit than after one.
Who pays closing costs on a new construction home?
Short answer
The buyer pays their own closing costs by default — but DFW builders frequently contribute toward them as an incentive, most often tied to financing through the builder's preferred lender.
What varies
whether a contribution is offered, its size, and its conditions all move by community, by quarter and by home. A closing-cost contribution tied to the preferred lender is part of the total-cost lender comparison, not free money on top of it.
What buyers should do
get any contribution and its conditions in writing, then weigh the whole package — loan terms included — against outside financing. I help buyers run that comparison before they commit to either lender.
Where does Shaddock Homes build in Dallas–Fort Worth?
Short answer
Across roughly 17 active DFW communities in our MLS dataset, concentrated in the northern suburbs and spread over several counties and school districts. Shaddock's own website may show a larger count where phases and lot series are listed separately.
What varies
city, county, ISD, and whether a community sits in a MUD or PID all change what you own and what it costs to hold — often more than the builder choice itself.
What buyers should do
shortlist by area and district first, then check which builders are active there — not the reverse. See MUD vs PID in Texas and what each does to your payment.
What does Shaddock Homes cost per square foot in DFW?
Short answer
The median in our $500K+ dataset is $242 per square foot on a 3,600 sq ft median home — the highest of the four largest-presence builders compared below, consistent with Shaddock's move-up and luxury positioning.
What varies
homesite premium, elevation, structural options and finish level move the number substantially. Two Shaddock homes in the same community can land far apart.
What buyers should do
use $/sq ft to narrow a builder list, not to budget a specific house. Budget from a written price sheet for a specific homesite and plan.
Is the homesite included in the price — and what is a lot premium?
Short answer
In a builder community, the advertised base price includes a standard homesite. A lot premium is the additional amount charged for specific sites — larger, corner, cul-de-sac, greenbelt, or no rear neighbour.
What varies
premiums differ site by site and phase by phase, and they are one of the levers that move a final price well away from the advertised base. A premium that buys a daily-life advantage and a premium that buys resale value are not always the same premium.
What buyers should do
evaluate the premium against what the site actually adds — for how you live and for the eventual resale. I walk homesite maps with clients before they commit, because the site decision outlasts every finish in the house.
Is the base price of a Shaddock home negotiable?
Short answer
Base price is usually the least flexible part of a new construction purchase, because the builder is protecting the comparable sales supporting every remaining home in the neighborhood.
What varies
where the flexibility actually sits — and it usually sits somewhere other than the sticker. The community's build-out stage, the specific homesite, and whether the home is build-to-order or standing inventory all change the picture.
What buyers should do
negotiate the whole economic package, not the list price in isolation. Identifying where the value sits in a specific community is the core of what a buyer's agent contributes; it is the part of this page I deliberately do for clients rather than publish.
Should I use Shaddock Homes' preferred lender?
Short answer
You are never required to. Builders commonly attach incentives to their preferred lender, which makes this a total-cost comparison rather than a rate-against-rate comparison.
What varies
the size of the lender-tied incentive, the rate and fee structure of each loan, and how the two interact — a bigger credit with a worse loan can cost more over your ownership period.
What buyers should do
get a written estimate from the preferred lender and from an outside lender for the same structure, and compare the total cost. I can help buyers compare those offers.
How long does Shaddock Homes take to build a home?
Short answer
Plan on longer than the sales-office estimate. Build times move with permitting, weather, trade availability and how heavily the home is optioned.
What varies
the contract language governing delivery dates is rarely as firm as buyers assume, and completion estimates drift most in heavily optioned homes and early phases of a community.
What buyers should do
if you are selling a home or ending a lease around the move, have the sequencing conversation before you sign — not once the completion date slips.
Can I buy a Shaddock quick move-in or spec home?
Short answer
Yes, when inventory is available. Builders carry homes already under construction or finished, with the selections made.
What varies
a quick move-in behaves differently from a build-to-order purchase in what is negotiable, what timeline you are on, and what you can still change.
What buyers should do
decide which of the two actually suits your timing and how much the finishes matter to you before touring — it changes which homes are worth your Saturday.
Will Shaddock Homes build on my own lot, or modify a floor plan?
Short answer
Production builders generally build their own plans in their own communities. Build-on-your-lot programmes and structural plan modifications are the exception rather than the rule — and where they exist, they change the price, the contract and the timeline.
What varies
some builders operate separate build-on-your-lot divisions; others do not offer it at all. Structural changes, where allowed, generally have to be settled before construction starts, and cosmetic flexibility narrows as the build progresses.
What buyers should do
confirm the specific builder's policy before falling for a plan. If flexibility is your priority, the builder shortlist looks different from the start — that is a conversation worth having before the first tour.
Is there an option period on a new construction contract?
Short answer
A standard TREC resale-style option period should not be assumed in a builder's new-construction contract. The builder's contract controls the applicable termination, deposit, inspection and decision deadlines.
What varies
when earnest money becomes non-refundable, when selections lock, and what cancellation rights exist are defined by that contract and differ between builders.
What buyers should do
read those deadlines before signing — with your agent or your attorney — rather than discovering them afterwards. Reviewing the contract with clients before they sign is part of my role. See also who the person at the model home actually represents under Texas law.
Do I still need an inspection on a brand new home?
Short answer
Yes. Municipal inspections check code compliance, not workmanship, and a new house is built by dozens of subcontractors under schedule pressure.
Commonly recommended independent inspections for new construction include: a pre-pour or foundation inspection where feasible, a framing inspection, a pre-drywall inspection, a final inspection before closing, and an inspection near the eleventh month of the first year, while the builder is still obligated on first-year warranty items. Access and timing depend on the construction stage and the builder — these are commonly recommended stages, not a guaranteed Shaddock procedure.
What buyers should do
engage an independent inspector early enough to cover the in-construction stages, not just the final walk. I schedule these points with my clients as a matter of course.
What warranty comes with a Shaddock home?
Short answer
The exact warranty terms depend on the warranty document applicable to your home and contract. Review the written warranty before signing rather than relying on the sales brochure.
What varies
Texas production-builder warranties are typically structured in tiers — workmanship, systems, structural — but the coverage periods, exclusions and claim procedure for your home are set by your warranty document, not by a general pattern.
What buyers should do
read what is covered, for how long, what is excluded, and exactly how a claim has to be made — those four things decide whether the warranty helps you two years from now. I go through that document with clients before they sign.
Is Shaddock Homes a good builder?
Short answer
Build quality in production housing varies more by superintendent, trade crew and community than by the name on the sign — the same builder can deliver differently in two neighbourhoods five miles apart.
What to check instead of reviews
the written warranty terms, how the earlier phases of the specific community have held up, and what independent inspections turn up during construction. Those are checkable; brand-level star ratings mostly are not.
What I add
what I have seen from this builder in this community recently. That part is experience, not something a page can carry.
Do I need a REALTOR® to buy a new construction home in Texas?
Short answer
No law requires it — but nobody at the model home represents you unless you bring someone who does. The sales counselor works for the builder and represents the builder's interests in the sale.
What varies
what buyer representation costs you is addressed in your written buyer-representation agreement, and whether the builder contributes toward it is confirmed community by community. The builder's contract, deadlines and incentives do not change based on whether you are represented — who reads them on your side of the table does.
What buyers should do
decide the representation question before your first community visit, not after, because under the Texas rules in effect since January 1, 2026 the timing constrains what a license holder can do for you. If you are weighing it, that conversation costs nothing: 469-269-6541.
What will property taxes look like on a new construction home in DFW?
Short answer
Usually different from the resale down the street, for two reasons: a brand-new home's first-year bill is often based on a partial-year or land-only assessment that rises sharply once the improved home is on the tax roll, and many new communities sit in a MUD or PID that adds to the total rate.
What varies
city, county, school district, and whether the community carries a MUD, a PID, or neither. Two Shaddock communities a few miles apart can carry meaningfully different total rates for those reasons alone.
What buyers should do
budget from the full improved-value tax picture for the specific community, not from the first-year bill or the model-home flyer — and read what a MUD or PID does to your monthly payment before falling for a neighbourhood.
Can I buy a new construction home while selling my current one?
Short answer
Yes, and it is one of the most common ways DFW buyers purchase a new build. The sequencing — what you sign first, and what depends on what — is the part that decides how stressful it gets.
What varies
builders differ in how they treat contingent buyers, build timelines move, and your own equity and timeline determine which route fits: selling first, buying with a contingency, a leaseback from your buyer, or bridge financing that lets you buy before you sell.
What buyers should do
map the sequence before signing anything on either side. I help clients line up the sale, the build timeline and the financing so the two transactions do not collide — that conversation should happen before the first model-home visit.
