Tri Pointe Homes Buyer FAQ: Tri Pointe Connect, the Design Studio and What to Check in DFW

Tri Pointe Homes is a national homebuilder founded in 2009 in Irvine, California, now headquartered in Incline Village, Nevada, and acquired in 2026 by the Japanese company Sumitomo Forestry. In Dallas-Fort Worth it builds in communities in and around McKinney, Little Elm, Denton, Mansfield, Midlothian, Rockwall and Royse City, and it offers financing through its affiliated mortgage company, Tri Pointe Connect. This page answers the questions buyers most often ask before buying a Tri Pointe home: how its promotions and affiliated lender fit together, how the design studio works, what changed with its ownership, and what to verify about a specific lot. It is written by an independent buyer's agent, not by the builder, and was updated in September 2026.

About the builder
Who is Tri Pointe Homes?
Tri Pointe was founded in April 2009 in Irvine, California, became a public company in 2013, and grew substantially in 2014 by acquiring Weyerhaeuser Real Estate Company and its regional builders. In 2021 it rebranded those builders under the single Tri Pointe Homes name. It builds in many states, including Texas, and offers financing and insurance services to its buyers.
Who owns Tri Pointe Homes now?
In February 2026, Sumitomo Forestry agreed to acquire Tri Pointe, and the acquisition was reported completed in May 2026. For buyers, a change of ownership does not change the terms of a signed contract or warranty, but it is worth confirming which entity is named on your purchase agreement and warranty documents, and that the warranty administrator and contacts are current.
I found Texas reviews for Trendmaker Homes. Is that the same company?
Trendmaker Homes was one of the Texas builders Tri Pointe acquired through the Weyerhaeuser transaction, and it was rebranded as Tri Pointe Homes in 2021. Older Texas reviews and records may use the Trendmaker name. When researching the builder's track record, search both names and give more weight to recent experience in the DFW division.
Where does Tri Pointe build in DFW?
Tri Pointe lists DFW communities in and around McKinney, Mansfield, Midlothian, Rockwall and Royse City, including Painted Tree in McKinney and View at the Reserve. It also builds at Union Park in Little Elm and at Landmark, a Hillwood master-planned community at Interstate 35W and Robson Ranch Road in Denton. Several of its collections carry the name Inspiration. Confirm current communities and available homes before planning a visit.

Tri Pointe Connect and promotions
What is Tri Pointe Connect?
Tri Pointe Connect is Tri Pointe's affiliated mortgage company. When a builder refers you to an affiliated lender, you should receive a written disclosure of that affiliation.
Are Tri Pointe promotions tied to its lender?
Often, yes. Tri Pointe's DFW sales events have offered credits toward design studio personalization options along with included structural options, conditioned on buying an eligible homesite during a set window, financing through Tri Pointe Connect, and closing by a specific date. Those conditions are part of the offer, not fine print to skim. Before relying on a promotion, get the terms in writing, confirm the closing deadline is realistic for the home you are choosing, and compare the total cost of the Tri Pointe Connect loan against independent quotes taken the same day.
What happens if my closing slips past the promotion deadline?
Ask before you sign. On a to-be-built home, construction timing is largely outside the buyer's control, so it matters whether a builder-caused delay past the deadline keeps the promotion intact. Get the answer in writing.

The design studio
How does the Tri Pointe design studio work?
Tri Pointe buyers make their personalization selections through the builder's design studio, choosing from structural options and finish options for the plan. Set a total budget for options before the first design appointment, not during it, and understand how any promotional design credit is applied before you start selecting.
Which selections should I prioritize?
Spend first on decisions that are expensive or impossible to change later: structural options, ceiling heights, window placement, electrical rough-in, plumbing locations and built-ins. Paint, light fixtures, hardware and many surface finishes can be changed after closing.
What is LivingSmart?
LivingSmart is Tri Pointe's program covering health, energy, environmental, water and smart-home features, which it groups as HealthSmart, EnergySmart, EarthSmart, WaterSmart and HomeSmart. Ask which specific features are standard in the plan and community you are considering, since standard features vary.

Before your first visit
Do I need a real estate agent to buy a Tri Pointe home?
No, you can buy directly. The builder's sales team represents the builder, and Tri Pointe Connect is affiliated with the builder. A buyer's agent is the one party working only for you, from contract and promotion review through lot verification, the financing comparison and the final walkthrough.
When should I involve my agent?
Before your first visit to a Tri Pointe model. Builders commonly have registration policies that tie agent recognition to the buyer's first visit, and a buyer who tours alone first may find an agent introduced later is not recognized.
What does it cost me to have a buyer's agent?
Compensation for a buyer's agent is set out in the written buyer representation agreement Texas requires before an agent shows you property. In new construction, builders commonly offer compensation to buyer's agents, and how that interacts with your agreement is worth walking through line by line before signing.

Lot, school district and special districts
Does the mailing city tell me the school district?
No. Union Park is a clear example: it has a Little Elm mailing address, and the builder describes it as served by Denton ISD, including an elementary school within the community. Confirm the district and campuses for the specific lot directly with the district before signing.
Is there a MUD or PID on the lot?
Confirm it for the specific lot through the county appraisal district's taxing-unit list and the tax certificate. Large master-planned communities are where special districts are most common. The MUD versus PID explainer covers the difference, and the master-planned community guide covers district facts for many DFW communities.

Contract, inspection and warranty
Is the Tri Pointe purchase agreement the standard Texas contract?
Builders generally use their own purchase agreements, drafted by the builder's attorneys, rather than the standard Texas Real Estate Commission resale contract. Terms governing deposits, selection deadlines, change orders, completion timing, warranty administration and dispute resolution are set by the builder's document. Read it before signing and have it reviewed. The builder contracts guide covers the categories that matter most.
Should I get an independent inspection?
Yes. Municipal inspections check code compliance, which is not the same as an independent inspection on your behalf. The most useful stages are pre-drywall and before the final walkthrough, with a further inspection shortly before the first-year workmanship coverage ends. On a finished move-in ready home, pre-drywall is no longer possible, which makes the other two more important.
What does the warranty cover?
Coverage, exclusions and claim procedures are set by the warranty document in your contract. Read it before closing, calendar the deadlines and submit requests in writing, and confirm the current warranty contacts given the change in ownership.
