Village at Cottonwood Creek is one of Coppell's larger neighbourhoods, built from the mid-1980s through the 1990s and recorded in numbered sections — and the section matters more here than the neighbourhood name does. Different sections carry different association registrations, and listing records for the neighbourhood cite more than one elementary and more than one middle school, which means campus assignment can vary within it. Sections, not one neighbourhood
Appraisal and listing records show the subdivision recorded as Village at Cottonwood Creek Section 1, Section 5 and others. State records show at least two separate association registrations — one for the neighbourhood and a distinct one for Section V.
That means dues, documents and rules may differ depending on which section a home sits in. Before you go far:

Pull the appraisal district record and read the legal description, which names the section.

Obtain the resale certificate, which identifies the governing association and the current dues.

Do not apply a neighbour's figures to the property you are considering unless it sits in the same section.
Campus assignment can vary within the neighbourhood
Listing records and neighbourhood summaries for this area cite Cottonwood Creek Elementary and Denton Creek Elementary, and both Coppell Middle North and Coppell Middle West. In a neighbourhood of this size spread across several sections, that is entirely plausible — but it also means you cannot take the campus from a listing for a different house.
Confirm the district and the exact elementary, middle and high school assignments for the specific address with Coppell ISD before you make an offer. If a particular campus matters to you, this is the neighbourhood where that check earns its keep.
Treat the management information as unverified
Published records disagree about who manages the association. One directory names a national management company with a Dallas office; another names a different company with a post office box and a telephone number carrying an out-of-state area code. Association records also show an origination date in 1993 and an address within the neighbourhood itself.
Associations change managers regularly and directories rarely keep up. Get the current manager, dues and contact details from the resale certificate, and plan the option period around however long that takes to produce.
What to confirm about the association

The current dues, the billing cycle and exactly what they cover.

The reserve position against the common areas, green spaces and any water features the association maintains.

Any assessment history, and anything currently contemplated.

The rules on exterior alterations, fencing, parking and pets.

Letting rules in particular. Recent records show a number of homes in this neighbourhood being rented, so if you are buying to let, or want to know what proportion of your street might be tenanted, the governing documents are where that is set out.
Homes from the mid-1980s to the 1990s: what to ask for
The build range here spans more than a decade, so the inspection list varies with the house. Ask for records with dates:

Roof age, and any claims or repairs following significant hail.

HVAC systems and install dates.

Water heaters.

Foundation performance and any repair history, with documentation and any transferable warranty.

Plumbing and electrical, including whether any original materials remain — more likely at the older end of this neighbourhood.

Windows, and the extent and date of any kitchen or bathroom renovation.

Pool and equipment where present.
Get an independent inspection regardless of how a home shows, and confirm the year built from the appraisal district record, since homes here range across more than a decade.
Lots and position
Listing descriptions reference cul-de-sac positions, corner lots, mature trees and homes backing onto greenbelt or creek areas. Those differences affect both price and daily use.
Get a current survey showing boundaries, easements and any common area or creek adjacency, and walk the lot. On a greenbelt-backing parcel, establish who maintains the land beyond your fence.
What to verify before you offer

The district and the exact campuses, confirmed with Coppell ISD for that address.

What should I check on a greenbelt or creek-backing lot?
The survey and easements, who maintains the land beyond the fence, drainage and grading, and the condition of mature trees near the house. Walk the lot rather than relying on the listing photographs.
