American Legend Homes Buyer FAQ: Belclaire, the Warranty Question and What to Check in DFW

American Legend Homes is a family and employee-owned homebuilder founded in 2003 that builds more than 800 homes a year across Dallas-Fort Worth and Colorado, with its Texas corporate office in Lewisville. In Texas it builds in roughly twenty communities across fifteen cities, including Celina, Denton, Prosper, Forney, Fort Worth, Keller, Mansfield and Midlothian, and it shares an office with its sister brand, Belclaire Homes. This page answers the questions buyers most often ask before buying an American Legend home, including how the two brands relate, what to confirm about the warranty, and what to verify about a specific lot. Who is American Legend Homes?

American Legend Homes was founded in 2003 and describes itself as a family and employee-owned company building more than 800 new homes a year in the Dallas-Fort Worth and Colorado markets. Its Texas corporate office is on State Highway 121 in Lewisville, and it also operates divisions in northern and southern Colorado. The company has been reported as founded by Chris and Clay Bright.

What is Belclaire Homes?

Belclaire Homes is a related brand that shares American Legend's Texas corporate office and is generally positioned at a higher price point. If you are comparing the two, compare plan, lot, included features and price rather than assuming either brand fits a particular budget, and do not assume a visit to one brand's model registers your agent with the other. Ask each sales office how registration works before your first visit.

Where does American Legend build in DFW?

Its Texas community list has included Celina, Denton, Forney, Fort Worth, Haslet, Justin, Keller, Lakewood Village, Lavon, Lewisville, Mansfield, Midlothian, Oak Point, Prosper and Rhome, with communities such as Mosaic in Celina, Sterling Ridge and Landmark in Denton. Communities open and sell out regularly, so confirm current availability before planning a visit. The warranty question

What does the American Legend warranty cover?

The builder says its warranty program covers mechanical, electrical and structural aspects of the home, including heating and air conditioning, plumbing, appliances, cabinets, countertops, hardware, siding, fireplace, gutters and floor coverings, and that the details of an individual warranty are set out in the Homeowner's Road Map provided at the time of contract. Ask for that document before you sign, not at closing.

How long is the structural warranty?

Ask the builder directly and read the warranty document. At least one third-party summary describes American Legend's structural coverage as running six years, which would be shorter than the ten years many builders provide. Because structural coverage is the longest-tail protection on a new home, confirm the exact term and what it covers, and compare it against the other builders you are considering.

How should I time inspections around the warranty?

Arrange an independent inspection before closing, and another shortly before the first-year workmanship coverage ends so anything found can still be submitted. If systems coverage runs longer than a year, have the plumbing, electrical and HVAC checked again before that period ends.

Financing and selections

Do I have to use the builder's preferred lender?

No. The builder states that buyers are not required to use its preferred lender, while noting that using it may provide benefits such as closing cost incentives and coordination between lender, builder and title company. Compare the total cost of the preferred lender's loan against independent quotes taken the same day, and confirm in writing which incentives depend on which choices.

How does the selection process work?

Buyers work with consultants at the builder's design gallery to choose fixtures, finishes and materials. Set a total budget before the first appointment, and spend first on decisions that are expensive or impossible to change later: structural options, ceiling heights, window placement, electrical rough-in, plumbing locations and built-ins. Paint, fixtures, hardware and many finishes can be changed after closing.

Does American Legend offer move-in ready homes?

Yes, the builder offers move-in ready homes across DFW and Colorado. On a finished home, a pre-drywall inspection is no longer possible, so the pre-closing and warranty-period inspections matter more.

Before your first visit

Do I need a real estate agent to buy an American Legend home?

No, you can buy directly. The builder's sales staff represent the builder. A buyer's agent is the one party working only for you, from contract and warranty review through lot and district verification, the financing comparison and the final walkthrough.

When should I involve my agent?

Before your first visit to an American Legend or Belclaire model. Builders commonly have registration policies that tie agent recognition to the buyer's first visit, and a buyer who tours alone first may find an agent introduced later is not recognized.

Lot, school district and special districts

Does the community name tell me the school district?

Not reliably. School assignment follows the physical address and district attendance boundaries, not the community name or mailing city. In Celina, for instance, some communities are served by Prosper ISD and others by Celina ISD. Confirm the district and campuses for the specific lot directly with the district before signing.

Is there a MUD or PID on the lot?

Confirm it for the specific lot through the county appraisal district's taxing-unit list and the tax certificate. Several of the cities on this builder's list sit at the edges of the metroplex, where special districts are most common. Contract

Is the American Legend purchase agreement the standard Texas contract?

Builders generally use their own purchase agreements, drafted by the builder's attorneys, rather than the standard Texas Real Estate Commission resale contract. Terms governing deposits, selection deadlines, completion timing, warranty administration and dispute resolution are set by the builder's document. Read it before signing and have it reviewed.
