Buying a First Home in Argyle, Texas
The most useful thing to know about Argyle is that the school district is considerably larger than the town. Argyle ISD's boundary extends well beyond the town limits into surrounding Denton County territory, which means a great many homes marketed as "Argyle ISD" are not in the Town of Argyle at all, and some homes with Argyle addresses are not in Argyle ISD.
Buyers routinely treat those as one answer. They are two, and they have to be checked separately.
Town and district are different questions
Ask each one on its own, for a specific address:
-
Is this address inside the Town of Argyle? If not, it may be in another municipality, in a town's extraterritorial jurisdiction, or in unincorporated Denton County. That changes services, permitting, code enforcement and which municipal entities appear on your tax bill.
-
Which district serves it? Confirm with the district. The marketing name of a community is not an answer, and neither is the mailing address.
Both are single phone calls. Both are routinely skipped.
What Argyle actually is
Argyle is a low-density, largely rural-character town in southern Denton County. The housing stock leans toward larger lots and acreage, and the town has not absorbed the kind of high-count subdivision development that produced entry-tier inventory in most of the surrounding county.
The honest consequence: this is generally not an entry-tier market. If your budget reaches it, the rest of this page tells you what to check. If it does not, that is worth establishing in an afternoon rather than over six weekends.
Acreage changes the diligence
Buying land alongside a house is a different purchase, and first-time buyers coming from an apartment consistently underestimate what it involves.
-
Septic rather than municipal sewer is common outside city systems. It requires its own inspection, it has maintenance obligations, and it can affect financing.
-
Well water or a rural water supply corporation rather than a municipal utility. Ask who provides water, what capacity looks like, and what the process is for establishing service.
-
Ongoing maintenance cost that never appears in the mortgage payment. Land takes time and money to keep, and that is a real line in a first-time budget.
-
Access and easements. On larger parcels, how you get to the property and who else has rights across it are questions the survey answers.
The survey matters more here than on a subdivision lot. Locate it early, and if it cannot be found, factor a new one into the timeline rather than discovering the gap under a contract deadline.
Questions for an Argyle address
-
Is this inside the town limits, and which district serves it? Two separate confirmations.
-
Septic or sewer, and well or utility? Each carries its own inspection and its own ongoing cost.
-
Does a current survey exist? On acreage this is not optional diligence.
-
How old are the major systems? Roof, HVAC, water heater, plus any foundation repair history.
-
What does maintaining this lot actually cost? Ask the seller what they spend and what equipment they use.
If it does not reach
There is no virtue in stretching for a first home in a thin, higher-priced market. Denton and Lewisville both offer genuine entry points in the same county, and Canyon Falls sits nearby if a master-planned community suits you better than acreage.
Buying a starter home well and moving up later is a more reliable path than buying badly somewhere you liked the idea of. That is arithmetic, not a sales position.
The transaction
This is a resale market, so the option period is where the purchase succeeds or fails. Order the general inspection immediately, add the septic and well inspections where applicable, and get specialist opinions inside the window. Once the option expires your leverage changes and a negotiable repair becomes an owned one.
The seller's disclosure notice tells you what the seller knows as of signing. Texas law is explicit that it is neither a warranty nor a substitute for inspections.
Financing and representation
Get pre-approved before shopping, and ask about the total monthly obligation rather than the loan payment. On acreage, ask your lender early whether the property type affects the loan products available to you, because it sometimes does.
Since August 2024 a buyer signs a written representation agreement before touring homes, stating compensation in clear terms. Compensation is negotiable and is not set by law, so nobody can accurately tell you representation is free.
I am not a lender and will not tell you what you can afford.
Frequently asked questions
Is every Argyle ISD home in the Town of Argyle?
No. Argyle ISD's boundary extends beyond the town limits into surrounding Denton County territory, so many homes served by the district sit outside the town. Some addresses with Argyle mailing addresses are also served by other districts. Both questions have to be confirmed separately for a specific address.
Is Argyle good for first-time buyers?
Generally it is a difficult entry point. The town is low-density with larger lots and limited subdivision inventory, which places most of its housing above the entry tier for Denton County. Buyers whose budgets do not reach it usually find better options in Denton or Lewisville.
What extra checks does buying acreage need?
Septic inspection where there is no municipal sewer, confirmation of the water source and provider, a current survey showing access and easements, and a realistic estimate of ongoing land maintenance cost, which never appears in the mortgage payment.
Does buying on septic affect financing?
It can affect which loan products are available and what inspections are required, so it is worth asking a lender early rather than after you are under contract.
Do I have to pay my own agent as a first-time buyer in Texas?
Compensation is negotiable and stated in the written buyer representation agreement signed before touring homes. It may be paid by you, contributed by the seller as a negotiated term of your offer, or split between them.
