Aster Park is a gated master-planned community on roughly 414 acres in McKinney, Texas, 75071, in Collin County, near US-75 and the Dallas North Tollway with easy access to Prosper. Highland Homes states the community is zoned to Prosper ISD and carries no MUD or PID, which is an unusual combination in this corridor. Plans call for roughly 1,400 lots, with amenities including private gated entrances, a clubhouse, a resort-style pool and an extensive trail system. Six or more builders are active here across 40-foot and 50-foot lots and larger homesites, with pricing from the low $450,000s to about $900,000. Nitin Gupta, CRS, GRI, Broker Associate with Competitive Edge Realty, represents buyers and sellers here and across McKinney. Call 469-269-6541 or contact Nitin to start with a conversation.

The two facts that make this community unusual
A McKinney address with Prosper ISD schools. That combination is rare and it is the reason many buyers are here. Prosper ISD is one of the most sought-after districts in the corridor, and most of its inventory carries a Prosper or Celina address at Prosper pricing. Confirm the assigned elementary, middle and high school campuses for the specific lot with the district in writing before signing, since Prosper ISD is opening campuses rapidly and attendance boundaries shift. Compare districts with the DFW school district ratings guide.

No MUD or PID. Highland Homes states this directly. One builder listing source shows a tax rate of about 1.90 percent, which is consistent with a community carrying no special district assessment. That matters a great deal against nearby new construction: communities in this corridor with a MUD or PID commonly run well above 2 percent, and on a $600,000 home a one-point difference is roughly $500 a month. Confirm the taxing entities and the combined rate for the specific lot with the Collin Central Appraisal District rather than taking any marketing claim, including this one, at face value. Read the MUD vs. PID guide.

Six builders, and the price bands barely overlap
Aster Park is organized by lot width and builder, which is why published price ranges for the community differ so widely depending on which page you land on:
-
M/I Homes: homes from about 1,834 to 3,504 square feet, pricing from roughly $451,990.
-
Highland Homes, 40-foot lots: about 1,597 to 2,579 square feet, from the $440s with listings into the $600,000s.
-
Highland Homes, 50-foot lots: about 2,106 to 3,277 square feet, roughly $636,990 to $799,990.
-
William Ryan Homes: about 2,548 to 3,643 square feet, roughly $577,999 to $701,990.
-
Shaddock Homes: about 2,091 to 3,764 square feet, roughly $619,000 to $899,000.
-
Toll Brothers: a Select Collection from about $699,995 for 3,008 to 3,903 square feet, and an Executive Collection from about $749,995 for 3,089 to 4,940 square feet.
-
Ashton Woods is also active in the community.

Lot width organizes all of it. A 40-foot lot and a 50-foot lot are different products with different plan availability, different pricing and different resale behavior, and the builder you choose determines which plans you can even consider. Decide the lot width first, then the builder, then the plan. Compare builders in the DFW builder guides and the builder FAQ hub.

The HOA
Association dues are published at about $1,650 a year, roughly $137.50 a month, through an outside management company, with the fee described as including grounds maintenance. That is higher than a typical McKinney subdivision and consistent with what the community maintains: gated entrances, a clubhouse, a resort-style pool and a trail system across 414 acres.

Before signing, confirm the current assessment, exactly what it covers, whether grounds maintenance includes your yard or only common areas, the architectural guidelines, the amenity completion schedule and the reserve position. Read about the Texas HOA resale certificate and what it discloses.

Amenities, and what is open today
The published amenity package includes private gated entrances, a clubhouse, a resort-style pool and an extensive trail system. In a community of this size still under construction, amenities arrive in phases. Ask which are open now, which are under construction, what the completion schedule is and what is contractually committed, in writing rather than from a site plan. The same applies to the gates: confirm which entrances are gated and how the system is maintained and funded.

Buying new construction here
The builder's sales representative works for the builder, not for you, and with six or more builders in one community that matters more than usual: each writes its own contract, with its own terms on deposits, construction timelines, change orders, allowances and delays. Those terms are not interchangeable, and comparing two homes here means comparing two contracts as well as two floor plans.
Lot position is the decision you cannot revisit: what backs the lot, how close it sits to the amenity center or the entrance, which phases remain unbuilt and what is planned on them. Read who represents you at a Texas model home and learn how new construction buyer representation works.

Check the city label on anything you read
At least one major portal files Aster Park under a Celina neighborhood heading, and the community markets its proximity to Prosper, so you will see it associated with three different cities. The address is McKinney, the county is Collin, and the district is Prosper ISD. When comparing prices or pulling comparable sales, confirm you are looking at Aster Park itself rather than a Prosper or Celina community with similar pricing.

Location
Aster Park sits in McKinney near US-75 and the Dallas North Tollway, about ten miles from historic downtown McKinney and its shops, restaurants and galleries, with Prosper, Celina and Frisco all within a short drive. The tollway corridor carries commutes south toward the Legacy employment district. Drive your own commute at the hours you would travel before committing.

Comparing Aster Park with other options
For buyers specifically targeting Prosper ISD, the usual alternatives carry Prosper or Celina addresses: Windsong Ranch and Star Trail in Prosper, both without a MUD or PID, and Mustang Lakes and Light Farms in Celina, which carry assessments. Within McKinney, Painted Tree offers McKinney ISD with no MUD or PID, and Trinity Falls is in a MUD. See top DFW master-planned communities.

Selling a home in Aster Park
For years, resales here will compete with six builders' inventory in the same community, often with incentives attached. Pricing works from recent sales on the same lot width and from a comparable builder rather than a community average that spans $450,000 to $900,000. Two things belong in the listing: the Prosper ISD assignment, which is the community's single strongest selling point and which buyers will not assume from a McKinney address, and the absence of a MUD or PID, which is worth real money monthly against nearby alternatives. See the seller marketing plan and seller services.
