Establish the jurisdiction before anything else
The postal city is assigned by the postal service. City limits, special districts and school attendance zones are set by entirely separate bodies, and in this part of Denton County they frequently do not line up. Two homes with the same mailing city can sit in different jurisdictions, pay different taxing units and attend different schools.
Three questions need answering for the specific parcel, in writing, before the listing goes live:

Is the property inside a city's limits, or in unincorporated county or a city's extraterritorial jurisdiction? This determines which services apply and which authority handles permitting for anything a buyer plans to build.

Which taxing units apply? Growth in this area has been served by municipal utility districts, fresh water supply districts and public improvement districts in various communities. Confirm the full list through the county appraisal district's records and the tax certificate, and obtain the current figures.

Which school district and campuses serve the address? More than one district serves parts of the area, assignment follows the physical address rather than the postal city, and campus assignments shift as districts add schools.
Buyers comparing an Aubrey-address home against one in Prosper or Frisco are comparing total monthly cost and school assignment, so a seller who has all three documented controls the conversation. Selling acreage or an equestrian property
Land in and around Aubrey carries considerations a subdivision home does not, and they are the ones most likely to surprise a seller late.
Agricultural valuation and rollback exposure. Land carrying an agricultural or open-space valuation is taxed on its productive use rather than market value. When qualified land changes use, rollback taxes can become due, and who bears that cost is a term of the contract rather than a given. Confirm the valuation status with the county appraisal district before listing, and have your tax advisor explain what a change of use would mean, so the question is answered before a buyer raises it.
Water, wastewater and utilities. Buyers will ask whether the property is on a public system or a well and septic, what condition those are in, and what service is available at the property line. Have the answers and any records ready.
Improvements beyond the house. Barns, arenas, stalls, fencing, pens and outbuildings carry value for the right buyer and none for the wrong one. Document what exists, its condition and its age, and market to the buyers who want it rather than treating it as a bonus feature on a residential listing.
Access, easements and the survey. A current survey showing boundaries, easements and encroachments answers questions that otherwise become option-period problems.
Subdivision homes: your competition includes builders
New construction has been active across this part of Denton County, and a buyer looking at your home may also be touring a model with incentives attached. A resale cannot match a builder's incentive structure, but it does offer an established lot, finished fencing and window treatments, no construction timeline and immediate availability.
The pricing analysis therefore has to include builder inventory in the buyer's consideration set, and the marketing has to make the resale advantages explicit. Who buys in Aubrey
Buyers priced out of Prosper, Celina and Frisco who want more home or more land for the money and accept a longer commute.
Commuters working along the Dallas North Tollway, US-380 or toward Denton and the Alliance corridor.
Land and equestrian buyers, for whom the acreage, the improvements and the zoning or restrictions are the purchase, and the house is secondary.
First-time and move-up buyers in the newer subdivisions, who are comparing directly against builder inventory nearby.
What marketing has to do here
Match the property type. For land and equestrian property, that means imagery that shows the parcel, its improvements and its access, plus written detail on acreage, utilities, fencing and outbuildings. For subdivision homes, it means presentation that competes with a builder's model and a clear statement of what the resale offers that new construction does not.
Both need documented district and campus information and a clear cost picture including every taxing unit and any assessment. The seller marketing plan sets out what that includes.

Before you sign a listing agreement

Establish the jurisdiction, the full list of taxing units and any assessment for the parcel, in writing.

Confirm the school district and the specific campuses for the address.

For land, confirm the agricultural or open-space valuation status and understand the rollback position before marketing.

Obtain a current survey, and gather records for wells, septic systems, outbuildings and improvements with dates.

Ask for a written pricing analysis appropriate to the property type, including builder inventory where the home competes with new construction.

Read the term, the protection period and the cancellation provisions before signing. The residential listing agreement most Texas brokerages use is a Texas REALTORS® form rather than a TREC-promulgated contract, so terms vary between brokerages.

My address says Aubrey. Is my home in the City of Aubrey?
Not necessarily. A postal city is assigned by the postal service and does not establish municipal boundaries. Confirm whether the parcel is inside city limits, in a city's extraterritorial jurisdiction or in unincorporated county, because it determines services, permitting and which taxing units apply.
What happens to the agricultural valuation when I sell?
It depends on whether the buyer continues the qualifying use and on the appraisal district's determination. Confirm the current status with the appraisal district and speak with your tax advisor before listing, rather than during a negotiation.
How do I compete with the new construction nearby?
On what a builder cannot offer: an established lot, mature landscaping where it exists, completed fencing and window treatments, no build timeline and availability now. Price with builder inventory in the analysis, since the buyer is including it whether or not the seller does.
Which school district serves my home?
Confirm it with the district for the specific address. More than one district serves parts of the area, and assignment follows the physical address rather than the postal city.
Do I need to be in Texas to close?
No. Remote and mail-away closings are routine and are coordinated through the title company, with documents signed before a remote or mobile notary or, where the title company and lender allow it, under a power of attorney. Arrange it early rather than in closing week.
