Copperstone is a neighbourhood of roughly 130 homes in central Coppell, built between about 1996 and 1999, with an amenity package unusual for a subdivision its size: a clubhouse, pool, tennis courts, a pond, greenbelt and walking paths, with Andy Brown Community Park adjoining the area. Homes are typically four to five bedrooms in the three-thousand to four-thousand-two-hundred square foot range on lots commonly between a fifth and half an acre. This page covers what varies within the neighbourhood, one naming point that trips buyers up, and what to verify before making an offer.

What the neighbourhood is

Copperstone sits in central Coppell, in the 75019 postcode and in Dallas County, accessed from Parkway Boulevard. Its streets include Copperstone Trail, Auburn Way, Avalon Lane, Martel Lane and Martel Court.

Appraisal district records show homes dating mainly from 1996 through 1999, so the neighbourhood was built out over a short window. Houses are substantial, generally four to five bedrooms with three or more bathrooms, and lots vary enough that two similar homes can sit on quite different parcels.

Check which association governs the property

There is a naming point worth resolving before you get far. Coppell has a Copperstone Homeowners Association, Inc., established in 1998 and serving this subdivision, and separately a Copperstone Estates homeowners association with its own community site. Similar names, different entities.

​

Confirm from the appraisal district record and the resale certificate which association actually governs the specific address, and get the governing documents for that association rather than whichever one a search engine surfaces first. The association determines the dues, the rules and what is maintained, so starting with the wrong set of documents wastes the option period.

The association and the amenities

The amenity package here — clubhouse, pool, tennis courts, pond, greenbelt and paths — is substantial for a neighbourhood of about 130 homes, which is part of its appeal and also the thing to examine. Those are capital assets with replacement cycles, shared among a relatively small number of households.

Listings indicate dues are billed annually rather than monthly, which is worth knowing when budgeting: an annual bill lands in one go. Before the option period ends, obtain the resale certificate and governing documents and confirm:

​

  • The current dues, the billing cycle and exactly what they cover.

  • The reserve position against what the association maintains — pool, clubhouse, courts, pond and common landscaping.

  • Any assessment history, and anything currently contemplated.

  • Who manages the association currently, since management companies change frequently.

  • The rules on exterior alterations, fencing, parking, letting and pets.

Late-1990s homes: what to ask for

A neighbourhood built in the late 1990s has generally been through at least one round of major system replacement, and may be due another. Ask for records with dates:

  • Roof age, and any claims or repairs following significant hail.

  • HVAC systems, usually more than one, with install dates.

  • Water heaters.

  • Foundation performance and any repair history, with documentation and any transferable warranty.

  • Plumbing and electrical, including whether any original materials remain.

  • Windows, and the extent and date of any kitchen or bathroom renovation.

  • Pool and equipment where present.

Get an independent inspection regardless of how a home shows. In a neighbourhood this consistent in age, the difference between a documented, updated home and an original one is where the price differences sit.

Lot and position

With lots ranging from roughly a fifth to half an acre, position matters more here than the headline square footage suggests. Greenbelt and pond adjacency, interior versus corner lots, tree cover and proximity to the amenity area all vary within the neighbourhood and affect both price and how the home lives.

Obtain a current survey and have the easements, drainage and common area boundaries explained, particularly on lots backing onto the greenbelt or the pond.

Schools

Coppell is served principally by Coppell ISD, which covers most of the city, though some addresses in and around Coppell fall into neighbouring districts. Confirm the district and the specific elementary, middle and high school assignments for the address with the district before you make an offer, since assignments change.

What to verify before you offer

  • The recorded subdivision for the address from the appraisal district record, and which association governs it.

  • The district and the specific campuses, confirmed with the district.

  • The full list of taxing units on the parcel and a tax certificate, so your lender builds the escrow estimate from real figures. A first-year bill may reflect the previous owner's assessed value and exemption status.

  • The association's resale certificate, dues and billing cycle, reserves, assessment history and rules.

  • A current survey showing boundaries, easements and any greenbelt or pond adjacency.

  • System ages and renovation history, documented.
