Eliana is a new-construction community in McKinney, Texas, 75071, off North Custer Road, served by Prosper ISD. Three builders are active here, M/I Homes, Perry Homes and Southgate Homes, with homes ranging from about 1,834 to 4,470 square feet and published pricing from roughly $509,990 to just over $1 million. Amenities include a resort-style pool and a basketball court. Streets include Rivka Court, Zinnia Drive, Floral Fields Way, Glowing Meadow Drive, Yellow Rose Road, Carnation Court and Porch Place. Like the other Prosper ISD communities with McKinney addresses, the school district is the reason most buyers are here. Nitin Gupta, CRS, GRI, Broker Associate with Competitive Edge Realty, represents buyers and sellers here and across McKinney. Call 469-269-6541 or contact Nitin to start with a conversation.

A McKinney address with Prosper ISD schools
All three builders marketing Eliana list the school district as Prosper Independent School District. That combination, a McKinney address with Prosper ISD, is the community's main draw and it is the reason a buyer should read the rest of this page carefully: most Prosper ISD inventory carries a Prosper or Celina address, so a McKinney-addressed home in the district is a different value proposition.

Prosper ISD is opening campuses quickly as the district grows, which means attendance boundaries move. Confirm the assigned elementary, middle and high school campuses for the specific lot with the district in writing before signing a builder contract, and ask what is planned for new campuses nearby. Compare districts with the DFW school district ratings guide.

Three builders, three different communities in practice
-
M/I Homes: homes from about 1,834 to 3,347 square feet, published pricing from roughly $509,990, with recent quick move-ins from about $624,990 to $719,990 and plan pricing running to roughly $836,000.
-
Perry Homes, on 50-foot lots, with published pricing from about $648,900.
-
Southgate Homes: larger homes from about 2,928 to 4,470 square feet with three-car garages, up to five bedrooms and five and a half baths, in modern, traditional and craftsman elevations, published from roughly $689,900 with recent quick move-ins from $799,900 to about $1,094,900.

The practical point: "Eliana pricing" spans more than half a million dollars, and the three builders barely overlap. A buyer at $550,000 and a buyer at $950,000 are shopping in the same community but effectively in different neighborhoods, with different lot widths, different plan libraries and different contracts. Decide the price band and lot width first, then the builder. Compare builders in the DFW builder guides.

What to verify on taxes and assessments
Published tax and HOA information for Eliana is thin and inconsistent. One builder plan listing shows the HOA as "none," which is almost certainly a data gap rather than a fact for a community with a resort-style pool and a basketball court, since amenities of that kind require an association to fund and maintain them.

Before signing, establish four things for the specific lot with the Collin Central Appraisal District and the builder: the full list of taxing entities and the combined rate, whether any municipal utility district or public improvement district assessment applies and for how long, the annual HOA assessment and what it covers, and whether any assessment is separate from the HOA dues. In this corridor the spread between communities with and without a special district runs around a full percentage point, which on a $700,000 home is roughly $580 a month. Read the MUD vs. PID guide and the HOA resale certificate guide.

Amenities, and what is open today
Southgate describes the community's amenities as including a resort-style pool and a dedicated basketball court. In a community still selling, amenities arrive in phases. Ask which are open now, which are under construction, what the completion schedule is and what is contractually committed, in writing rather than from a rendering or a site plan.

Buying new construction here
The builder's sales representative works for the builder, not for you. Each of the three builders writes its own contract, with its own terms on deposits, construction timelines, change orders, allowances and what happens if the build runs long, so comparing two homes here means comparing two contracts as well as two floor plans.

Lot position is the decision you cannot revisit: what backs the lot, how close it sits to the amenity area or the entrance, which phases remain unbuilt and what is planned on them, including whether a different builder's product will go up next door at a different price point. Read who represents you at a Texas model home and learn how new construction buyer representation works.

Check the city label before you compare anything
Eliana appears in listing data under more than one city heading, including references tying it to Prosper, which is unsurprising given the Prosper ISD assignment and the community's position near the city line. The address is McKinney, the county is Collin, and the district is Prosper ISD. When pulling comparable sales or comparing prices, confirm you are looking at Eliana itself rather than a Prosper community with similar pricing, since Prosper-addressed homes in the same district often price differently.
Location
Eliana sits in north McKinney off North Custer Road, with US-75 and the Dallas North Tollway both serving the area and historic downtown McKinney a short drive for shops, restaurants and events. Prosper, Celina, Frisco and the Legacy employment corridor are all reachable. Drive your own commute at the hours you would travel before committing.
Comparing Eliana with other options
Aster Park is the closest comparison: another McKinney-addressed, Prosper ISD community, gated, on roughly 414 acres with a clubhouse, pool and trails, and with its builders stating no MUD or PID. For Prosper-addressed alternatives in the same district, Windsong Ranch and Star Trail are the large master plans, and in Celina Mustang Lakes and Light Farms compete at similar price points. Within McKinney ISD, Painted Tree and Trinity Falls are the large alternatives. See top DFW master-planned communities.
Selling a home in Eliana
For several years, resales here will compete with three builders' inventory in the same community, often with incentives attached. Pricing works from recent sales of the same builder and lot width rather than a community figure spanning $510,000 to $1.1 million. Two things belong in the listing: the Prosper ISD assignment, which buyers will not assume from a McKinney address and which is the community's strongest selling point, and the full tax and assessment picture, because an informed buyer at this price point will ask. See the seller marketing plan and seller services.

Eliana FAQs
What school district serves Eliana?
Prosper Independent School District, despite the McKinney address. All three builders marketing the community state this. Confirm the assigned campuses for the specific lot with the district in writing, since Prosper ISD is opening campuses rapidly and boundaries move.
Who builds in Eliana?
M/I Homes, Perry Homes on 50-foot lots, and Southgate Homes. Each offers a different size and price band, so the builder largely determines what you can buy here.
What do homes cost in Eliana?
Published pricing runs from roughly $509,990 with M/I Homes, from about $648,900 with Perry Homes, and from roughly $689,900 with Southgate Homes, with recent Southgate quick move-ins reaching about $1,094,900. Homes range from about 1,834 to 4,470 square feet.
Is there an HOA, and is there a MUD or PID?
Published figures are inconsistent, and one builder plan listing shows no HOA, which is unlikely for a community with a pool and basketball court. Confirm the annual assessment, what it covers, and whether any MUD or PID applies to the specific lot, with the builder and the Collin Central Appraisal District, before signing.
What amenities does Eliana have?
Published amenities include a resort-style pool and a dedicated basketball court. Ask which are open today and what the schedule is for anything still under construction.
Is Eliana in McKinney or Prosper?
The address is McKinney and the county is Collin, while the school district is Prosper ISD, which is why the community appears under more than one city heading in listing data. Confirm the city on any comparable sale before using it.
