Emerald Valley sits on the edge of Las Colinas in Irving's 75063 postcode, recorded in numbered phases, and it contains two different products — detached single-family homes and attached villas or townhomes — on lots that are small by the standards of the houses built on them. It also carries a meaningful rental presence, and the portal groupings published under its name are among the loosest I have seen in DFW, sweeping in addresses from a different postcode and unrelated subdivisions. This page covers what to check before making an offer.

Two products under one name

Descriptions of the community consistently note that it comprises both single-family homes and attached villas or townhomes, with homes ranging from roughly two thousand to around four thousand square feet. Records show houses of about 1,931, 2,065, 2,120, 3,280, 3,289 and 3,835 square feet.

Those are different purchases. On an attached property the association maintains more, the governing documents cover more, a lender may assess the project as well as you, and the resale pool is different. On a detached house none of that applies in the same way.

Confirm the structure from the appraisal district record and the title commitment rather than a portal's property-type field, and on an attached property order the resale documents at the start of the option period and involve your lender early.

Small lots, large houses

Records show a house of about 3,289 square feet on a parcel of roughly 0.136 acres. That ratio is worth seeing in person: a home of that size on a lot of that size leaves limited outdoor space and places neighbours close.

Plenty of buyers want exactly that — the location without the grounds — but it is the sort of thing to judge standing on the lot rather than reading a listing. Walk the parcel, look at what is behind the house, and check the survey for true dimensions and easements.

Phases, and why they matter

The community is recorded in numbered phases — a third phase appears as its own community grouping in one brokerage's subdivision list, with its own inventory.

Phase tells you roughly when a home was built and which plat and documents govern it. Take the recorded subdivision and phase from the legal description on the appraisal district record, and when comparing properties, check that your comparables are in the same phase and the same product type.

Portal groupings under this name are unusually unreliable

One portal's Emerald Valley listing set has included addresses on Las Colinas Boulevard in the 75039 postcode — a different postcode from the neighbourhood — alongside addresses on Senda, Fox Run, Sera Avenue, Abbey Road, Rockingham Drive, Vista Circle and Ponderosa Trail, which belong to other Las Colinas and Irving subdivisions.

Separately, another portal publishes market trend figures for Emerald Valley derived from a sample of two sales. Statistics built on two transactions describe those two transactions and nothing else.

The practical consequence: disregard neighbourhood-level statistics under this name entirely, and check that any comparable you rely on is actually in the recorded subdivision and phase. A comparable drawn from a different subdivision a mile away will not hold up at appraisal.

The rental presence

Public records show a substantial number of homes in this neighbourhood recently let, across the same streets as the sales.

For an owner-occupier that is simply something to know. For an investor it is the relevant market, and the association documents are where the limits sit: letting rules, minimum lease terms, and any cap on the proportion of properties that may be let. Read them before buying either way, since those rules affect what the property is worth to the next buyer as well as what you can do with it. Representation for landlords is covered on the leasing page.

The association

Before the option period ends, obtain the resale certificate and governing documents and confirm the current dues and billing cycle, exactly what is maintained — which differs between the attached and detached parts — the reserve position, any assessment history, who manages the association, and the rules on exterior alterations, fencing, parking, letting and pets.

Where a property sits within a wider Las Colinas body as well as a neighbourhood association, establish whether two sets of assessments apply. That is common in this part of Irving and it is a frequent budgeting surprise. The resale certificate guide covers what the documents should tell you.

Schools

Irving contains addresses served by more than one district, and neighbouring parts of the 75063 postcode fall within Coppell ISD. Assignment follows the physical address and the district's attendance boundaries rather than the city or neighbourhood name.

Confirm the district and the specific elementary, middle and high school assignments for the exact address with the district before making an offer, and keep the confirmation. The Bridges at Las Colinas page covers the same question for a nearby community where the district split matters particularly.

What to check on the home

Ask for records with dates covering roof condition and any hail-related work, HVAC systems and service history, water heaters, foundation performance and any repair history with documentation, plumbing and electrical, and the extent, date and permitting of any renovation.

On an attached property, add what the documents say about the party wall, roof and exterior, how shared costs are divided, and what approval any alteration requires. On a property that has been let, ask about maintenance history and condition at the end of recent tenancies.

Get an independent inspection in every case.

What to verify before you offer

  • The product type — detached or attached — from the appraisal district record and the title commitment.

  • The recorded subdivision and phase from the legal description.

  • Whether one association or two apply, with dues, inclusions, reserves and rules for each.

  • The letting rules, if you intend to let or care about resale to an investor.

  • The district and the exact campuses, confirmed with the district.

  • The full taxing-unit list and a tax certificate, so your lender builds the escrow estimate from real figures.

  • A current survey showing true dimensions and easements.

  • That every comparable you rely on is in the same subdivision, phase and product type.

Common questions

Are Emerald Valley homes detached or attached?

Both. The community comprises single-family houses and attached villas or townhomes. Confirm which a specific property is from the appraisal district record and the title commitment, since it changes the association's role, lending and the resale pool.

How large are the homes and lots?

Homes run roughly two thousand to around four thousand square feet, on small parcels — records show a house of about 3,289 square feet on roughly 0.136 acres. Walk the lot rather than relying on the acreage figure.

Why do online listings for Emerald Valley look inconsistent?

Because portal groupings under the name have included addresses in a different postcode and in unrelated Las Colinas and Irving subdivisions. Check the recorded subdivision on the appraisal district record for any address you are considering.

Can I trust the market statistics published for this neighbourhood?

No. One portal publishes trend figures derived from a sample of two sales. Work from individual comparable sales within the same subdivision, phase and product type.

Is Emerald Valley a rental neighbourhood?

It has a meaningful rental presence across the same streets as the sales. The association documents set the limits — letting rules, minimum terms and any cap on let properties — so read them whether you intend to let or not.

Which schools serve Emerald Valley?

Confirm with the district for the exact address. Irving contains addresses served by more than one district, and neighbouring parts of the same postcode fall within Coppell ISD, so the city name does not settle it.

Thinking about Emerald Valley?

Send what you are looking for — detached or attached, the size you need, whether you will live in it or let it, your price range and your timeline — and you get back what is realistically available in that product, with the recorded subdivision and phase confirmed from the record, the association structure and letting rules established, the district confirmed with the district office and comparables checked for subdivision accuracy.

More on the city is on the Irving page, a nearby community on the Bridges at Las Colinas page, and if you are selling here, the Irving listing agent page covers that side. Buyer representation generally is on the buyer services page.
