Craig Ranch is a roughly 2,200-acre master-planned, mixed-use development in southwest McKinney, Texas, 75070, at the point where McKinney, Allen, Plano and Frisco converge near State Highway 121 and Custer Road. Named for developer David Craig, it broke ground around 2000 and is planned for more than 3,700 single-family homes alongside townhomes, condominiums and apartments. More than 400 acres of green space connect the community by running and biking trails, and TPC Craig Ranch, the private Tom Weiskopf-designed championship course that hosts the PGA Tour's AT&T Byron Nelson, sits at the center. Two things matter before you shop here: the community spans two school districts, and the HOA structure varies enormously by section. Nitin Gupta, CRS, GRI, Broker Associate with Competitive Edge Realty, represents buyers and sellers here and across McKinney. Call 469-269-6541 or contact Nitin to start with a conversation.

Frisco ISD and McKinney ISD, depending on the section
Most listings in Craig Ranch advertise Frisco ISD, and much of the community is zoned there. But the development is served by both Frisco ISD and McKinney ISD depending on which part of it a home sits in. A blanket statement that Craig Ranch is a Frisco ISD community, which appears on many pages about this development, is not reliable for every address.

That matters more here than in most places, because the district is often the reason a buyer is looking at Craig Ranch in the first place. Confirm the assigned elementary, middle and high school campuses for the exact address in writing with the district before you write an offer, and do not rely on a listing field or a neighborhood description, including this one. Compare districts with the DFW school district ratings guide.

It is not one neighborhood, it is many
Craig Ranch contains a dozen or more separately named sections, including Craig Ranch North, Craig Ranch Estates, Hemingway, The Settlement, Wellstone, Barcelona, Provence and the Villas, with gated entries at some of them. Builders across those sections have included national production builders and a long list of custom builders.

The product range is correspondingly wide: recorded homes run from about 1,200 square feet to more than 4,300, with two to five bedrooms, alongside custom estates on half-acre and larger lots overlooking the golf course, plus townhomes and condominiums for lock-and-leave buyers. Construction dates run from roughly 2002 through the 2020s.

The practical consequence: "a Craig Ranch sale" is not a comparable on its own. The right comparable set shares the section, the product type, the build era and, where it matters, the golf course position. Ask which section a home sits in before comparing it to anything.

HOA structure: the range is the story
Published association figures for Craig Ranch span a remarkable range, including annual assessments reported from about $350 to $2,529, quarterly assessments from roughly $225 to $1,160, and monthly figures from about $37 to $992. Those are not contradictions. They reflect a master association plus section-level sub-associations, with different inclusions in each: a townhome or condominium with exterior maintenance costs very differently from a single-family home in a non-gated section.

Before making an offer, establish exactly which assessments apply to the specific property, master and sub-association both, what each covers, the billing frequency, the architectural guidelines, recent budgets and the reserve position. A buyer comparing two Craig Ranch homes on list price alone, without that, can be off by several hundred dollars a month. Read about the Texas HOA resale certificate and what it discloses.

The amenities, and what membership actually includes
The amenity package is among the most extensive in Collin County: more than 400 acres of green space, miles of running and biking trails, section clubhouses and pools, parks and playgrounds, lakes and ponds, a large baseball and softball tournament complex, soccer fields, and a major fitness and spa facility on site.

TPC Craig Ranch is a private club. Living in the community, including on the course, does not convey membership or playing privileges, and the fitness facility operates on its own membership terms. If club or fitness access is part of why you are buying here, confirm the current membership categories, initiation costs, dues and any waitlist directly with each facility rather than assuming the HOA covers them.

What homes cost
The price range is as wide as the product range. New construction in the Craig Ranch North section has been marketed in the high $300,000s to the high $400,000s for homes of roughly 2,650 to 3,600 square feet, while custom estates on the golf course trade far above that, and townhomes and condominiums sit below it.

Because the community spans twenty-plus years of construction, several housing types and two school districts, no single median describes it usefully. Price a specific home from recent sales in the same section and product type. For a current read, use the home value analysis or contact Nitin.

What to check before you buy
-
School district and campuses for the exact address, in writing.
-
All applicable assessments, master and sub-association, with what each covers.
-
Which section the home is in, who built it and what has been modified since.
-
Golf course exposure on course-facing lots: which hole, direction of play, errant balls, maintenance access and drainage along the boundary.
-
Systems, since homes from the early 2000s are now past first replacement on roof, HVAC and water heaters, while newer sections are not.
-
Taxes after purchase rather than the seller's current bill, since Texas taxes follow the appraised value and a sale can trigger reassessment. Confirm with the Collin Central Appraisal District.

Learn about the Texas option period, and if you are buying new construction here, read how new construction buyer representation works, since builder contracts replace the standard promulgated form.

Location
Craig Ranch sits at the northeast quadrant of Collin County where four cities meet, with the Sam Rayburn Tollway and SH 121 carrying most commutes and US-75 and the Dallas North Tollway both within reach. That position puts the Legacy employment corridor, Frisco's entertainment district, Allen and downtown McKinney all within a short drive, which is much of the development's appeal. Drive your own commute at the hours you would travel before committing.

Comparing Craig Ranch with other options
Within McKinney, Trinity Falls offers a large master plan in McKinney ISD with a MUD, and Painted Tree offers roughly 1,100 acres with extensive trails and no MUD or PID. Buyers drawn to the golf and amenity package often also look at the master-planned communities in Frisco and at Windsong Ranch and Mustang Lakes further north. What distinguishes Craig Ranch is the mixed-use scale, the tournament golf course and the location where four cities meet. See top DFW master-planned communities.

Selling a home in Craig Ranch
In a community this large and this varied, precision does the work. Pricing should come from sales in the same section and product type rather than a Craig Ranch-wide figure that spans townhomes and golf course estates. Listings should state the section, the school district and campuses, and the full assessment picture plainly, because buyers searching by district or comparing monthly cost will otherwise pass over the home or arrive with the wrong expectation. See the seller marketing plan and seller services, or learn about landlord leasing services if you plan to rent the home out.
