Appraisal district records show Park Valley Drive addresses recorded under more than one subdivision name, each with its own association. A listing may describe a home as being in Pecan Ridge Estates while a neighbour a few doors away sits in a different recorded subdivision entirely.

Obtain the resale certificate, which identifies the governing association and the current dues.

Do not assume a neighbour's dues, rules or documents apply to the property you are considering.
This takes minutes and it prevents the most common error on this street.
Why the association looks like it is in Dallas
A second source of confusion: the association's management certificate on file with the state carries a Dallas management address rather than a Coppell one, because the managing agent is based there. Directory sites consequently list the association as a Dallas entity, which looks wrong when you are buying a Coppell home.
It is not wrong, just confusing. The association governs the Coppell subdivision; the address on file is the manager's. The management certificate names who to contact, and the resale certificate comes from whoever that certificate names.
Published dues figures for this neighbourhood appear inconsistently across sources — different amounts and different frequencies — so take the current amount and billing cycle from the resale certificate rather than a portal or directory.
The association and what to ask
Listing records indicate dues billed annually covering management. Before the option period ends, obtain the resale certificate and governing documents and confirm:

The current dues, the billing cycle and exactly what they cover.

The reserve position against whatever common areas the association maintains.

Any assessment history, and anything currently contemplated.

Who manages the association today, since managers and fee schedules change.

The rules on exterior alterations, fencing, parking, letting and pets.

What the resale certificate itself costs and how long it takes to produce, so the option period is planned around it.
Homes from the early 1990s: what to ask for
Homes of this age have generally been through at least one round of major system replacement and may be due another. Ask for records with dates:

Roof age, and any claims or repairs following significant hail.

HVAC systems and install dates.

Water heaters.

Foundation performance and any repair history, with documentation and any transferable warranty.

Plumbing and electrical, including whether any original materials remain.

Get an independent inspection regardless of how a home shows, and confirm the year built and parcel size from the appraisal district record rather than from a listing description.
Check the property type on the record
At least one aggregator describes this neighbourhood as containing both attached and detached homes. Whether that reflects reality or a data error, the record settles it: the legal description and the appraisal district record identify what the property actually is, which in turn affects the association's role and how lenders treat the purchase.
Schools
Listing records cite Coppell ISD with Town Center Elementary and Coppell High School for this neighbourhood. Those are campuses recorded on individual listings rather than a district confirmation, and assignments change.
Confirm the district and the exact elementary, middle and high school assignments for the specific address with Coppell ISD before you make an offer. Coppell is served principally by Coppell ISD, though some addresses in and around the city fall into neighbouring districts.
What to verify before you offer

The recorded subdivision from the appraisal district record, and which association governs the address.

The association's resale certificate: dues, cycle, inclusions, reserves, assessment history and rules.
