Read the published financials, then confirm the current position against the resale certificate during the option period, since online documents can lag.

The policy documents matter if you plan improvements
The association has adopted the written policies Texas law contemplates on matters including flag display, religious item display, rainwater harvesting, roofing materials and solar energy devices.
Those are worth reading before you buy if any of them bear on your plans. If you intend to install solar, harvest rainwater, or replace a roof with something other than the original material, the policy sets out what is permitted and what approval process applies. Finding that out in advance is considerably cheaper than finding out afterwards.

Confirm which association governs the address
State records show more than one similarly named registration associated with Coppell, and Park Place is a common subdivision name across Texas — there are Park Place subdivisions in Houston, New Braunfels and elsewhere, so general searches return results that have nothing to do with Coppell.
