You’ve probably heard the best time to sell a home in Southlake is during the busy spring/summer buying season. But, what if you can’t wait until spring?
How to Sell Your Home Faster in Winter
How can you get your home sold faster and for more money during the slow winter months?
Expose Your Home to Every Buyer
Just because there aren’t as many buyers in the market to buy homes in winter, doesn’t mean there are no buyers. With fewer buyers in the market, you should make sure your home is exposed to every potential buyer. Our comprehensive marketing program targets buyers wherever they’re looking. With a custom website, custom yard sign, professional flyers, professional photography, video and a targeted marketing program, the homes we list for sale are exposed to every buyer.

Price it Right
One of the most important aspects to selling your home in winter is proper pricing. This doesn’t mean pricing your home at 50% of its value to sell it. It simply means setting an appropriate price for the market. Our proven pricing strategy will help you set a market appropriate price that attracts attention from potential buyers.
Make It Easy to Show
Homes that are not easily accessible get glossed over. An upscale community like Southlake attracts a lot of relocation clients like physicians who are visiting Southlake from out of town to look at the homes over a weekend. If a buyer can’t see your home, they won’t buy your home. We realize how frustrating it is to keep your home clean and be ready at the drop of a hat for showings. But, if you price it right and make it accessible, you’ll likely have your home sold in a very short period of time. Try to be as flexible as possible for buyers wanting to see your Southlake home.
Remove Pets and Turn on Lights
Some people are afraid of animals, especially large dogs, and won’t go into your home if your pet is there. Others are allergic to cats and other animals. If at all possible, remove your pets before showings. Also, turn on all lights (including the front porch light) and keep your home at a comfortable temperature. It gets dark earlier during Winter months and you want to make your home seem as bright as possible. Pull up the blinds, open the shutters, push back the drapes on every window (unless the view or outdoor scenery is particularly undesirable). Turn on every light in the house, including appliance lights and closet lights.
Provide Specific Information
Attach printed cards to items and in rooms that provide further information the buyer might miss or might not know. You have so little time to make an impression. If you have an antique chandelier that's staying with the house, put a card on it that discloses its age and other important details. If you have provision for both electric and gas dryer in the laundry room, attach a card to the wall describing this feature to potential home buyers.
Offer Incentives
Appropriate incentives for buyers can sometimes help sway the decision of the buyers. Incentives could mean leaving old appliances like washers, dryers & refrigerators or offering to pay for part of buyer closing costs. If your old golf cart means the difference between a buyer choosing your home over your neighbors, wouldn’t you be willing to part with it and get a much better one for your new home?
A Realtor who knows your area and neighborhood can help you determine if offering incentives will help your home sell faster.
