Lewisville Real Estate Guide 2026: Castle Hills, Old Town, and DFW's Best-Kept Secret

Lewisville is the most undervalued suburb in the Mid-Cities corridor — offering Lewisville Lake recreation, an emerging Old Town walkable district, DART rail connectivity, and a median home price of $350,000–$450,000 that saves families $100,000–$200,000 compared to neighboring Coppell or Flower Mound. Yet the city also contains Castle Hills, one of the most sought-after master-planned communities in all of DFW, with homes from $500,000 to $900,000+ and Lewisville ISD schools that rival Flower Mound's best campuses.

With a population of approximately 111,000, Lewisville is large enough to offer diverse neighborhoods at every price point while maintaining the lakeside character and community identity that make it distinct from the flat-prairie suburbs further north.

Lewisville Neighborhoods by Price Tier

Premium ($500K–$900K+)

Castle Hills — Lewisville's crown jewel and one of DFW's best master-planned communities. Straddles the Lewisville/Carrollton border but most addresses are LISD-zoned. Resort-style amenities including pools, fitness centers, walking trails, and The Shops at Castle Hills retail center. Homes from $500K–$900K+ across multiple sections (Castle Hills Phase I, Northpointe at Castle Hills, The Realm at Castle Hills). Builders include American Legend, Darling Homes, and Shaddock Homes. LISD schools — typically Hebron HS feeder, one of the top LISD campuses.

Why Castle Hills matters: This is the community that disproves the assumption that "Lewisville = affordable but average." Castle Hills delivers Coppell-tier quality and Flower Mound-tier lifestyle at $50K–$150K below either.

Upper-Middle ($400K–$550K)

Hebron Parkway Corridor — Newer development along the Hebron Parkway corridor in south Lewisville. Homes from $400K–$550K. LISD Hebron HS feeder pattern (strong campus). Good access to both the Tollway and I-35E.

Vista Ridge area — Central Lewisville near the Vista Ridge Mall area. Mix of newer construction and established homes. $350K–$500K. LISD zoning varies by address.

Family Value ($300K–$450K)

Lakewood Hills — Established neighborhood near Lewisville Lake. Mature trees, larger lots, and lake proximity. Homes from $300K–$450K. Older housing stock (1990s–2000s) that may need updates.

Central Lewisville — Neighborhoods between I-35E and Old Orchard Lane. Homes from $280K–$400K. Mix of LISD and some CFBISD addresses near the Carrollton border. Verify school district.

Starter / Entry ($250K–$350K)

East Lewisville — The most affordable section. Homes from $250K–$350K. Some older apartments and townhomes. LISD zoning varies. Best for first-time buyers and investors seeking entry into the Mid-Cities at the lowest price point.

Old Town Lewisville ($300K–$500K)

Old Town Lewisville — centered on Main Street near the railroad — is Lewisville's emerging walkable district. Craft breweries (including Bitter Sisters, Pegasus City), local restaurants, boutiques, the MCL Grand theater, and a Saturday morning farmers' market create a charming downtown atmosphere. Surrounding homes range from 1950s–1970s bungalows ($300K–$400K) to renovated properties ($400K–$500K). LISD zoning. For families who value walkable character over master-planned amenities, Old Town is Lewisville's most distinctive neighborhood.

Lewisville ISD: What Buyers Need to Know

Lewisville ISD is a large district serving approximately 51,000 students across 65+ campuses in Lewisville, Flower Mound, Highland Village, The Colony, and parts of Carrollton. The district is rated A by Niche but campus quality varies significantly.

Top Lewisville-area campuses:

  • Hebron High School — One of LISD's highest-performing campuses. Strong academics, athletics, and CTE programs. Serves Castle Hills and the Hebron corridor.

  • Lewisville High School (Killough campus) — Solid academics with a diverse student body.

  • Lewisville High School (Harmon campus) — Performing arts magnet and strong academic programs.

Critical insight: "LISD" on an MLS listing does not tell you which campus your children will attend. Hebron HS and its feeder schools are significantly different from other LISD campuses in the Lewisville area. Your agent must verify the specific campus feeder pattern for every property.

Lewisville Lake and Recreation

Lewisville Lake is the defining lifestyle amenity that separates Lewisville from Coppell, Carrollton, and most other Mid-Cities suburbs. The 29,000-acre reservoir offers boating, fishing, kayaking, paddleboarding, swimming beaches (Hidden Cove Park, Sneaky Pete's), and 25+ parks along its shoreline. Lewisville Lake Park and the Lake Park golf course provide additional recreation.

For families who want water access without driving to Lake Texoma (1.5 hours) or Lake Ray Hubbard (45 minutes), Lewisville provides lakeside living within 20 minutes of Downtown Dallas.

DART Rail Access

Lewisville's southern sections are served by or near DART rail stations, providing public transit access to Downtown Dallas, CityLine (Richardson), and the broader DART network. While Lewisville proper does not have a dedicated DART station within city limits, the nearby Hebron Station and Trinity Mills Station (both on the Green Line in Carrollton) serve Lewisville commuters. Old Town Lewisville is also served by Denton County Transportation Authority (DCTA) A-train service connecting to the DART system.

Market Snapshot (2026)

Median home price: $350K–$450K (excluding Castle Hills, which pushes into $500K–$900K+) New construction: Moderate — available in Castle Hills remaining phases, Hebron corridor, and some central Lewisville infill Days on market: 40–55 days for well-priced homes Property tax rate: ~2.2%–2.5% No MUD/PID in most established neighborhoods (Castle Hills may have some PID in newer sections — verify)

Frequently Asked Questions

Is Lewisville a good place to live? Yes. Lewisville offers lakeside recreation, an emerging walkable Old Town, DART rail connectivity, strong LISD campuses (particularly Hebron HS feeder), and the best value pricing in the Mid-Cities — $100K–$200K below Coppell or Flower Mound for comparable homes.

What is Castle Hills Lewisville? Castle Hills is a premium master-planned community straddling the Lewisville/Carrollton border. Homes range from $500K–$900K+ with resort-style amenities and LISD schools (Hebron HS feeder). It is one of the most sought-after communities in the Mid-Cities and delivers Coppell-tier quality at moderate pricing.

What school district is Lewisville in? Most Lewisville addresses are in Lewisville ISD (A). Campus quality varies significantly within LISD — Hebron HS and its feeders are among the strongest. Some southern Lewisville addresses near the Carrollton border may be CFBISD. Always verify specific campus zoning.

Is Lewisville close to Dallas? Yes. Lewisville is approximately 25 minutes from Downtown Dallas via I-35E and 12 minutes from DFW Airport. DART/DCTA rail provides car-free commute options.

How does Lewisville compare to Flower Mound? Flower Mound ($500K–$600K median) is $100K–$150K more expensive than Lewisville ($350K–$450K). Both are LISD, but Flower Mound's Marcus HS and FM HS campuses carry slightly more prestige than Lewisville's. Flower Mound has more natural landscape and lake access (Grapevine Lake), while Lewisville has Lewisville Lake, Old Town walkability, and DART rail connectivity.
