  • Inventory: Up. You have options now—don’t rush unless the house is rare.

  • Days on Market: Longer. Leverage this for inspections, credits, and flexible terms.

  • Luxury Segment: Still active but no pandemic-style bidding wars. Quality and location decide everything.


What This Means for Luxury Buyers

  • You have leverage. Push for repairs, rate buydowns, closing credits, and realistic timelines.
