Understanding Texas Property Tax Benefits for Disabled Veterans

  • May 8, 2025

If you’re a disabled veteran living in Texas—or planning to move here—you’ll be glad to know that the state offers some of the most generous property tax exemptions in the country. These benefits aren’t just symbolic; they can save you thousands of dollars per year and dramatically reduce the long-term cost of homeownership.

But the key is knowing what you qualify for, how to apply, and when to file. Whether you’re a 10% disabled vet or have a 100% VA disability rating, here’s what you need to know about Texas property tax benefits for disabled veterans.

What Makes Texas So Veteran-Friendly?

Texas leads the nation in veteran population—and it shows in state policy. With no state income tax and one of the most robust sets of property tax exemptions for service members, the Lone Star State makes it easier for disabled veterans to own and keep their homes long-term.

Add that to the fact that many local governments, counties, and school districts also support additional exemptions, and the savings add up quickly.

Who Qualifies?

To receive these exemptions, you must:

  • Be a Texas resident

  • Have a service-connected disability rating from the VA

  • Provide documentation such as your VA disability award letter

  • Own and occupy the home as your primary residence (homestead)

  • File the appropriate forms with your county appraisal district

Pro tip: If you’re buying a new home, your REALTOR® should help you file these forms immediately after closing.

How Much Can You Save?

Let’s say you purchase a $500,000 home in Collin County with a VA loan and are 100% disabled. Instead of paying full property taxes—which might total $10,000–$12,000/year—you’d owe zero.

If you’re 50% disabled, your exemption knocks $10,000 off your assessed value. That could save you $200–$300 per year depending on the local tax rate.

What About Surviving Spouses?

Surviving spouses of 100% disabled veterans (who passed away after 2009) may be eligible for a full property tax exemption, as long as:

  • The veteran passed away while eligible for the exemption

  • The spouse has not remarried

  • The spouse continues to use the home as their primary residence

This benefit is also portable, meaning the surviving spouse can transfer the exemption to a new primary residence within Texas.

How to Apply

  1. Contact your county appraisal district (CAD)

  2. Submit Form 50-114: “Application for Residence Homestead Exemption”

  3. Provide Form 50-135: “Disabled Veteran’s or Survivor’s Exemption Application”

  4. Attach VA disability letter showing rating

  5. Apply by April 30 for exemptions on the current year

If you're unsure what you qualify for or need help navigating the forms, a veteran-focused real estate agent can guide you through it—especially during or after your home purchase.
