What happens if the VA appraisal comes in low in Texas?

A low VA appraisal on a Texas purchase does not automatically end the sale. Before the report is finalized, the Tidewater process gives the parties an opportunity to submit additional sales data. After it is issued, a Reconsideration of Value may be requested. Beyond that, the parties can renegotiate, the buyer can cover the difference, or the buyer may be able to withdraw under the VA amendment.

Three separate stages, often confused

Buyers usually encounter all three of these in the same week and hear them used interchangeably. They are sequential and distinct.

The practical consequence: Tidewater is the cheapest place to affect the outcome, and it is also the stage that passes fastest. By the time most buyers understand what happened, the window has usually closed.

What actually helps at the Tidewater stage

What can be submitted is comparable sales data. What does not help is argument. The submission is only as good as the sales that support it, and in Dallas-Fort Worth the difficulty is usually one of two things.

  • New construction with a thin resale record. In a section where most homes have never resold, the available comparable set may be small, and builder inventory does not enter it the way a buyer expects.

  • Option and upgrade spend that does not appear as square footage. Two homes of the same size can differ substantially in finish. Documentation of what was actually built and paid for matters more here than in resale.

Assembling that in the time available is the part that benefits from an agent who has done it before. It is not a research project you want to start on the day the notice arrives.

If the value still comes in under contract

Four paths exist, and more than one can apply at the same time.

  1. Request a Reconsideration of Value. Appropriate where there is genuine additional data or a factual error in the report.

  2. Renegotiate the price. Whether this works depends on the seller's position and the strength of the rest of the market, which is a market-read question rather than a VA question.

  3. Cover the difference. The VA loan is limited by the reasonable value, so the gap is generally covered outside the loan. Whether that is possible and advisable is a lender and personal-finances question.

  4. Withdraw under the VA amendment. VA purchase contracts include an amendment addressing this. The specifics of what it permits and what conditions attach belong with your lender and, if there is any doubt, an attorney.


The part that is a property question, not a value question

The VA appraisal also checks the home against minimum property requirements. That is a separate matter from valuation and can raise repair items that need resolving before closing. Who performs and pays for that work is a negotiation point, and it is worth anticipating during the offer rather than treating as a surprise later.

A VA appraisal is also not a home inspection. It serves the lender and the VA. A buyer wanting a condition assessment still commissions their own inspection separately.
