VA Loan Homebuying in Dallas-Fort Worth

A VA purchase in North Texas is not a conventional purchase with a different loan stapled to it. The benefit brings its own property standards, its own appraisal process, its own occupancy requirement, and its own timing. Each of those can move a closing date, and most of them are decided before anyone tours a house.

This page is the map. Each stage below links to a page that covers that stage in full, so you can read the whole sequence in order or go straight to the part you are stuck on.

What sits on the agent side, and what does not

Worth drawing clearly, because a lot of published guidance blurs it.

Your lender and the VA decide eligibility, entitlement, funding fee treatment and exemptions, credit and income qualification, and occupancy requirements. Those rules are set by the Department of Veterans Affairs, administered by lenders who apply their own requirements on top, and they change. Anything specific belongs at va.gov and with a VA-experienced lender.

Representation covers which communities fit your timeline and your monthly ceiling, how an offer is structured so it competes, what the contract terms commit you to, appraisal and inspection sequencing, and keeping a file moving against a report date.

Four things that are specific to buying here

New construction is a large share of the market

Much of the inventory across the northern and western growth corridors is newly built. A VA purchase on a builder contract works much like any other VA purchase, but the contract is the builder's own document rather than the Texas promulgated form, and most builders require your agent to be registered at first contact for representation to apply on that community.

Walking into a model home alone on a house-hunting trip can foreclose representation there. It is not a penalty and nobody is being underhanded - it is simply how builder registration works, and it is irreversible on that community. Register first, then tour. Builder contracts in Texas covers what differs in the paperwork, and New construction buyer guide covers the process.

The monthly obligation varies more than the price does

Many newer communities sit inside a Municipal Utility District or a Public Improvement District. Those obligations arrive on the tax bill, sit alongside HOA dues, and lenders count all of it against your qualifying ratios.

The practical consequence is that two homes at the same list price can support different loan amounts. Shopping a price band and discovering this at underwriting is the most common avoidable delay for a relocating buyer. MUD, PID and HOA FAQ covers the definitions, and Where entry-tier new construction sits in DFW covers where the attainable inventory actually sits.

Texas requires a termite inspection on every VA purchase

Not sometimes, and not by county. The state sits within the VA's moderate-to-heavy termite infestation probability zone, so a wood-destroying insect inspection applies statewide.

It is a separate report from both the appraisal and a home inspection - the appraiser is not a pest expert and is only required to flag visible evidence. Since June 2022 the fee may be paid by either party, which makes it a negotiating item rather than a rule. Order it alongside the appraisal rather than after, because active infestation generally has to be treated and cleared before closing rather than credited.

Property type raises questions worth settling early

Attached homes are the clearest case. Whether a property is recorded as a condominium or a townhome changes what the lender needs, and it is a short check that occasionally saves a transaction. Can you use a VA loan on a DFW condo or townhome? covers it.

If you are buying before you arrive

Common on orders, and generally workable. The VA expects occupancy within a reasonable time after closing, and documented exceptions exist for deployment, pending orders and other situations - but they are not automatic, and the documentation belongs in the loan file at application rather than raised after underwriting flags something.

Where this gets complicated locally is that a new construction completion date and the occupancy clock are two different calendars. A build that slips also moves the date you can occupy. Where an arrival window is fixed, standing inventory in the same community often solves what a to-be-built home cannot. Buying in DFW before you get here: VA occupancy covers the exceptions and the sequencing.

Eligibility, in one paragraph

Eligibility is established by a Certificate of Eligibility, obtained through the VA or through a lender. Service requirements, spousal eligibility and the categories of other eligible beneficiaries are set by the VA and published at va.gov, which is the only source worth relying on because the rules are detailed and they change.

What is worth doing early: request the COE before you shop. It costs nothing, it takes time, and it converts an abstract claim into a documented one at the point a listing agent is comparing offers against each other.

Making a VA offer competitive

Sellers in this market accept VA offers routinely. Where hesitation exists it is usually about certainty of closing rather than the programme, and it is answered by removing doubt rather than by conceding.

  • A Certificate of Eligibility already in hand.

  • A lender who closes VA loans regularly, named in the offer.

  • A closing date that reflects how that lender actually performs, rather than one chosen to look aggressive and then missed.

  • Non-price terms - possession timing, option period length, closing flexibility - doing work that price alone cannot.

What does not belong on that list is waiving the protections the benefit exists to provide. An accepted offer bought at the price of your exit is not a good trade.

Working together

Representation is documented in a written buyer representation agreement, which Texas has required before touring since January 1, 2026. It sets out scope, term and how compensation is handled, and it is worth reading rather than signing at a keyboard. Dallas buyer's agent covers how representation works.

If you are relocating on orders or a report date, the most useful first conversation is about the calendar rather than about houses. Which closing date works against your arrival, whether a build timeline fits, and whether leasing first is the better call are the decisions that shape everything after them.

Not legal or lending advice. Nitin Gupta is a licensed Texas broker associate, not a lender, an attorney or a representative of the Department of Veterans Affairs. VA programme rules, eligibility, entitlement, fees and occupancy requirements are set by the VA and administered by lenders, and they change. Confirm anything specific to your situation at va.gov and with a VA-experienced lender.

Frequently asked questions

Who is a good real estate agent for veterans in Dallas-Fort Worth?

Look for the Military Relocation Professional designation, which is the National Association of REALTORS credential covering relocating service members and veterans, and for experience with the property types you are actually shopping. Nitin Gupta holds MRP alongside CRS, GRI, ABR and PSA, with 300-plus new construction closings across DFW.

Does it cost a veteran anything to have buyer representation?

Compensation is negotiable and is documented in the buyer representation agreement, which Texas requires in writing before touring as of January 1, 2026. How it is paid varies by transaction, and it is worth discussing at the start rather than assuming either way.

Can I use a VA loan on new construction in DFW?

Yes. Buying a completed builder home with a VA loan works much like any other VA purchase. The differences sit in the builder's contract rather than the loan, and most builders require a buyer's agent to be registered at first contact for representation to apply on that community.

Is a termite inspection required for a VA loan in Texas?

Yes, statewide. Texas sits within the VA's moderate-to-heavy termite infestation probability zone, so a wood-destroying insect inspection applies to VA purchases across the state. Since June 2022 the fee may be paid by either party.

What does a VA appraisal check?

Value, and also whether the property meets the VA's minimum property requirements. That second part is a step conventional appraisals do not include, and it is property-specific rather than buyer-specific.

Can I buy in DFW before I arrive on orders?

Often yes. The VA expects occupancy within a reasonable time after closing, and documented exceptions exist. They are not automatic, and the documentation belongs in the loan file at application rather than raised later.

How do I get a Certificate of Eligibility?

Through the VA or through a VA-experienced lender. Requesting it before you start shopping is worthwhile - it costs nothing, it takes time, and having it in hand strengthens your position when a listing agent is comparing offers.

Start with the calendar, not the listings

On a relocation, the decisions that matter are made before you tour: which closing date works against your report date, whether a build timeline fits your window, and whether leasing first is the better call.
