Using a VA Loan on New Construction in DFW

Can you use a VA loan to buy a new construction home in DFW?

Yes. Buying a completed builder home in Dallas-Fort Worth with a VA loan works much like any other VA purchase. The differences sit in the builder's contract rather than the loan: appraisal timing against a moving completion date, how minimum property requirement items are resolved, and registration of your agent at first contact.

The loan is the ordinary part

Veterans often assume new construction is the harder path for a VA purchase. For a completed or nearly completed builder home it generally is not. The mechanics resemble any other VA purchase.

What differs is everything around the loan, and none of it is a VA rule. It is the builder's contract.

Where the friction actually sits

Appraisal timing against a moving completion date

A resale appraisal is ordered against a fixed property. A build in progress has a completion date that can move, and the appraisal has to be sequenced against it. Coordinating that is routine when someone is watching it and disruptive when nobody is.

Minimum property requirement items on a home nobody has lived in

MPR items still apply. On new construction, how they are resolved runs through the builder's warranty and punch process rather than the repair negotiation a resale buyer would expect. Where that sits in the contract is worth knowing before signing.

The contract is not the promulgated form

Builder contracts are the builder's own documents. Deposit and default terms, completion and delay language, change orders, financing and appraisal provisions, and dispute resolution are all drafted by the seller's side. This catches experienced buyers hardest, because prior resale closings taught expectations that do not transfer.

Two things that are decided before you write anything

Registration. Most DFW builders require your agent to be registered at first contact for representation to apply. Walking into a model home alone can foreclose representation on that community, and it is a common and entirely avoidable loss.

The disclosure you should now receive. Under Texas SB 1968, effective January 1, 2026, a builder representative must disclose in writing that they represent the builder. That person is helpful and knowledgeable, and they are not representing you.

Where the VA questions go

Entitlement, funding fee treatment, exemptions and eligibility are VA and lender territory. Not every lender writes VA loans on new construction with the same fluency, and that is a fair question to ask early. On the agent side, the work is contract terms, appraisal and completion sequencing, inspection points and keeping the file moving against a builder's schedule.
